Bridgewood Estates HOA Board Meeting at the home of Roger Lienesch Attended by Morten Hopland, Steve Piacitelli, Bob Marshall (by phone conference) and Roger Lienesch from Bridgewood Estates February 23, 2015
Morten called the meeting to order at 6:30 p.m.
The January 6th meeting minutes were reviewed and approved.
Treasurer's Report:
Financials: January financials were reviewed. There was a brief discussion regarding HOA income and the impact that the new monthly payment plan for homeowners dues may have on cash flow (versus the annual billing standard conducted in prior years). This will be monitored in the coming months. No action to be taken at this time. Andrea Follow-up: Their account is current as of January 28th. Their account will be monitored for the next six months to ensure they remain current.
Old Business:
Front Gate Hinges - one additional issue came up with the 28th street gate which was corrected on 2/20. CCR Follow-up o Santos - Fence issues corrected o Szentisi - Fence debris cleaned up o Chu - Exterior paint project commenced o Emery - Yard work has been conducted over recent weekends with noticeable improvement, car with expired license remains in driveway and north side of house still discolored from moss/mildew Follow-up letters to be sent to homeowners with a thank you message to acknowledge actions taken to address concerns.
New Business:
Financial review following January reports: Only issue reported was change of address for payments to be made. No other issues reported. Establish date for annual meeting: It was agreed that the late summer meeting in 2014 was well-received and had a strong homeowner showing. The board agreed that the 2015 meeting should be held during the week of August 9th. The specific date would be decided at a later meeting. Asphalt and Concrete repairs: Roger and Morten completed a walk through of the neighborhood and marked-up a map of the neighborhood to identify areas in need of repair. Morten to scan drawings and provide to Tracy and the board for reference in the RFQ process. Roger offered to walk contractors around in order to assist in the bidding process. Trees hanging low over streets and sidewalks and in need of trimming were also noted during the walkaround. Morten will draft a notification to homeowners requesting that they trim their trees within the next 30 days. For any trees remaining to be trimmed after the 30-day period, a request for neighborhood volunteer work party will be sent out to address any remaining trees. Neighborhood garage sale date: Saturday May 30th was selected as the date for the annual garage sale.
Other Business: Airport land development: Morten shared information that he received from Homer Dodge regarding the possible sale and subsequent development of surplus airport property west of 22nd st. Morten to arrange a meeting where Homer can present details of the project and impacts to the Bridgewood community can be discussed. Entrance gates: Consideration was given to the idea of having the gates open during daytime hours to reduce wear and resulting maintenance costs. Bob agreed to draft a survey to be sent out to gauge homeowners' feelings on the matter. Website: consideration to be given to changing the host service of our website prior to the end of the current commitment term in August. This item will be included on the next board meeting agenda where Bob offered to present potential a new host service provider and options for updating the website. Next board meeting planned for Wednesday April 8th at 6:30pm. Location to be determined. The meeting was adjourned at 7:55 p.m.
