JOB TITLE: Custodial Services Manager

GENERAL STATEMENT OF JOB To develop an efficient, well trained, professional custodial staff. To operate within budget guidelines for the procurement of custodial supplies and equipment. To evaluate custodial staff at each school and make recommendations for improvements. To institute changes that cause an obvious improvement in the school’s learning and working environment.

DUTIES AND RESPONSIBILITIES

ESSENTIAL JOB FUNCTIONS

1. To supervise and coordinate custodial personnel to include training.

2. Serves as the technical advisor to the principals or site administrators on custodial affairs.

3. Evaluate operations and activities of those personnel assigned to his/her team.

4. Establish and maintain a cooperative working relationship with superiors, peers, subordinates, and school staff members.

5. Selects and hires custodial staff and maintains a custodial float pool to adequately staff schools.

6. Conducts custodial employment orientation.

7. Develops cleaning plans and work schedules with principals and site administrators for custodians.

8. Evaluates permanent custodial staff twice yearly with input from principal or site administrator.

9. Monitors Growth Improvement Plans for substandard work, excessive tardiness, attendance, or conduct issues of custodians.

10. Reviews and recommends approval for transfers.

11. Processes termination requests when appropriate.

12. Inspects buildings and grounds to monitor quality of work performance of custodial personnel.

13. Documents results of inspections and recommends, to principal, procedural and or schedule changes based upon results of inspections.

14. Ensures OSHA requirements are met with regard to employee safety. Maintains custodial Right-To-Know information, custodial work areas, and schools to meet requirements.

15. Selects and procures products and equipment to be used by the custodial staff at all schools using environmentally preferable purchasing guidelines.

16. Participate in budget preparation, prepare cost estimates for budget recommendations, submit justifications for budget items, monitor expenditures.

17. Ensures that each school maintains an adequate inventory of cleaning and paper supplies.

18. Conducts or coordinates training for preventative maintenance and use of custodial equipment, safety, and procedural training for standardization of tasks being performed by custodial personnel. 19. Implements specific floor care maintenance programs.

20. Other duties as assigned by the Assistant Director of Facilities.

MINIMUM QUALIFICATIONS OR STANDARDS REQUIRED TO PERFORM ESSENTIAL JOB FUNCTIONS

Physical Requirement: Physical demands are light work.

Interpersonal Communication: Ability of speaking and/or signaling people to convey or exchange information. Includes giving instructions to subordinates. Includes receiving instructions, assignments and/or directions from superiors.

Language Ability: Ability to read a variety of work orders, service records, building and machinery diagrams, technical books, etc. Requires the ability to prepare work orders, time cards, and maintenance reports, using prescribed format.

Intelligence: Ability to apply principles or rational systems as applied to building maintenance to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists, to interpret a variety of instructions furnished in written, oral, diagrammatic, or scheduled form.

Verbal Aptitude: Ability to record and deliver information, to explain procedures, to follow oral and written instructions. Must be able to use and interpret terminology and language associated with building maintenance.

Numerical Aptitude: Ability to utilize mathematical formulas, to add and subtract totals, multiply and divide, and to determine percentages and decimals.

Motor Coordination: Ability to operate motor vehicles.

Interpersonal Temperament: Ability to deal with people beyond giving and receiving instructions. Must be adaptable to performing under stress and when confronted with persons acting under stress.

Physical Communication: Ability to talk and hear (Talking: expressing or exchanging ideas by means of spoken words. Hearing: perceiving nature of sounds by ear). Must be able to communicate via a telephone.

MINIMUM TRAINING AND EXPERIENCE

1. High School Diploma or equivalent 2. Shall have valid NC driver's license 3. Significant knowledge of cleaning methods, materials, equipment and custodial operations. 4. Knowledge of general safety requirements (i.e. bloodborne pathogens, state and federal labor laws, personal safety equipment, etc.), and safety requirements pertaining specifically to custodial equipment and supplies. 5. Supervisory experience, housekeeping or custodial preferred. 6. Ability to manage custodial assets to include purchasing materials, insuring proper use of equipment, etc. 7. Ability to oversee personnel and motivate them to accomplish assigned tasks with high quality. 8. Knowledge of basic budgeting procedures and techniques. 9. Ability to relate, cooperate and coordinate with principals, teachers, staff, other supervisors and directors to accomplish the overall mission of the maintenance department.
