General Compliance Memo

Dear Princeton Lakes Property Owners:

The Princeton Lakes Compliance Committee recently toured the facility and wanted to communicate some guideline interpretations and revisions with all property owners about the following topics:

1. Boat Docks – All lot owners with existing pilings need to complete boat dock construction by September 1, 2003(Labor Day). All pilings started after the date of this document will have 180 days to complete construction. Please remember to submit plans to ACC for review. If there are extenuating circumstances please submit those to the Compliance Committee for consideration. 2. Shingle Requirements – There has been some confusion about shingle requirements for the boat docks. It is the Boards interpretation that the use of 3 tab shingles does not comply with current restrictions. All docks/homes/structures built in the future must comply with the shingle guideline or they will have to be replaced with correct shingles immediately. It is the responsibility of each lot owner to review The Deed Restrictions and make sure all plans are in compliance. Any questions can be addressed to ACC and/or the Board. 3. Architectural Control Committee – In an effort to facilitate this process, the ACC will distribute a checklist to accompany all applications for buildings or structures that are to be built at Princeton Lakes. This checklist is to provide guidance to the lot owner while preparing information to the ACC. It is not meant to be all-inclusive. The City of Princeton is requiring a permit for boathouse construction regardless of style. 4. Boatlifts – All boatlifts need written approval from the Board. The Restrictions require an overhead lift so that boats do not create an obstruction and rollers. If another type of lift is desired this also needs approval from the Board. 5. Electrical Service - The temporary electric drop at the road is for construction use only. A boathouse that requires electricity needs the meter on the boathouse if the city will approve, or on a 6x6 pole in concrete with no other brace supports, located in proximity to the boathouse. City code should be considered or it may not pass inspection. 6. Boats and Boat Trailers – Boats can only be left on the lake for 3 days (unless on a lift), if they are moored they must be kept in the lot owners scallop. No boat trailers are to be left in the parks or common areas. Boat trailers also must comply with the 3-day limit and are to be kept on each owner's lot during this time. This guideline is intended to facilitate the comfortable use of the Lakes. It is subject to change as we transition into a residential community. 7. Lot Maintenance – Property owners are responsible for the upkeep of their lot. This includes picking up trash, no long-term storage of building materials or other items in open view, and maintaining all vegetation on the property. 8. Good Neighbor Policy – As summer approaches, many of us will be on the property with family and friends. Please exercise judgement and caution as you enjoy our great community. Several families have kids running about – PLEASE keep your vehicle speed at the posted limit of 25mph as you drive and constantly watch for children at play. Also, please keep your PETs on a leash at ALL times.

Please make sure you are in compliance with all of these items. We are all interested in protecting our investment in Princeton Lakes. The Princeton Lakes Compliance Committee will periodically inspect the facility and develop a specific list of violations to be sent to the Board of Directors, Compliance Committee and Architectural Control Committee. Again if you have questions or extenuating circumstances and need a time extension, please contact the Board in writing. We appreciate your cooperation.
