LEASE AGREEMENT 1

This lease agreement is made in the city of Guaynabo, Puerto Rico between Lessor Star Log Management Hereafter designated as Management, and the person or corporationLessee stated on Exhibit A.Mesquite Productions, Inc Hereafter designated as Tenant.

-ONE- Management leases to Guest and Guest rents from owner the above mentioned premise(s) for the specified sum and amount of time stated on Exhibit “A above”. An one time setup fee of $100 per unit is required on arrival as show on Exhibit A. Lodging fee is payable in advance on arrival date stated as stated above. on Exhibit “A”. Guests who stay for more than one month must make payments at the beginning date of the fore coming period of the agreement as long as the agreement is in effect. Fees must be executed in cash, certified check, money orders or wire transfer (wire transfers bare a $15.00 fee). Payment in check from foreign banks must be presented 10 day prior to the dates above mentioned Arrears in payment of this date will bear a 10% interest of the monthly payment and fore coming fee will be charged per day on the per day rate for such unit.

Payments will go to Carlos E. Cobián #54 Orfeo St. Guaynabo, PR 00969.

-TWO- The term of this stay is describe on Exhibit “A”, starts ting at 4:00 PM on the arrival date and ending s at 12:00 M on the departure date, unless both parties agree by mutual consent to modify these times. Late checkout fee will apply if guests are still in the property by such time. Fee will be determined by the amount of extended time of the guests in the property. Unless payment is fulfilled, all written agreements end at the checkout date.

-THREE- Appliances, equipment and other furniture and fixtures on the premises are as detailed in the Exhibit “A” which forms part of this agreementand is to be signed on arrival date by management and tenant after inspection..

-FOUR- Guest has examined the premises; the electrical, plumbing and other equipment contained therein, and received them in good order and repair. Guest agrees to maintain the premises in as good condition as when received, and will deliver them at the expiration of the lease clean in the same condition as they were received, reasonable wear and tear excepted. -FIVE- A security deposit, stated on Exhibit Aabove, is tendered to owner management with the execution of this agreement. Agreement is valid once security deposit is received by management. The security deposit will be returned to guests within 30 days after the term expires, less any reasonable charges for damage to premises caused by Tenant, including wall painting, towels and bed sets, reasonable wear and tear excepted. If security deposit is not returned to Guest by Management within said 30 day period, Management agrees to pay Guest a penalty of 10% of the outstanding amount for each and every month delayed. . No dirty dishes or trash should remain on the premises. In the event that Guest tenant does not complete his full Lodging agreement, security deposit will be forfeited. The security deposit is not to be used as the last month’s payment.

-SIX- Guests will use the premises only as private residence for him and his family and coworkers and agrees not to sub lease the premises unless written authorization from Management.

-SEVEN- Management has the right to advertise the property as “available” at the end of the agreement on the premises during the last thirty(30) days of the lease term, and allows the premises to be shown with a 24 hour written notice to prospective Guests or during normal business hours during that period.

-EIGHT- Guest will make no alterations to the premises without written permission of Management. Guests will not place any nails or screws on the walls during his stay. Failure to comply will result in additional charges for repairing and painting of such area. Any improvements made inure to the benefit of the Management without compensation to the Guest. Management can request the removal of any improvements to the property at the tenants cost.

-NINE-Guest shall be responsible of cost and expense for all minor repairs. Electrical, plumbing and any other repair in excess of $100.00 shall be responsibility of the Owner, per occurrence. -TEN- Utilities such as Water, Sewer, and basic cable are included in the monthly rent. Electricity bill is included up to as expressed on “Exhibit A”. Electricity in excess of this sum will be responsibility of the tenant and must be paid prior to departure. These charges could be deducted from the security deposit. Management agrees to hold Guests free of any claim of taxes or communal expenses.

-ELEVEN-Guest hereby releases and discharges Management and his agents under this contract from any liabilities for damage or injury to persons or property of Guests, his family or guests visitors resulting from accidents, except to the extent due to the negligence or willful misconduct of Management.

-TWELVE- Failure by the Guest to pay any agreed installment on its due date or failure by Guest to abide by any other material conditions herein set forth shall be considered a violation of this lease and Management will order Guest to evacuate premises immediately. Guests agree to pay all reasonable outside attorney fees and court cost in the event of eviction proceedings. Management agrees to abide by all material conditions herein set forth and further agrees to pay all reasonable attorney fees and appropriate court costs.

-THIRTEEN- For Guests lodging for more than one month, payments must be receives at the date of expiration or prior. Payments received after the due date will bear a 5% surcharge. In the event that guest decides to stay for a lesser period of time, guest must advise Management the departure with two weeks’ notice. Failure to notify will incur in violation of this agreement and a $500.00 fee will be deducted from the security deposit.

-FOURTEEN- For the interpretation of this contract and for any action that may arise from it, the parties submit themselves voluntarily to the jurisdiction of the superior court of the Commonwealth of Puerto Rico, Carolina Part.

FIFTEEN- No pets are allowed at any time on the building premises. Failure to comply will result in a violation of this agreement and tenant will be ordered to evict the premises. In addition, a $250.00 charge will be added if pets are brought to the property.

-SIXTEEN- No smoking is allowed inside the apartments. Failure to comply will result in violation of this agreement and Guest will be ordered to evacuate premises. A $250.00 charge will be collected for damages and cleanup. When smoking on communal areas, Cigarette or Cigar butts must be disposed properly, meaning not to be thrown in the floor, roof tops, balconies, aisles, wood decks or outside the premises. $250 charge also applies to littering.

For ecology sake, please do not throw to ocean or countryside any trash whatsoever, including cigarette or cigars butts. Be concerned. Thank You.

-SEVENTEEN- Guest agrees to avoid excessive noises inside the apartments as well as on our communal areas.

-EIGHTEEN- All notices are to be sent to the Guest certified mail return receipt requested at the property address. All notices are to be sent to the Management certified mail return receipt requested at: Star Log #54 Orfeo St. Apollo Guaynabo, PR 00969

-TWENTY- The names of the parties and the contest of this lease shall remain confidential and shall only be disclosed in the ordinary course of business by Management, which case a confidentiality agreement shall be requested from such parties.

-TWENTY ONE- Security Clause: Fire extinguishers and escape routes vary from property to property, please verify the approved on each one.

Fire extinguishers are usually located, one per floor on the staircases. In the event of an emergency, Guests will evict the premises through the staircase. Security lights are located on the staircase and will last on for one and a half hour. Exit signs are placed on the top of each door to assure proper exiting. Smoke detectors should be installed on every bedroom. Tampering with this equipment is a federal law violation and will be informed and treated by federal authorities. Tenant will be order to replace with new equipment and a $150.00 fine will be added to your account.
