Division Profile - Environmental Due Diligence & Remediation

Pinchin’s Environmental Due Diligence & Remediation - Division (EDR) is a “stand-alone” business within the Pinchin organization. The primary focus of this Business Unit is to service private sector commercial based real estate clients, helping them manage environmental risk. Clients who may consider purchasing, selling, or re-financing a property or portfolio of properties, need to know that these properties and facilities are fully compliant with the myriad of environmental health and safety regulations. Thus, stakeholders such as these, seek to ensure a full understanding of all environmental, building engineering, legal and financial risks involved. The Pinchin EDR Team assist clients with all aspects of transactions related to the sale or purchase of vacant land, commercial / industrial buildings and properties, hotels, large scale residential properties and buildings, as well as, power of sale and receivership.

The EDR Operations Team provides critical real estate services (technical reports and requisite documentation) that encompass: Environmental Assessment - Phase l, ll and lll, Transactional Due Diligence, Remediation & Decommissioning, Risk Assessment, Expert Witness Services and, Property Condition Assessment & other “value-added” offerings.

The primary function of this role is to direct all operational matters related to Environmental Site Assessment and Property Condition Assessment activities in the GTA and for the Mississauga offices’ National-based clients. The Director - Real Estate Due Diligence Operations is expected to support business development initiatives, as well as, promote and cross-sell for other Pinchin groups while servicing clients from a Contractual / Operations standpoint with an eye for operations excellence and efficiency.

Reporting to the Senior Vice President - Environmental Due Diligence & Remediation, the Pinchin Environmental organization requires a progressive and experienced Director - Real Estate Due Diligence Operations to manage the existing Team of over 40 Environmental and Building Engineering Project Managers, Technical & Project Staff, and the Senior Review Team (Phase l ESA, Phase ll ESA) in the company’s Mississauga Head Office, Downtown Toronto Office and Waterloo Branch.

The Director - Real Estate Due Diligence Operations is expected to enhance existing processes and systems, as well as coordinate group / client projects and activities, oversee project management and technical consulting. As a key member of the Division’s Management Team, provide training, coaching, mentoring and personal development opportunities within the business and to direct / oversee effective Performance Management.

Related priorities include: Financial Accountability, Budgeting & Reporting, Coordination of Contracts & Project Activities, Direction & Leadership of Managers, Project Managers, Scientists & Technical Professionals, Technical Leadership, Quality Control & Reports, as well as, Supporting Business Development, Marketing & Responsive Client Support (promoting a culture of “service excellence, sense of urgency and immediacy”).

Responsibilities Entail:

Financial Accountability, Budgeting & Reporting  Demonstrating good business knowledge and awareness of the financial implications of day-to-day decisions made with regard to projects, ensuring successful group financial performance and outcomes, preparation of budgets while satisfying profit and utilization objectives

 Attaining profitable results through the management of annual financial goals and metrics, participation in monthly financial reporting, with full profit & loss accountability for the Business Unit (ensuring that direct reports submit internal reporting information on a timely basis (e.g. time entry, expense reports, pre-bills, etc.), as well as, tracking monthly group performance (client satisfaction, revenue / profit, A / R, WIP, billings, etc.)

Coordination of Contracts & Project Activities (Client Focus - Toronto & GTA Region)  Oversee consulting projects related to Environmental Site Assessment and Property Condition Assessment encompassing contract preparation, related documentation and directing / allocating all resources and staff within the Business Unit

 Overseeing preparation of contracts, contractual documents, as well as, coordinating project activities, scheduling inspections and surveys, as well as, attending meetings with clients / contractors, effectively communicating work and client activities in a timely and collaborative manner within the Business Unit and across the Company

Direction & Leadership of Managers, Project Managers, Scientists & Technical Professionals  Management and supervision of Direct Report Project Managers and indirect report Staff including Engineers, Scientists and Professional Technical Staff

 Determine employee allocation, ensuring safety and the well-being of Pinchin employees at assigned work sites, as well as, utilization of proper equipment, coordinating group resources, equipment control, maintenance, scheduling vacation and weekend resources, interviewing and hiring new staff in conjunction with the Senior Vice President, Director of Remediation and the organization’s Human Resources Team

Responsibilities (Continued): Page 2 / 4  Ensuring that employees are trained in all job requirements, communicating and maintaining company procedures, programs and standards, controlling and monitoring the quality of work, implementation and improvement of quality control initiatives, as well as, reviewing work of employees and colleagues (ensuring standards)

 Tactful external liaison between clients and Pinchin employees, as well as, promoting internal collaboration

Technical Leadership, Quality Control & Reports  Maintaining master project documents and reports, establishing and maintaining quality control processes, standardizing and streamlining “template” reports, review and approval of client / project reports - providing “senior review of Phase l and ll reports”

 Technical review of Environmental Site Assessments (Phase l ESA & Phase ll ESA) within the Business Unit so as to meet legislated standards on behalf of Pinchin Environmental clients

 Prepare written reports and documentation and submit all requisite reports to the Senior Vice President for final review, prior to submission to clients

 Providing technical assistance internally to the ESA / PCA Teams & Senior Review Teams, to internal departments and colleagues, as well as, to all clients and prospective clients

 Supporting local Pinchin offices across Canada in the development of Environmental Due Diligence & Remediation capabilities, providing technical assistance to employees and clients, as well as, liaison and interface with clients and Pinchin employees (as required)

Business & Client Development / Marketing & Responsive Client Support  Acting as a “good-will ambassador” on behalf of the company with respect to business development initiatives with the existing client base and attracting new business opportunities whenever possible (attending Trade Shows, Professional Associations / industry events, conducting presentations, and / or delivering seminars, as well as, developing related marketing initiatives and support materials (as per the needs of the business) … always representing Pinchin in a professional and courteous manner

Requirements & Qualifications Pinchin Environmental seeks a progressive, contemporary Leader with a minimum of 10+ years’ experience within the Environmental Due Diligence / Assessment field, together with proven management experience of a multidisciplinary Team (minimum of 15+ Professionals). A Bachelor of Science Degree or Bachelor of Applied Science Degree is required. A Master’s Degree within the aforenoted disciplines or a Master’s Degree in Geology or Hydrogeology could be advantageous.

Professional accreditation as a Licensed P. Eng. or P. Geo. in Ontario is also a requisite for this role. Full comprehension of O-REG-153/04 (amended) as related to site assessment and redevelopment is required together with extensive experience with Phase l and Phase ll ESA’s and transactional due diligence.

A strong technical Leader with accomplished interpersonal and management skills will be able to comfortably interface (both internally and externally) at all levels while successfully promoting the features and benefits of the organization … an inspirational Professional Manager or Director who maintains a customer-centric disposition and strong commitment to both sales and operations.

Leadership experience of ESA Project Managers and / or PCA, Field Operations Staff, Site Technicians and Scientists related to buildings, properties, contracts, investigations, reports, documentation, etc. is also required. Managing Technical or Project focused Staff at “remote” customer locations or “in the field” is inherent to the role, together with troubleshooting / problem solving leadership.

Conditions of Employment / Work Environment: Page 3 / 4 The Director - Real Estate Due Diligence Operations would be expected to maintain a personal utilization of at least 60% in the Mississauga Head Office. During the performance of their duties, they may be required to enter industrial and commercial buildings, construction sites, as well as various mechanical, electrical, rooftop areas, etc. at client facilities.

The position requires occasional travel, as well as a valid driver’s license, together with proficiency of Microsoft Office Products (Word, Excel, PowerPoint, Outlook and Project). Exposure to Groundwater Modeling Software would be beneficial.
