North Texas 2050 Regional Case Study Midtowne: A Sustainable Community in Midlothian, TX Partners: City of Midlothian & Options Real Estate

Midtowne is a 131 acre mixed use, pedestrian-oriented community that promotes a connection to greater Midlothian and allows residents to interact with their surroundings by providing a variety of housing types, short block lengths, wide green spaces, strategically placed retail and office space, and a new school. Restored and relocated historic homes serve as an example of successful adaptive re-use and new construction will be LEED qualified.

Midtowne, began construction in 2008, and is projected to have an ultimate build-out of 15 years. At build-out, MidTowne will have approximately four-hundred and fifty single-family and Live/Work residential units. The following is a breakdown of those units: Estate- 47 units/ 10%; Township- 101 units/22%; Village- 132 units/29%; Cottage- 85 units/19%; Brownstones- 60 units/13%; Live/Work-10 units/2%; Flats over Retail- 14 units/3%.

Approved through the Planned Development process.

Square feet of project (particularly for non-residential components): No definite amount of square footage of non-residential components was required as part of the approved Planned Development. Areas are designated as commercial, school, senior living facility and parks on the approved plan, but the actual square footage of these non-residential uses won’t materialize until each development proposal comes before City staff and the P&Z Commission.
