The following rules are intended to ensure that each tenant is able to have a pleasant place to live without being bothered by their neighbors' activities. To that extent, we would like to point out that the rules include the following:

 Cats & dogs are not permitted.

 Noise must be appropriate for the time of day.

 Children must be supervised and parents are financially responsible for activities of their children.

 Yards must be mowed in a timely manner. (Unless basic mowing of your yard is provided by the park.)

 Inordinate number of visitors is not permitted.

 Illegal activities are not permitted.

1. Applicants We will not discriminate for reasons of race, creed, familial status, disability, religion, national origin or sex. A review of your application may include a credit check, verification of employment, previous landlord references and police checks. The management has the right to approve or reject applications for residency in the community.

2. Illegal Activities It is the policy of Terrace Park LLC to follow U.S. Dept. of Housing and Urban Development regulations and evict any resident involved in illegal activities which includes, but is not limited to, drug-related criminal activities.

3. Rental Collection Rent is due and payable on the 1st (first) day of each month. Late fees start on the 6th and there is a $10.00 plus $2.00 per day thereafter fee charged. We ask you use a check or money order for your payment.

4. Returned Checks Checks returned by the bank for any reason will incur an additional fifty ($50.00) dollar charge. All service expenses and charges incurred by the resident shall be deemed additional rent and will be added to the monthly rent bill.

5. Guidelines Concerning Conduct Homeowners/tenants are responsible for all their residents and guests. The actions of any resident or guest may result in the homeowner/tenant receiving warnings and or termination of the homeowner/tenant’s occupancy.

6. Excessive Noise Loud parties, excessive volume of radios, TV’s, or musical instruments, noisy vehicles, excessive late night guests, and loud domestic disagreements are all prohibited. The hours between 10:00 p.m. and 8:00 a.m. will be considered to be quiet hours.

Community Guidelines Page 3 of 13 Terrace Park, LLC 8. Disorderly Conduct Intoxication, disorderly conduct, profane language, boisterous parties, loud singing and talking will not be tolerated. Persons causing a disturbance or being a nuisance may be required to vacate the community.

9.Window Air Conditioners Window type air-conditioners and/or heating units are allowed only with approval of the manager. Support brackets for the units are to be made of metal and installations must be approved by the manager. (No posts please)

10. Clotheslines Umbrella type, removable clotheslines will be permitted in the community at a location approved by the manager. Hanging clothes on the outside light fixtures, door jams, eaves, from awnings, draping over railings or from the exterior of the home is not allowed.

7. Antennas TV, CB, or Ham Radio type antennas are prohibited. Satellite dishes less than 36” in diameter are permitted.

8. Inflatable Wading Pools Inflatable wading pools equal to or less than six (6) feet in diameter will be permitted in the community. It is best to place the pool on a patio so that it does not kill the grass. Wading pools MUST be dismantled and removed when not in use.

9. Occupancy Termination The management may terminate your occupancy with a written 30-day notice for violation of the rules. The management may terminate your occupancy with a 7-day notice for non- payment of lot rent.

10. Rental Rate Adjustments Rental rates may be adjusted periodically upon thirty (30) days prior written notice from management.

11. Trespassing Trespassing through another home site or property is prohibited.

Commercial Activities No soliciting, peddling or commercial enterprises will be allowed in the community without written permission of the manager. If you are contacted, ask to see their written authorization. If they do not have one, call the manager. No private business is permitted in the community by residents.

13. Baby-Sitting Baby-sitting activities within the community are permitted for the resident’s children or grandchildren only. Baby-sitting for non-resident’s children is considered a business and is not permitted in the community.

14. Under 18 Curfew A community curfew for children under the age of 18 requires those children to be off the streets and in their own yards no later than 10:00 p.m.

15. Pets Dogs and cats are NOT allowed in park.

16. Stray Pets Any pet found loose in the community will be picked up and turned over to the proper authorities.

17. Mail / Mailboxes The post office controls the keys to the mailboxes. All new residents will need to obtain the key for their mailbox from the post office.

18. Office Business Hours Normal business hours are Monday – Thursday. 9:00 AM-5:00 PM. and Friday, Saturday & Sunday by appointment. The park phone number is (859)779- 2481.

19. Liability Terrace Park, LLC and the management will not be responsible for damage, injury, or loss by accident, theft, fire, act of God, or any other cause whatsoever to either property or persons of any resident or guests.

20. Other Hazards Anything that causes a threat to health and safety shall not be permitted on home sites or within the community. No flammable, combustible, or explosive fluids, materials, chemicals or substances, except ones customarily used for normal household purposes, are allowed.

21. Trampolines & Swimming Pools Trampolines and swimming pools are potential hazards and are NOT allowed.

22. Bicycles Bicycles are allowed and are to be stored in a storage building or in a neat orderly fashion at the rear of the home site. Any damage done to homes or vehicles as a result of reckless driving of the bicycles will be paid for by the bike owner or their parent/guardian.

23. Children Parents are responsible for the behavior of minor children on community property. Repeated failure to control children will result in termination of occupancy. Children must be supervised by a competent adult.

24. Exterior Appearance Each home site must be kept clean and neat. No storage or bottles, cans, boxes, appliance (s), or equipment on the patio or under the home is allowed. Only lawn type furniture is allowed to be placed on the patio. If any portion of the exterior of a home or its associated structures is damaged, the damage must be repaired within two weeks.

25. Dangerous Items The use or display of fireworks, firearms, BB guns, knives, or other dangerous or potentially dangerous devices is not permitted in the community.

26. Temporary Visitors Temporary visitors are permitted as house guests for fourteen days or less and no more than a total of twenty eight days in any three (3) month period. The management reserves the right to restrict the number of visitors at any one time to a reasonable number.

Adult Residents Are Responsible for Children & Guests Adult residents are responsible for ensuring that all of their resident minors and guests abide by the community guidelines. The activities of any resident or guest may result in termination of residence’s occupancy in the community.

28. Visitors Applying to be Residents No visitor may become a resident without the written approval of the management.

29. Maximum Occupancy The management may restrict the number of persons who can occupy a given residence shall be determined by what is reasonable for the size of the home.

30. Access The management reserves the right to access all lots at all reasonable times for the purpose of inspecting, maintaining, reading meters, and making repairs.

31. Advertising Any advertising giving the community’s address must be approved in writing by the manager.

32. Change in Guidelines These guidelines may be changed or amended at any time with 30 days written notice to residents.

33. Yard Sales No individual yard sales are allowed. At the manager’s discretion, a spring and/or fall community yard sale can be scheduled. A group of tenants should provide a prospective date, time and advertising plan to the manager. If there is sufficient interest and appropriate planning, the manager may approve one community yard sale in the spring and one in the fall. Residents are responsible for the costs and coordination of all advertising, and any other costs. Also residents are responsible to clean up the area they used for the sale of any and all trash.

34. Yard Maintenance Residents must maintain their yard (unless basic mowing is part of your lot rent) and landscaping around their yard in a neat and attractive manner. Grass shall be cut and trimmed before it attains six (6) inches in height. Shrubs will be cut and maintained by the residents on a regular basis. Should the resident fail to properly maintain this area, the yard will be cut and trimmed and the resident will be billed a minimum charge of $35.00.

35. Number of Vehicles Each home is permitted only one to two vehicles parked at their home site. (The number permitted depends on the number of residents and location of the lot.) Exceptions may be made on a case by case basis. The exceptions may be rescinded with limited notice.

36. Permitted Vehicles Only resident-owned, regularly maintained cars and light trucks that are neat and clean in appearance are permitted.

Prohibited vehicles include:  Unsightly, damaged, run-down, unlicensed, or inoperative vehicles;  Vehicles owned by non-residents;  Vehicles whose exterior has deteriorated to a point where they detract from the appearance of the community;  Vehicles which contain unsightly loads that are visible to other persons;  Excessively noisy vehicles  Vehicles dripping gasoline, oil, or other fluids or substances.

37. Vehicle Repairs Only minor repairs (less than four (4) hours) are permitted. Any vehicle that drips fluid shall be removed from the community within 24 hours. The home that the vehicle is associated with will be assessed a charge for clean up. (The homeowner/tenant may clean up the site themselves within 24 hours, subject to manager’s final approval).

38. Speed Limit The speed limit in the community is ten (10) miles per hour. Homeowners/tenants are responsible for their guests.

39. Motorcycles Motorcycles are not permitted in the community. (Except with written permission from management.)

40. Parking Parking is only permitted in the roadway and on paved driveways. Driving and parking in grass is NOT permitted.

Non-Licensed Motorized Vehicles Minibikes, mopeds, motor scooters, dirt bikes, four-wheelers, and other like vehicles are unsafe to operate in the park as there are a large number of children. As such, these vehicles are not allowed in the community. Storing these vehicles in the community is also prohibited (even in storage buildings) as the likelihood of them being used in the community significantly increases if they are stored in the park.

42. Large Vehicles No large vehicles over ¾ ton will be allowed in the community without written consent of the manager.

43. Boats, Trailers, "RV"s and Others Boats, trailers, recreational vehicles, and other like vehicles and equipment shall not be stored, parked, or in the community without prior written consent of the manager. Owners are responsible for the safety and security of their property. (Small boats currently stored in the community will be allowed to stay for the time being). Trash

44. Trash Pickup We ask that you put all trash in a bag, tie it up, and place it in the dumpster at the end of the park. Please, be sure the garbage is fully in the container and close the lid to prevent animals from getting into the dumpster. Tenants observed NOT putting garbage completely into the dumpster, or allowing other refuse to fall out of the dumpster, will be fined a $25 clean up fee.

45. Non-Community Trash Absolutely nothing from outside the community is to be placed in or near the dumpster.

46. Large Items and Extra Trash It is the resident’s responsibility to arrange for removing old furniture, boxes, or large items that are too large for normal collection service.

1. Termination Notice A thirty (30) day written notice is required prior to termination of a lot occupancy. Management may terminate the right to occupy a lot upon violation of any rule or guideline.

2. Home Appearance Home shall be attractively maintained by the resident and will comply will all applicable laws, ordinances and regulations for the community.

3. Water Residents are responsible for ensuring that the water lines under the home they rent are appropriately protected from freezing. This may include “dripping” a hot and cold faucet on especially cold nights. If you have any questions about this, please contact the park manager.

4. Sewer At initial move-in, residents are provided working sewer service. Subsequently, any plugged up lines will be cleared at Terrace Park, LLC's expense if it is due to roots or other natural phenomenon. However, if the problem is due to residents flushing inappropriate items down the sewer (even accidentally) the resident will be billed for the clean out. ($35.00 on up).

1. New Home Standards The management has the right to approve or reject a manufactured home if its size, age, and/or appearance does not meet our standards.

2. Home Placement Homes must be placed on each lot in uniform manner. Positioning of your home must be approved by the manager in writing. Upon arrival, the manager will instruct the driver as to the proper position for placement. Movement of homes is permitted only between the hours of 8:00 am and 5:00 pm, Monday through Friday. Residents must check with the manager prior to making any movement of his/her home. The transport driver must check in with the manager upon arrival at the community.

3. Home Appearance Home shall be attractively maintained by the resident and will comply with all applicable laws, ordinances and regulations for the community.

4. Skirting Skirting must be properly maintained at all times.

5. Termination Notice A thirty (30) day written notice is required prior to termination of a lot occupancy. Management may terminate the right to occupy a lot upon violation of any rule or guideline.

6. Subletting Subletting or loaning your home is NOT permitted.

7. For Sale Signs Residents desiring to sell their homes themselves, through brokers, real estate agents or those having the management assist in the sale of the home are permitted to display only one “For Sale” sign no larger than 15”by 22”. This sign shall be in the front window of the home. No signs advertising the home for sale shall be placed in the yard.

Community Guidelines Page 11 of 13 Terrace Park, LLC 8. Anchoring All homes shall be anchored according to Kentucky and Bourbon County Codes.

9. Smoke Detectors Each tenant shall ensure that their home has at least one working smoke detector located near all bedroom areas.

10. Exits Each tenant shall ensure that their home has at least two operable means of exit, if the home was originally equipped with two exits.

11. Hitches Hitches must be removed whenever possible; if not removed, they must be attractively screened.

12. Entrance Steps Both entrances must have steps of either wood or fiberglass construction. Concrete block steps are unsafe and are not permitted. All tenants moving to the park after Jan. 1, 2001 must install a minimum 4-foot deep by 4-foot wide wood deck on the front entrance of their home within six months of move-in.

13. Other Structures Decks, awnings, porches, and/ or storage buildings must have their plans, specifications and placement approval in writing by the manager. All approved construction must be completed within (30) days in advance.

14. Storage Buildings All storage buildings must be properly anchored. This is the responsibility of the resident. Any damage caused by to or by storage buildings will be the sole responsibility of the resident. The size, design, and location of all storage buildings must be approved in writing, thirty (30) days in advance.

15. Additional Shrubs In the interest of beautifying the community, residents are encouraged to add additional shrubs and plants. Planting additional greenery must be approved in writing by the manger since many of the utilities are underground. Plants, trees, and shrubs become the property of the community when planted and may not be removed from the premises without manager’s written permission.

Community Guidelines Page 12 of 13 Terrace Park, LLC 16. Sale of Home The new owner of any home that is to remain in the park must be approved in advance by the management. We will make every effort to assist you in the sale of your home. Prospective buyers must be interviewed by the management and approved for residency prior to the sale of the home. The management may require upgrading of the home and home site to meet current standards for the community at the time of sale.

17. Utility Connections Residents shall provide the necessary connections to their home for water, sewer, electricity, and/or gas provided on each home site. Residents shall be responsible for all permits, deposits, and charges regarding such utilities including electricity, gas, telephone, cable, television and other facilities. The community supplies adequate electrical power at the utility box for electrical service for each unit. Should you require an increased electric current, you will be responsible for any additional costs.

18. Weather Proofing Residents are responsible for weather proofing utility connections above ground level up to community standards. Residents will be responsible for broken pipes and water meters due to freezing.
