The application seeks permission to construct a new garage and store at the southern boundary of the site. The site is accessed from a private road to Quemerford Farm which connects to the A4, a 40mph section of public highway. It is not proposed to alter the existing access to site or with the public highway.

The proposals seek to provide a single storey double garage structure which would provide additional storage space. There is currently a double garage on site therefore the provision of the new garage would provide 4 covered parking spaces within the site curtilage and the area between would be sufficient for turning, enabling vehicles to access and egress from the site in forward gear.

I would not wish to raise an objection to the proposals in relation to highways but would wish to see a condition with regard to the garage building being retained as parking and ancillary to the existing dwelling.

USE OF GARAGE Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (as amended by the Town and Country Planning (General Permitted Development) (Amendment) (No.2) () Order 2008 (or any Order revoking or re-enacting or amending that Order with or without modification), the garage(s) hereby permitted shall not be converted to habitable accommodation. REASON: To safeguard the amenities and character of the area and in the interest of highway safety.
