Higher Parsonage is an enchanting two bedroom detached thatched roof cottage believed to date back to the 1960’s set in a picturesque, tranquil and elevated position overlooking the sought after village of St Mawgan Village with far reaching views across the valley towards the ocean at Mawgan Porth. The property sits within approximately 3 acres of beautiful gardens and grounds which include a gently sloping paddock and stables, orchard and two tree lined sweeping and gated driveways. The accommodation is characterful and spacious and includes an attached one bedroom studio to the side which offers versatility and potential.

Internally Higher Parsonage offers elegant, immaculately presented and well planned accommodation, three reception rooms as well as the kitchen face the gardens and land to the rear of the cottage offering views across the valley. Located on the west side of the property, the garden room is a most tranquil spot to sit and enjoy the views with French doors opening onto the extensive patio. The ground floor shower room means that this part of the cottage can alternatively be used as a bedroom and independently. Moving into the kitchen, this unusual shaped room is home to an oil fired Aga and walk-in larder cupboard. A range of floor and wall cabinets and drawers contrast to the tiled floor and walls while the dual aspect fills the room with natural light. There is additional space for a freestanding dishwasher, fridge/freezer and electric cooker/hob. Continue on into the dining room where a stable door opens from the front entrance porch. The room focuses around the slate fireplace with wonderful chunky beams overhead. Stairs rise to the first floor with a window to the front. Onwards to the lounge which is hugely spacious and grand, the chunky beams continue overhead with French doors opening onto the sunny patio. The focus is around the magnificent granite fireplace with open fire and built in seating either side.

Heading up to the first floor, the inviting light and open landing has a large airing cupboard with two bedrooms and family bathroom off. The master bedroom is huge with an extensive range of built in wardrobes and a triple aspect filling the room with natural light, offering views across the valley. The second bedroom, a good size double, again has a built in wardrobe and a triple aspect. Last but not least, the family bathroom is complete with a bath and shower over, WC and wash hand basin. With its own separate entrance, Little Parsonage is a studio with a bedroom and separate shower room.

The gardens and grounds at High Parsonage are outstanding. A sweeping tree lined driveway makes its way through the front garden to a parking area behind the house. A path follows the contour of the house to the back door and continues on to the detached garage. This has a personal door, a small room off and electric up and over door. A second driveway with five bar gate access from the lane continues down to the front of the garage. The front lawn is large, level and beautifully secluded with established bushes and tall trees. Head round to the front of the cottage to an extensive patio that stretches the width of the cottage with a contemporary glass and steel balustrade. Below this is a well tended lawn with established flower beds filled with an array of plants and shrubs, summerhouse and pond. Beside this is a lovely Cornish stone wall that divides the garden from the paddock and orchard. The paddock is gently sloping with strong established boundaries while the orchard consists of several plum, apple and pear trees. Given the elevated position, stunning far reaching views straight across the valley to the sea at Mawgan Porth can be enjoyed from the patio, garden and paddock. There is five bar gate access on either side of the cottage to separate stables, both with hardstanding. We understand the gardens and grounds extend to approximately 3 acres. Services to the property include mains water and electricity, septic tank drainage and an oil fired central heating system.

We at Jackie Stanley highly recommend a viewing of High Parsonage to appreciate this unique and versatile cottage, outstanding grounds and secluded peaceful location with easy access to the nearby towns and beaches.
