The house is one of six handsome Victorian properties described in 1886 – shortly after completion – as “…a picturesque row of semi-detached villas in the Queen Anne style.” So quite different from Leamington’s typical Regency architecture.They all have the same, slightly unusual floor plan with two, off-set reception rooms opening off an L-shaped hall. The rooms have good proportions, high ceilings, big windows and lots of light. The house was in pretty good condition when we moved in and over time we’ve done work to simplify and update the interior – including opening up a modern kitchen-dining room and laying solid oak boards through the ground floor.

“The other main feature that drew us to the house was the fact that the garden backs directly on to the river. The garden is well stocked and landscaped to be easy to maintain and arranged over two levels so from the back of the house you get elevated views across the water to the park and trees beyond. It also means you are not really overlooked and can sit outside peacefully while the town centre is close by. There are herons, swans, ducks and moorhens as regular neighbours and an otter was spotted recently.

The open-plan kitchen-dining room is probably my favourite part of the house and where we spend a lot of time. It’s a very social space, close to the garden and a decked terrace where we can cook, eat and socialise.

I think what we love most about the house – and will miss - is its space and position; its ability to absorb people, be great for entertaining, close to everything Leamington has to offer, at the same time as providing peace, privacy and a connection to nature – it has given us the best of both worlds.”*
