THE WIXAMS HAS PLANNING PERMISSION BEDFORD (APPROVED IN 2006) FOR THE CREATION OF A SUSTAINABLE NEW SETTLEMENT OF UP TO 4,500 NEW DWELLINGS WITH A MIXED-USE Retirement TOWN CENTRE SUPPORTED BY LOCAL CENTRES, Village COMMUNITY, EDUCATION AND LEISURE FACILITIES. The Wixams will eventually be home to over 10,000 people with the potential to expand to around 15,000. Construction started in 2007 and Village 1 is now largely complete with over 950 new houses built, a Village Centre, Lakeview Village Hall, Lakeview School and public open Future space. Infrastructure delivery is underway in Villages 2 and 4 and we Development expect the fi rst new homes will be occupied towards the end of 2017. Northern A6 Railway Station Expansion The proposed forms an integral part of the Village 1 Wixams settlement and, along with the Councils, we remain committed to its delivery. We have agreed a contribution of around £13 million towards the station but it is now expected to cost around £30 million. HARDWICK HILL Applications for funds from various sources to cover the gap have been made but so far none have been successful. The station may also be aff ected by the East – West rail project which is investigating a link between Bedford, Sandy and Cambridge. Until a decision is made on the East – West project, we will work with the Councils to further explore options for funding the full cost of the proposed station at the Wixams.

BEDFORD ROAD Northern Expansion Area Village 3 The Northern Expansion Area has planning permission (approved Village 2 2016) for a large employment park. Gallagher are close to securing two Regional Distribution Centres for large national operators. Planning applications are anticipated to be submitted in late 2017 with both facilities anticipating to be open during 2018/19. These will provide Village 4 signifi cant employment opportunities for residents of the Wixams.

Future Development Area Town Centre This area was previously identifi ed for employment purposes but is now surplus to requirements. We have identifi ed that this area is suitable for a care home and new dwellings. We are considering the submission of a Village 2 planning application to allow for approximately 375 new homes, public A6 open space and other infrastructure. You will have the opportunity to comment on this proposal if an application is submitted later in the year. Village 3
