Question 5 Do you consider that there are other specific areas of green space in the village that are deserving of protection. If so, please tell us the specific areas and why you would especially like them to be protected? Answered 153 Skipped 381

Respondents Responses 1 Van Deemans Land and area behind Berryfields to A421 2 All green areas 3 We would like the fields alongside Keeley Lane & Lorraine Road protected 4 Field above hilly lane allotments 5 Squires Road green space (&tree pruning) 6 Preserve any remaining green space left in the village. There is now often all too much bricks & mortar 7 Map was useless - could read with magnifying glass!! 8 Pasture field reaching from Bedford Road across to 421 - at moment used for growing grass/hay. This runs behind many Wootton houses & should not be allowed to encroach. 9 It’s a village. No need to expand into a town. 10 All areas that are currently part/extensions to Marston Vale country Park around Wootton 11 No 12 Field to the right of Potters Cross leading to Marston ?? Protected area 13 Land to the back of Potters Cross 14 All the land adjacent to canons close should be protected to protect the wildlife & habitats. The dogs love to be walked in these fiels 15 All green. Too many houses being built 16 All footpaths in the village should be pedestrianised especially chequers Hall End lane. Could be paid for by developers who have built houses in this area. 17 Fields at the bottom of potters cross (historic) and the rec 18 All remain green space must be protected 19 The Pond 20 All of them because you have built on the rest 21 All fields. 22 Current green areas either side of hall End Road including area behind the Chequers & also current green areas either side of Keeley lane to stop any further housing/commercial developement & keep a rural feel to the village. 23 The crown estate land 24 Grass verges St. Mary's Road area. Improves the area and is aesthetically pleasing ans enhances the area. 25 The field next to my house (the other half of Little Wootton developement of 57 homes). Drainage is atrocious. The village is becoming over developed. 26 Keeley End Pond 27 Area end of mepham road to Hall end 28 Maintain a greenbelt around wootton. Keep Hall end from joining Wootton 29 All green spaces in and around Wootton should be protected. 30 The (unreadable) on Keeley Lane. Ancient meadow Ridge & Furrow. 31 Around church, Wootton House & Berry Field. 32 Fields between Lorraine Road and Keeley Lane to keep the extent of the village controlled - some is ridge and farrow 33 All green spaces in the village should be protected 34 Wootton woods - remaining fields 35 All green space should be protected from further development 36 All remaining green areas need protecting. There are hardly any left. No more development! 37 ALL THE GREEN AREAS ARE WORTHY OF PROTECTION OR WE LOSE THE STATUS OF A VILLAGE AND BECOME AN URBAN AREA 38 ALL AREAS OF GREEN SPACE IN VILLAGE SHOULD BE PROTECTED OTHERWISE NOT A VILLAGE ANYMORE 39 WE NEED GREEN SPACES THROUGH PLANNED HOUSING SITE 317. THIS COULD ENCOURAGE ACCESS TO AND USE THE OPEN SPACE AT WILES WOOD. THE ROUTE FROM THE HAP IN THE HEDGE (OPPOSITE THE MEMORIAL HALL) TO GREEN LANE AND WILES WOOD WOULD BENEFIT MANY, MAKING OFFICIAL ITS EXISTING, UNOFFICIAL USE 40 POTTERS CROSS - FIELDS AROUND TO ACQUIRE MORE GREEN SPACE FOR ALL THOSE HOUSES BEING BUILT 41 NO 42 The fields opposite the Upper school and at the back of Foster Way. 43 Ridge & furrow system and ponds south of Keeley Lane. 44 Area 312 on the map 45 All should be protected 46 fields behind Canon close 47 BERRY WOOD 48 GREEN SPACE ADJACENT TO LORRAINE ROAD LIBRARY 49 THE SMALL POND, ADJACENT TO BEDFORD ROAD BEHIND THE HOLLIES ESTATE 50 PARK SPACES AT BERRYFIELDS WOOTTON ESTATE DUE TO ANTI-SOCIAL BEHAVIOUR 51 BLUE CROSS FOOTBALL AS THERE ARE LESS AND LESS GREEN AREAS TO USE AS SOAK UPS OF EXCESS WATER 52 YES. WITH THE DEVELOPMENT OF NEW HOUSING THE GREEN SPACE ON ANY PLANS OR AROUND THEM SHOULD BE PROTECTED TO ALLOW WOOTTON TO REMAIN A VILLAGE RATHER THAN EXPANDING TO A TOWN

53 ALL GREEN SPACE SHOULD BE PROTECTED 54 WE SHOULD PUT A STOP TO ANY FURTHER HOUSE. FACTORY BUILDING 55 ALL THE CURRENT GREEN SPACE WHICH IS NOT YET BEING BUILT ON! 56 I THINK EVERY EFFORT SHOULD BE MADE TO OPPOSE ANY MORE PLANNING ON PRIVATELY OWNED GREEN AREAS AROUND THE VILLAGE 57 AREA ONE ON THE MAP BELOW. WE BOUGHT OUR HOUSE DUE TO LOCATION TO THIS GREEN AREA AS NOT AWARE OF BUILDING POTENTIAL UNTIL MOVED IN. IT'S A VILLAGE 58 POTTERS CROSS 59 NO MORE DEVELOPMENT - WE ARE A VILLAGE AND NOT PART OF THE BEDFORD/ CONURBATION 60 WOOTTON WOODS 61 I think Wootton has had its fair share of development and it needs to stop now. 62 The park at the end of Potters Cross needs more bins and dog poo bins. 63 AREAS ADJOINING BERRY WOOD 64 Land behind new Little Wootton development and Studley Road. 65 All other spaces need protection. NO MORE HOUSES!! 66 The field at 'Little Wootton'. The road is busy enough now, without more housing. Its affecting quality of life for cyclists, joggers, walkers and horse riding, not to mention wildlife and flooding. 67 Berry Wood land 68 The running area + bridge way off potters cross 69 Field at the end of Mepham Road. Bought our current house so as to be next to a green area. 70 Potters Cross - makes village feel rural. 71 Fields behind Canons Close. 72 Grovebury Ct - 2 areas 73 Wood area behind Berryfields development. 74 Keeley Lane, Hall End. The only parts that are original Wootton, plus they are conservation area. 75 The field behind Russell Way 76 All green spaces need to be protected. We will soon be living on top of each other. 77 All of them due to huge increase in housing and size of village now - need more green spaces. 78 ALL GREEN AREAS NEED PROTECTING. FAR TOO MUCH HOUSING DEVELOPMENT ONGOING 79 AS MUCH AS POSSIBLE AROUND THE VILLAGE 80 ALSO AGREE FOR THE POTENTIAL NEW AREAS 653, 312 AND 463 AS AREAS THAT WOULD GET USED AS COUNTRYSIDE AREAS IN WOOTTON'S SEPARATE IDENTITY 81 N/A 82 END OF SUMMERFIELD DRIVE - FREQUENTED BY DRUG ADDICTS AND VANDALS. OVERGROWTH OF SHRUBS IN THE AREA 83 YES - ALL GREEN AREAS MUST BE PROTECTED 84 NONE THAT I CAN THINK OF 85 ALL THE LAND OPPOSITE CRANFIELD ROAD 86 ALL OF THEM - STOP BUILDING HOUSES WHEN THE ROAD INFRASTRUCTURE IS CRAP 87 ALL GREEN SPACE IN WOOTTON 88 AREA AROUND POTTERS CROSS 89 The area from the edge of the village and the A428. 90 Any area not being built on! 91 New green spaces in new development(s). Encourage use by all villagers. 92 THE LAKE IN BELLAMY ROAD (WILDLIFE) 93 GRASS VERGES AND HEDGES TO PROTECT WILDLIFE 94 I THINK MOST GREEN SPACE NEEDS PROTECTING AS IT GIVES IT'S PATRONS SOMEWHERE TO WALK, SIT, PICNIC. SOME GREEN AREA TO ENJOY 95 ESSENTIAL TO PROTECT BERRY WOOD 96 Potters Cross 97 Don't know the area well enough! 98 Outside the cemetery at Loraine Road - provides parking & pleasant entrance 99 All areas of green space should be kept and not built on. 100 Fields top of Mepham Road 101 Area surrounding Hanover Court, provides outdoor space for residents 102 Between Keeley Lane & Loraine Road 103 All areas of green space should be protected 104 Homeless Wood 105 Homeless Wood 106 The current green space between Wootton and Kempston must definitely be preserved and not just a corner a few feet wide. The area marked 317 should be made part of the Marston Vale Forest to clearly demark the boundary of the village on this side. The same applies to 650 & 318 otherwise we will become a satellite of Kempston. 107 Berry Wood is main concern 108 The Football Ground 109 Wootton Recreation Ground as I live adjacent and enjoy - must not lose 110 All existing green space should be protected 111 The walk through Marston Vale Forest from the end of Potters Cross around Iron Gate corner etc. 112 All greenbelt land around the village due to the amount of housing being planned around the village and other surrounding conurbations 113 All areas are rapidly reducing and far too much house building is taking this space. No services and support is being built in to cover rise of homes 114 Wootton Blue Cross Football ground as with the Social Club it is becoming the true center of the village 115 The areas created by the forest of Marston Vale 116 Hall end 117 The fields around Hall End and Tinker's Corner should be protected to preserve the rural nature of the "Ends", inhibit creeping urbanisation and prevent coalescence of suburbs. 118 The field from the cemetery and Hall End Rd which has an ancient footpath/cart track running along the northern edge 119 Fields adjacent to Wootton Upper School, fields on Hall End Road and Keeley Lane. I'm of the opinion that we need to now preserve the green areas we have left as we have lost a lot of areas which were wildlife habitats and just made the general ambiance of the village more pleasant and rural. 120 Every green space needs protecting because we don't need more housing, it's a village not a town 121 No, not really as you have covered nearly all green spaces. 122 Forest of Marston Vale land at Potters Cross - Wiles Wood, Van Demans Land etc 123 Van Demons land over the back of Potter's Cross is a beautiful area for walking and without it there would be no green spaces around that part of the village. 124 Wootton Recreation Ground - encourages children and youths to spend time outside. 125 pond near church 126 The space between Kempston Rural aa d Wootton 127 Wood end, every where as wootton is a small village not town 128 Behind the cheques pub. 129 Land behind chequers linking to Lorriane road. 130 Lorraine Road, Wootton, Berry Wood, Wootton 131 The green spaces around the village outskirts are also important, to maintain the village character. 132 Nope. 133 Fields opposite (south of) Keeley Lane. 134 All green areas that haven’t been built on!!!!£ 135 green area at top of mepham road going through to keely lane hall end road used by children and dog walkers a must green space area 136 All the fields running across the back of The Chequers to protect the rural aspect. 137 Current green areas either side of Hall End Road and Keeley Lane. These are needed to keep the rural feel of the village. 138 Using up even small grassed areas depletes wildlife. 139 the rex 140 Area South of Keeley Lane for Community Green Space 141 Field adjacent to Russell Way/Cranfield Road. Marks the boundary and character of Wootton. 142 Ridge & Furrow field adjacent to Russell Way & Cranfield Road. Should be protected because it marks a village boundary and makes a statement about the village character. 143 The woods and Kiln Pits. 144 All farm land. 145 The pond area on Bedford Road / Potters Cross 146 All areas. Far too much building is already taking place in the village and surrounding areas. 147 Homeless Wood 148 fields off Potters Cross there is no need to have more houses built in wootton 149 Potters cross as a break between the village and industrial areas. 150 As much green space as possible needs to be retained to make a pleasant and safe environment for current and future generations of people and wildlife. It is vital that current and future generations enjoy living in Wootton so that the type of residents remain at a respectable / decent level, and the housing / businesses / schooling and economy of Wootton is maintained to a good standard. The fear that removal of green spaces and the ridiculous level of expansion will have an extremely detrimental effect on the village. 151 All should be. The map shows how little green we have before existing housing devs etc complete. 152 The field adjacent to Bedford Road near the village name sign to form a continuous green space linking up with Marston Forest land. 153 Around potters Cross need to be kept as natural as it can be. Respondents Other (please specify) 1 Community Forest 2 NO visitor centre - impairs the countryside ambience 3 Keep as at present for walkers a dog walker. Certainly no visitor centre. 4 Would like to see a cricket pitch 5 Football 6 Any sports facility 7 enclosed area for small children 8 Footpaths through wild meadow - lovely. 9 Not clear where it is on map 10 leave alone 11 Fitness facilities 12 Cafe would be nice to have in the village. A running track round a park would be great too. 13 Not sure we require a visitor centre. We are just a village, but public open spaces are a must! 14 THIS AREA GIVES A VILLAGE FEEL TO THE HOUSES BETWEEN KEELEY LANE AND LORRAINE ROAD. BUILDING ON THIS SITE WOULD EB THE SINGLE, MOST DETRIMENTAL AFFECT ON WOOTTON'S VILLAGE STATUS 15 As long as no houses are built on it, there are too many already. 16 wildlife pond or lake for school children in village to visit and learn about them 17 COMMUNITY FARM? 18 WE MOVED TO CANONS CLOSE BECAUSE OF THE GREEN AREAS AROUND, WANTED THE VILLAGE FEEL 19 ALL IF ROOM? 20 TENNIS COURT 21 THE CRICKET PITCH USED TO BE IN THE REC! 31 No more new houses , the village is already too large. 32 Extend the orchard idea to include nut trees, herbs - in fact, anything that will produce anything edible 33 I am not sure what value the visitor centre would be without understanding more about what its purpose is. 34 Don't know 35 Leave it as it is and why do we want a visitor centre?????? 36 Maybe a few small shops e.g co-op or Tesco extra. 37 Rugby pitches 38 Wildlife sanctuary. 39 Fishing lake. 40 It is very difficult to read the maps - both online and in the printed version but my answer is yes - although don't think we need a visitors centre unless we become a city? 41 forest 42 Please keep it as it is, unspoiled. It doesn't need turning into a country park. Leave it as genuine country! 43 The area is used extensively by dog walkers and it is good to have undeveloped land. It would not be good to have a visitors centre here. 44 Visitor Centre would not add to the 'village feel' 45 The recreation ground has a cricket pitch. Wootton Blue 46 All weather tennis courts. Bowling green. 47 We have sports facilities with green in the village. I don't think more is needed. Only thing I think we need more of is safe walking routes with the advantage of going on a bike ride with your children without worring about village roads and no paths for bikes. Other (please specify) Canal landscaping with craft shops/workshops alongside Promote it for the countryside walks. It’s a village so we don’t want it to be too busy. It must pay for itself. canal was talked about years ago. It will never happen as Wootton already built on where it was going. Marston Vale Visitor centre is close enough Where is the benefit? It just increases traffic. We have no parking or places to eat for visitors. No trade. It's a village, they'll come to "". Focus on services/amenities for residents Nothing to offer for tourism only housing estates Village Fete / Festival the village could not take increase traffic flow Visitor centre in Library WE HAVE NO PLACE FOR THESE TOURISMS IN ALL OF THESE ITEMS. HELP SMALL BUSINESSES I THINK BEFORE BRINGING TOURISTS IN PROPER ROADS CYCLE ROUTES AWAY FROM ROADS ?? Exactly what tourists would come to Wootton!! Maybe Bedford, Ampthill. Tourists need to have some where to go, not visit a centre an walk, not sure what's on offer? WOOTTON HAS GREAT POTENTIAL FOR IMPROVEMENTS IN MANY WAYS Maybe 'visitors' rather than tourism. NO ON ALL THE ABOVE AND FOR INSTANCE - THE MILTON KEYNES/BEDFORD CANAL HAS BEEN TALKED ABOUT FOR THE LAST 7 YEARS AS I CAN REMEMBER AND STILL NOT BEEN JOINED SO WHY AGAIN ARE YOU PURSUING THE IDEA - ITS NEVER GOING TO HAPPEN MAKING MORE USE OF OUR MANY WOODED AREAS - EASIER AND FREE ACCESS No more new houses, the village is too large. Museum i.e. brickmaking and lace. Hotel wouldn't enhance tourism to Wootton and would serve Bedford and create local jobs The completion of the canal would be able to take in most tourism A canal from MK to Bedford (link) would give a distinct yes! for all cases The infrastructure of the village needs improvementif attracting more cars to the area Toilets QR Codes next to historic parts of the village rebuilding of demolished historic buildings ie village lockup, ancient mill, tithe barn, old vicarage Toilet Facilities. Visitor asked me if we have any in village. I did not know of any without going into a pub. Ladies did not want to do that. Promote route 51 I don't see attempts to develop tourism as money well spent. By all means make efforts to provide locals and people walking or cycling in the area more information about the history of the village though. Lets be fair - there isn't much to see in Bedford - let alone out here?? A tourist centre is expensive to run. Meanwhile we still have a part-time library use it. A local history could beformed at no cost to rates. You wouldn't need a hotel to support the above. Q3 therefore should be worded differently. Wootton Neighbourhood Plan Questionnaire

Other (please specify) 1. Upper school should be relocated at the east end of Wootton. Present siting drags all car & bussed in staff and pupil age through the village. When the school was proposedMr Jack Warin chairman of the parish council made the strongest protests that the location was wrong and should be near the then A421. This advice was totally ignored and is just one of the reasons these consultation exercises engender(?) cynicism not confidence. 2. Saying is useless unless it results in an effect Village identity being eroded on a vast scale The ticks above was the case when moving here in 1967 but with all the building & expansion, the destruction of the land next to Berry Wood and opposite the Upper School it has lost all that appealed- it is so sad. Being a small rural village Wootton is no longer a village Unfortunately few residents come forward for the villages and only for their own benefit. Was quiet village We dont have any say. I don't have children. Most social constructs are about children. Bedford Borough Council should work WITH the Wootton Parish Council and not against Stop building houses on open countryside and nature reserves Village feel which is sadly being lost as we are turned into a town WOOTTON WAS ONCE A TRADITIONAL VILLAGE - ALL THE NEW BUILD IS DESTROYING THAT IMAGE - THE NEW AREAS ARE MORE SPECIFIC TO A MODERN TOWN THAN VILLAGE WOOTTON IS NO LONGER A VILLAGE. IT HAS BEEN RUINED BY OVER DEVELOPMENT THIS LAST 10 YEARS. THE PLANNERS SHOULD ALL BE SACKED Can we really have a say in village issues, ie too many houses being built. Housing all in keeping with village. If it could stay the same the size it is now I am happy. No more Development PRESERVATION OF ARABLE/FARMING LAND = FOOD SECURITY. NO MORE DESTRUCTION OF PRESENT COUNTRYSIDE OR "GENTRIFICATION" OF WILDLIFE AREAS AND THEN TALKING ABOUT "GREEN" ISSUES! IT IS IMPORTANT TO MAKE SURE THAT THE NEW ESTATES FEEL PART OF THE VILLAGE COMMUNITY FOR THE PARISH COUNCIL TO HAVE MORE SAY FOR VILLAGERS CONCERNS TO BEDFORD BOROUGH COUNCIL, FOR US TO BE HEARD - NOT IGNORE OR OVERIDDEN BERRY WOOD FOR WALKS Rural views and landscape. The outdoor spaces available for dog walking etc. Important to try to achieve/maintain this despite feeling too big and less village like. Merging with Kempston to be avoided. WOOTTON IS AT TIMES NOT A QUIET VILLAGE BUT ASPIRES TO BE. ON OCCASIONS IT IS NEITHER PEACEFUL NOR SAFE VERY FRIENDLY PEOPLE IN THE LOCAL SHOPS MYWOOTTON WIFE AND IS NOI MOVED LONGER TO AWOOTTON VILLAGE!! IN ALL 2014 THE FOR NEW QUIET HOUSES SURRPUNDINGS HAVE RUINED WITH THE A VILLAGECOUNTRY IDENTITY, VILLAGE COMMUNITYFEEL AND MINIMAL AND SPIRIT ROAD OF CONGESTION, IT! ALL OF WHICH WE HAVE ALREADY LOST. UNFORTUNATELY WE HAVE MOVED TO A MAJOR AREA OF EXPANSION AND SEE NO END TO THE FUTURE DEVELOPMENT THAT IS NOW SURROUNDING US. TO TRY AND VIZUALISE AND PARTICIPATE IN THIS PLAN FOR THE NEIGHBOURHOOD UP TO 2035 IS IMPOSSIBLE; BY THEN WOOTTON WILL BE A TOWN! RE GOOD TRANSPORT LINKS - NOT IF THIS INCREASES TRAFFIC THROUGH WOOTTON I LOVE MY HOME BUT HAVE NOT EVER FELT A STRONG CONNECTION TO WOOTTON. CERTAINLY DOES NOT FEEL LIKE A VILLAGE - JUST AN EXTENSION OF KEMPSTON/BEDFORD Don't enjoy living in Wootton. Has lost its village feel. New homes are faceless. Overspill of Kempston. Trains to London involve travelling to Bedford Station of Flitwick. By the time you make connections/wait for trains etc its quicker to go by car. Need a closer station and direct access/easy access to that station. THE WOODS IS A NATURE AREA BUT IN MY TEEN YEARS IT WAS OPEN AND I THINK IT SHOULD BE RE-OPENED FOR PEOPLE OF WOOTTON TO ENJOY NOW. THE WILDLIFE, BLUEBELLS AND THE WALKWAYS SHOULD BE GIVEN BACK TO THE VILLAGERS Being in a village where local churches & clubs work hard to provide something for everyone. The village is the right size, no more new houses. Children between age 12 - 18 should be kept under control by parents. Maybe a youth centre should be built.

Needs improving. Creating 'Little Wootton' and similar does not help an integrated community feel. I think given the rapid and significant expansion of the 'village', people feel very disenfranchised and not included, especially when they have campaigned against and seen it wholly ignored by the Borough. The morebuilding in the village the less we feel a community. We are bcoming fragmented! I enjoy living in a village close to rural areas, noy an extension to Bedford Somewhere to walk our dogs - this enables us to get out and about meeting others. Walking to local shops rather than having to drive to Kempston or Bedford enables us to meet other villagers. We used to like living in Wootton but now with all the new housing you can't call Wootton a village any more Just to clarify - I think the sense of community in the village is poor overall. I feel many people have taken little interest in trying to protect the identity of our village. However, I have ticked as important 'feeling part of the community, community spirit and social cohesion' as this is what it would be nice to strive towards ... but I don't feel we are there yet. Its less safe and peaceful due to over- building attracting out of area residents, who probably moved here for cheaper housing than London/M1 areas. Meanwhile local would be first time buyers cannot findhousing to stay here. This prevents the family group back-up for young families Council/Beds Housing needs to provide some affordable rented property for local families based on minimum wage rates. The part buy/part rent does help some but there are not enough of those either. Force is under funded so it takes away the safe feeling of confidence once enjoyed by rural areas. The above question relating to 'trains to London' suggests trains from Wootton and is likely to confuse some residents. You really should take more care with the wording of documents like this and consider the ability of target audience to interpret easily. The village is split between the new development at Fields Road and "old" Wootton. They might as well be 100 miles away as they are not part of the village. Wootton Neighbourhood Plan Questionnaire

A forum where i'd be able to gauge what interest there would be keep post office in the village. A local bank would be lovely but probably unachievable. Wootton Neighbourhood Plan Questionnaire

Responses It would be nice if we had a good coffee shop maybe. Deli. They could work with Keeley Lane bakery. Woyldbe nice to have a farming social enterprise with small amount of livestock (schools could use it for educational purposes) & we could have ‘home form’ events /fetes

It’s got too big already Wootton is supposed to be a village not a town or city. People seeking employment should commute to towns. There are enough businesses round about Wootton. No room for more as infrastructure not good enough and no way to improve it. Too many cars/lorries in the village now. I don’t. Think that people who want to live in villages expect lots of job opportunities. However I do think with the development of new houses we need basic amenities like another shop to cope with the growth and a larger doctors surgery. We moved from Marston Moretaine because it no longer felt like a village. The local co-op could not open with the amount of customers and it took days to get a doctors appointment for my baby or you had to queueoutside at 8am in the morning all year round.

No we are a village not a town employment only encourages more traffic Shopping parades with more ‘individual’shops - crafts etc & well landscaped, areas kept tidy & free of bins that are overflowing, broken paving & uneven car parking surfaces / pavements (as in existing shopping parade area - as they become run down & spoil village

Cafe great meeting point For Wootton to retain its ‘village’ status any business opportunities would be detrimental. There are sufficient business opportunities and jobs at present. There are already plans for a hotel complex off the fields road development this is sufficient.

I would like to see a youth club for the children to utilise to help keep them safe & off the streets LEAVE WOOTTON AS IT IS!, Wootton was a village. for this reason i see no need for business opportunities encourage home working do not build units/develop green land

please no more in Wootton, It is too busy and ruined already. I used to love living here Butchers

Need few entrepreneurs to live in the village. Needs a small market stall open at W/e. Ie fruit and veg we must re develop the area around the PO/Pats pizza WBX pitch and make a village "green" type centre. It would bring the village together Wootton already ruined by growth. Wootton no longer a village. Not really. But if there are to be more houses/people, we will certainly need more housing and shopping facilities. Thank you. It wouldnt be a village if it was filled with businesses. No more growth in Wootton. Too much development already has damaged village life. Stop building. Stop development. It's a village not an industrial estate!! No big storage units please We already have enough new building in Wootton. No more shoould be planned. Wootton is no longer a village, it has more than doubled in size without the new proposals. Encourage small enterprise. Shared service resource. Community Theatre - for music/film arts Boost pub trade by encouraging restaurant improvements (subsidies), apprentice chefs

This is Wootton village - not Kempston Town! increase growth of employment and rural community and stop building houses everywhereon agricultural land. Increase farming potential and its supporting services Not required I am a small business owner living and working in the village and employing 2 full time members of staff. I feel land should be allocated for suitable small business growth/development but large scale business/corporations need to be avoided. Anything that involves large warehouses and large lorries should be avoided. There are several virtually abandoned industrial estates around Bedfordshire that are filled when they are brand new but once newer facilities come along are abandoned and become untidy eye-sores. Wootton needs to avoid this from happening. WOOTTON WAS/IS A RURAL VILLAGE - WHY DOES IT HAVE TO GROWN INTO A BUSINESS HUB - WAREHOUSING SPACE SHOULD BE BUILT ON SEPARATE AREAS OUTSIDE COMMUNITIES AS PER MAWHLEYS OR WOBURN ROAD BUSINESS AREAS. TWO VILLAGE PUBS HAVE CLOSED WITHIN THE LAST FEW YEARS - WHITE LION/BLACK HORSE - IF THEY COULDN'T COMPETE WHY DO YOU THINK OTHERS WILL?

IMPROVED PAVEMENTS. WALKING ALONG BEDFORD ROAD TO AND FROM EXISTING BUSINESSES IS DISCOURAGED BY DAMAGED OR NON-EXISTANT PAVEMENTS. THE NARROWNESS OF THE PAVEMENTS AROUND KEELEY CORNER AND THE CORNER BETWEEN ELMSDALE ROAD AND POTTERS CROSS DISCOURAGES FOOT TRAFFIC. PARKING ON THE PAVEMENTS (WHICH CAN DAMAGE THEM) SHOULD BE DISCOURAGED. CAN WE HAVE A VILLAGE PARKING WARDEN TO ENFORCE ROAD RATHER THAN PAVEMENT PARKING PLEASE? NEED MORE GREEN SPACE - NOT BUILDING NO MORE GROWTH. WOOTTON IS FAST BECOMING A TOWN. NO LONGER A VILLAGE THAT I CHOSE TO LIVE IN 30 YEARS AGO WOOTTON NEEDS SHOPS INSIDE THE VILLAGE FOR EASE AND LESS TRAVELLING TIME Help for new businesses to develop funds etc. No problem with small businesses, but no large scale manufacturing and offices We already have planning approval for employement, but it may turn out to be low paid wages. We need skilled well paid jobs A FISH SHOP NEAR THE NEW ESTATE, LOCAL TAKE AWAYS SUCH AS CHINESE, INDIAN, DOMINOES. A SAINSBURYS LOCAL OR SMALL SUPERMARKET NO GROWTH WE SHOULD RESIST ALL GROWTH AND KEEP THE VILLAGE A VILLAGE TURN ONE PUB INTO A FAMILY "LOUNGE" SEATING COFFEE AND MEALS WITH KIDS ZONE/SOFT PLAY. OVERHAUL ROAD USED FOR POST OFFICE/SUB-POST OFFICE/PAT'S PIZZA FOR MORE EFFICIENT USE OF PARKING (ALSO LOOSENING OF RULES FROM WOOTTON BLUE CROSS ON PARKING FOR WOOTTON LOWER INTO A FRESH TAKEAWAY/PARKING SITE FOR ALL THE VILLAGE, NOT JUST THE "OLD" SIDE

COMMUNITY CAFE/RESTAURANT TO ENCOURAGE PEOPLE TO MEET. THIS COULD ALSO EMPLOY LOCAL PEOPLE TO WORK AS COOKS/WAITERS/WAITRESSES, ETC.

THIS IS A VILLAGE!! WHILST I WOULD SUPPORT VERY SMALL BUSINESSES SUITED TO VILLAGE LIVING, ANYTHING MORE BELONGS IN A TOWN. WE ARE IN GRAVE DANGER OF BECOMING ONE IF WE START CREATING BUSINESS SPACES

RATES AND RENT ARE VERY EXPENSIVE - IT'S VERY HARD FOR SMALL BUSINESSES TO GET STARTING IN UNITS. A SLIDING RENTAL SCALE THAT GOES UP AS BUSINESSES DEVELOP WOULD BE GOOD TO KEEP LOCAL TRADESMEN IN THE AREA AS WOOTTON GROWS. THERE IS NO NEED FOR WAREHOUSE INDUSTRIAL UNITS, MORE THAN ENOUGH EITHER SIDE IN MILTON KEYNES AND KEMPSTON/BEDFORD. NEED TO KEEP THE VILLAGE FEEL, NOT MAKING IT A SMALL BEDFORD INDUSTRIAL ESTATE I DON'T SEE WHY A VILLAGE WOULD HAVE AN INDUSTRIAL UNIT WHEN WE HAVE THEM IN KEMPSTON - AWAY FROM RESIDENTIAL HOUSING. MORE TRAFFIC ON VILLAGE ROADS WHICH ARE NOT DESIGNED FOR HEAVY TRAFFIC. WHY NOT ENCOURAGE LOCAL GROWN PRODUCE - E.G. FARM SHOPS. I SEE SO MANY SIGNS OF LOCAL PEOPLE SELLING HONEY, EGGS, BREAD, ETC. GET THE RURAL FEEL AND IDENTITY BACK. HIGHMAKE SPEED NEW VILLAGES BROADBAND INSTEAD IS A MUST OF OVER-POPULATING EXISTING VILLAGES THAT SIMPLY CANNOT COPE. PARKING CHEAP RATES

Wootton is a village or was....what are you proposing will make our village a town. Most of us choose to live here because it was a quite village and would like it to stay that way. All these houses and business development is a step too far. Bedford to Milton Keynes Canal Link New Doctor's Surgery**

Wootton has and continues to expand beyond all recognition. We do not want to encourage any more growth. Ideally we don't need any more if we STOP building houses NOW! We need to encourage smaller more home grown businesses, not the likes of Tesco & Costa etc. Build some stuff! - shops, business units etc. Need a central village hub - eg we like Hitchin centre! Unfortunately no, but it would be desirable to have more industry. More provision of local products like the bakery, butchers. maybe a fruit and veg. provider. As a parishioner of Wootton for 55 years, I feel the "Village" has disappeared and been swallowed up into a sprawling small town. I feel Wootton has suffered with over development in the last 10-15 years, and has lost the community spirit.

FOR ME THE MAIN REASON FOR LIVING IN A VILLAGE IS TO ESCAPE THE HUSTLE AND BUSTLE OF WORKING BUSINESSES, BUSY ROADS AND ALL THAT COMES FROM TOWNS AND CITIES. I GO TO WORK TO EMBRACE THIS KIND OF ENVIRONMENT, WHEN I COME HOME I WANT PEACE & QUIET

LEAVE WOOTTON ALONE! IT'S NO LONGER A VILLAGE!! AS SOON AS WE CAN WE WILL MOVE OUT OF WOOTTON FOR AN ACTUAL PROPER VILLAGE!!! I USE SOCIAL MEDIA TO ATTRACT CUSTOMERS TO MY NAIL BUSINESS. WOOTTON TRADING ON FACEBOOK IS OPEN TO ALL BUT THE FACEBOOK PAGE FOR BERRYFIELDS IS CLOSED TO ONLY PEOPLE ON THAT ESTATE. I WOULD LIKE TO PROMOTE MY BUSINESS TO THE NEW ESTATE BUT AM NOT ALLOWED ON THERE AS I DON'T LIVE IN BERRYFIELDS. TOTALLY UNFAIR AND CREATES A DIVIDE! Don't let the massive new distribution centre off Fields Rd go ahead. - small units only - either ruin the village. A LOCAL WORK EXPERIENCE OFFERING FOR YOUNG PEOPLE BETTER ROADS BETTER BUSES AND BUS ROUTES PROVISION OF GRANTS TO START UP AND COMMUNITY PROJECTS ENCOURAGE THE PLANTING AND DISPLAY OF FLOWERS IN THE VILLAGE. HOLD EVENTS IN THE VILLAGE TO ATTRACT TOURISTS RE-DEVELOP CURTAIN AREA TO ATTRACT BUSINESS WITH CARE NOT TO SPOIL THE ENVIRONMENT. NO NONE 1. MORE SHOPS 2. CLUBS FOR TEENAGERS TO SOCIALISE TOGETHER 3. POST BOXES AROUND THE ESTATE 4. MORE POLICE WALKING AROUND DON'T5. CLUB WANT FOR GROWTHOLDER PEOPLE IN WOOTTON WITH SATURDAY EVENING MUSIC AND DANCING SOCIAL Small scale tech-hub short lease, flexible space to suit range at (unreadable) Small (unreadable) with adequate power and water. ASDA SHOPPING STORE. NO MORE TESCO!! The village does not need any more new houses, small employment growth only. Allocating land only helps the established businesses, not the new starters Encourage the MK/Bedford canal link. Narrow boats rtc would need provisions. The canal would need maintaining. Perhaps a riding school. Equestion Priority should be to small start up business not large industry. Let's utilise what we already have before building new developments The village does not need a large industrial unit area built on the edge of the village. The roads in Wootton need major improvement. There are too many new houses being built when the doctors still doesn't have a proper building and the lack of shops and basic amenities needs to be improved. The village doesn,t feel like a village anymore.

In general there are only 2 shops, one library, school and pre-school, not enough for employment at all. More shops would be great, coffee shop would be amazing. Perhaps to use industrial place for some small businesses. I have concerns that creating large scale industrial/warehouse areas will have a significant impact on the village. Set a standard specification for signage of shops/businesses so they all match. It keeps appearances up and looks smarter and professional. Has worked well in other towns Don't encourage them It would be quite nice if the village contained like a little hub that contained aspects like a parks shop, fish and chips, restaurant/pub,car park. Something to do with animals also. Development is necessary for growth. If there are local employment opportunities, people are more likely to walk or bike to work. This will impact possitively on the environment both locally and globally. Wootton is not and never should be an employment centre. Work is readily available outside village. New business is proposed will be a mixture of companies down sizing not starting from scratch for residents of Wootton as implied. The village ( if we can still call it that) has not or want infrastructure required for proposals. Let's keep the village a village!

It is a village. No requirement for commercial and employment growth No more growth. Wootton WAS a village Let us try and preserve that idea though it is a bit late now. Stop any expansion Agricultural/food production Middle School I do not want to encourage growth and employment in Wootton. I want it to stay as a rural village Leave Wootton alone! Improve and repair road surface in Fields Road. It is awful. Happy to encourage business if it provides benefit to the local population without diminishing the current feel of the village and surrounding areas (eg local ownership of small business such as Keeley Bakery or a local butchers etc). It is important to me to keep the village as it is now.

Yes. Open more shops that support life on Wootton. The Post Office feels like walking back into the 60's Don't think any major businesses should be built in Woottom especially warehousing the growth of businesses in Wootton will bad to areas of the village becoming an industrial area or pockets of industrial company next to residential properties I can't answer all the above questions with full knowledge as I have no idea about employment opportunities in Wootton. However, I think transport links from Wootton into Bedford and surrounding areas are good enough that we don't need to destroy more land to make businesses within the village.

Stop developing our village we don't want it No. Do NOT build on the beautiful fields and countryside in and around our village please Stop building houses A bigger shop as the post office has started to run out of business and one stop does not have everything. The type of jobs me and my family do are office based - so encouraging work place growth would mean building office blocks - and I don't think we should have office blocks in Wootton... The kind of jobs that can be offered in a village are rather limited. no No, Wootton already has enough. THERE SHOULD BE NO MORE FURTHER DEVELOPMENT AT ALL!! ITS A VILLAGE!!! WE ARE NOT A TOWN!! A better shop! Post office Take aways Hairdressers , Beauty ListenHardware to residents shop views and stop letting Bedford Borough Council dictate to to you. Question 39 Are there any other locations which you think are suitable for new houses? (Free write/text) Answered 124 Skipped 410

Responses Categories Not really - any new housing will cause disruption and carve up the countryside, changing the face of our views. We are expected to progress but limited housing specifically for those who live or walk in the village would be preferable. Have we not got enough being built already. Are we to become a town not a village. Milton keynes I do NOT support any of the above. Nonel preferably none none - let us remain a village not a town no - enough houses already spoiling what was a lovely village Houses not business!!! NO Site 305 or site 681 I don’t agree with the amounts No No Please don’t build any more. The current level of buildings is already huge. No longer a village and no facilities coming in to support it. As the fields road area has completely spoiled this village the House designs are not in keeping with others in that area. The land and hedges rows that have been demolished. Wootton was a village but the amount of housing that has already been put up is sufficient. ruination of what was a very nice village. WOOTTON IS BIENOUGH. NO MORE HOUES!! None none none No more new houses. Enough being built ! Scandalous that the green fields & open spaces could be developed. We are a village. Not a town!, Core objective is to retain the ryral nature of the village. This large number of new homes is counter to this aim. All the open space around the village would be concrete. NONE Wootton is big enough no Anywhere but Wootton please Enough new housing already built /planned No No - too much housing already No No. We are already heading towards losing our village status. I dont know the district enough to comment. No None Infill up to the bypass, that what usually happens. Most planners don't have a clue about 'community'. Remaining space between Fields Road and A421 - new village east of A421 None use existing brown field sites and acres of land that Bedford Borough Council owns in Bedfotd town that are being wasted Are you serious? WITH THE PRESENT BUILDING WORKS I FEEL THAT IS ENOUGH NO NO Anywhere but Wootton Too many already WOOTTON DOESN NOT NEED TO GET ANY BIGGER NO NO!! MAKE "NEW VILLAGES" NOT BUILDING UP EXISTING VILLAGES!! No! Wootton was a village. It does not need more housing. None. No more housing. No. There are too many already. Wootton Green should NOT join Wootton. Scotland! No no more houses Where is 315? Is this already in progress with 310? All brown field sites in Bedfordshire. Stewartby brick yards, brick yards. MY FUTURE - YOU WILL NOT LISTEN TO A WORD THAT IS WRITTEN OR SPOKEN. YOU WILL DO WHATEVER YOU WANT AS ALWAYS. STOP MESSING WITH WOOTTON NONE No. The reason I have disagreed with most of these developments is that the local roads will are not designed for so much traffic, and people parking on the road etc. Hall End Road has no foot paths. I have had to stop running up there as I have been nearly hit by cars. Don't agree with any new housing developments. Wootton is ruined already. NO Land at roundabout by old A421 at base of flyover to the village. Would poss also provide direct route to train stations. Hertfordshire - Buckinghamshire etc NO - TRY MILTON KEYNES North side of Bedford No more housing The village does not need any more new houses. No We are at saturation point No, enough is enough No Wootton is large enough already! No No Only south of Wootton towards bypass or little attachments onto Wootton - nothing north or above Cranfield Road No! Build somewhere else please! NO WAY! NO! I have not done enough research to have a say on the areas. The obvious one adjacent to Wootton Upper School Too ,many already - Wootton Village boundary has now been pushed to Wootton Green . Enough houses have already been built. At the end of Mepham road the big field Yes - about 100 miles away....
