A charming Grade II Listed mansion house of 16th Century origins set in circa 5 acres of lovely grounds in a tranquil location, over 500 yards off a country lane.

The Property Arches Manor is a L shaped timber framed building of 16th century origins with later additions. The exterior was refaced in the 17th century with red bricks and grey headers; most of the roof is tiled but with one section of the east wing having Horsham stone slabs. Internally the main staircase, some panelling and fireplaces remain from the 16th century, with some 18th century panelling added. Much of the ground floor has woodblock flooring, the kitchen has a tiled floor and the rest of the house has lovely wide floorboards. There is oil fired central heating aided by an air source heat pump and many of the casement windows have been replaced over the years.

The property oozes charm and character, provides 5,392 sq.ft of internal floor space and has very good room sizes. Two staircases give added flexibility to the use of the accommodation to fit changing family needs. On the ground floor there are four reception rooms, a large kitchen/ breakfast room, utility room, cloakroom, a guest suite of bedroom and bathroom and a family bathroom. The Location The hamlet of Palehouse Common is situated about 2 miles to the south of the town of Uckfield, just off the A22. Uckfield offers two supermarkets, a range of shops, banks, restaurants and public houses, a cinema, Community College and a rail station with services to Victoria and London Bridge.

The County Town of , , is about 10 miles to the south west and provides further shopping and leisure facilities and a rail station. There are alternative colleges/secondary schools in Lewes and nearby Ringmer.

The surrounding countryside provides a host of walks and riding facilities. There are a number of golf courses in the vicinity including the East Sussex National.

The nearby A22 gives access to the A26, A272 and surrounding road network with Haywards Heath about 16 miles to the west, Tunbridge Wells about 18 miles to the north, Gatwick Airport about 26 miles and the coast at Brighton or Eastbourne about 19 miles.
