Situation • Latton is a small village on the / border approximately midway between the historic Cotswold market town of Cirencester and the thriving commercial centre of Swindon. Latton was bypassed about 20 years ago but benefits from accessibility, with the nearby dual carriageway linking the M4 and M5 motorways. • Cricklade provides the nearest shops, while Cirencester provides a wider range of shopping and leisure facilities. The larger centres of Swindon, Cheltenham, Bristol and Bath are all accessible. • There are many excellent schools in the area, both state and private, and in the private sector there is Prior Park Pre-Prep and Prep School at Cricklade, Pinewood at Bourton, Hatherop Castle and Beaudesert Park at Minchinhampton. • Latton is on the edge of the and all their magnificent scenery. There are several good golf courses in the area and there is also the nearby . The Coach House • As its name implies, The Coach House was a former coach house and stables to the impressive neighbouring vicarage, Latton House (now a private family house) which we believe was built in the early 19th Century. Our clients sold Latton House and converted The Coach House for their own occupation about 30 years ago. • It is detached with a handsome gable fronted facade and projecting front porch, and is built of natural Cotswold stone with mullion leaded light windows under a reconstituted stone tiled roof. • The accommodation, which is arranged over two floors, currently extends to approximately 2,300 sq ft but there is scope to enlarge this if required, either by converting some of the adjoining outbuildings into additional living space or potentially by extending to the rear subject to obtaining the relevant consents. • The conversion was carried out with great imagination and flair, as well as attention to detail. It provides fantastic entertaining space on the ground floor and the main reception room is a stunning room with a high vaulted ceiling and exposed beams, a flagstone floor and fireplace fitted with a wood burning stove. By contrast the library is a charming, more intimate room with pine floorboards and a wood burning stove. Gardens and grounds • The property is approached via a tree lined drive which continues past Latton House and through a pillared entrance with wrought iron gates to a courtyard lined with pleached Lime trees, which provides ample parking and turning space. There is a large single garage, two wood stores and access to a garden store off the parking area. • The three interconnecting walled gardens to the front of the house are beautiful and their informal design, raised beds, gravel Approximate Gross Internal Area = 210.6 sq m / 2267 sq ft (Excluding Potting Shed) walkways and box hedging, create a distinctly Mediterranean Garage = 16.7 sq m / 180 sq ft feel.
