Yuexiu Property Acquired Haizhu Nanzhou Road Land Parcel in Further Enhance its Guangzhou Headquarter Strategic Position and Brand Advantage

(23 May 2013 – ) Yuexiu Property Company Limited (“Yuexiu Property” or the “Company”) (HKEx Stock Code: 00123) announced the Company acquired a parcel of land located at Nanzhou Road, Haizhu , Guangzhou City, Province (“Haizhu Nanzhou Road Land Parcel”) for residential use by way of open tender through its 95.48%-owned subsidiary on 23 May 2013. The Haizhu Nanzhou Road Land Parcel has a site area of 42,714 sq.m. and total permissible gross floor area of approximately 152,599 sq.m., with approximately 42,000 sq.m. of gross floor area for low-income housing units. The parcel of land was acquired for a total consideration of RMB 2.461 billion. Based on the total permissible gross floor area excluding the gross floor area for low-income housing units, the average land cost amounted to approximately RMB 22,300 per sq. m.. The acquisition brought the Company’s total landbank to approximately 14.94 million sq.m. In terms of attributable interest, the Company’s landbank totaled to approximately 14.03 million sq. m..

The parcel of land is located at the heart of Guangzhou City on No. 1026, Nanzhou Road in , a transportation hub which is only a 5-minute drive from of Line No. 3. The parcel of land enjoys great river view with the at the south. The parcel of land also forms an important part of the 52-sq.km. “Haizhu Ecological District”, a project the Guangzhou City Government aims to develop, and is adjacent to rich ecological resources such as Yingzhou Ecological Park, Haizhu Lake Park and acres of orchards, the parcel of land is surrounded by a fascinating environment ideal for living.

From a geographical perspective, the land parcel is located in the southern part of Guangzhou City’s New Urban Axis, which has been the centre of urban development with increasingly comprehensive facilities. The developmental potential of the area is enormous as the surrounding commercial and residential environment gradually advances. In addition, demand of land resources and first-hand properties have outstripped supply in the Haizhu District, driving the steady increase in property prices in recent years and the development value higher.
