Hodsons Mill

There has been a flour mill on the site for many hundreds of years. The first ‘phase’ of the current Mill building was built in the late C19th originally as a 5 storey industrial shed using the gravity fed system of production, taking raw materials (grain) at the upper floor and the finished goods (flour) exiting at the Original Partially destroyed by fire Re-built and extended bottom. The mill was positioned to take advantage of the River Rother which was channeled to provide traction for flour grinding.

After burning down at the turn of the C20th, the Mill was quickly re-built by the owners who had a business to run. Their replacement was one storey shorter (gravity fed system of production no longer being the main driver) and with a cheaper hipped roof construction. At the same time, the Mill was extended with a three storey leg and a square tower containing large storage hoppers. The building was then constantly updated and altered over the years as a working asset until the site became industrially redundant over a decade ago. Constantly altered during the C20th The building has been considered for listing but is so altered and degraded from a historical and architectural point of view, that it is not eligible. It is located in a conservation area and held in high regard by local people and so is a candidate for retention, although requiring a substantial upgrade.

The upgrade forms part of this application and intends to restore the key elements of the Mill’s character, namely the original 5 storey gabled mill and it’s 3 storey extension. The hopper detract from the strong form of the two main blocks and will be removed. In order to convert into residential, an extension is required on the north face of the building to maximize it’s potential.

Hodsons Mill

Converting the existing Mill required the addition of a new extension along Hodsons Mill Road. This serves to hide the functionally designed and unattractive north elevation of the existing building, but does allow the access corridor (which is a ‘valve between the ‘old’ and new) to expose the materially (and historically) interesting detailing on this elevation without it’s compositional dysfunctional being apparent, ie. it’s good to see the old bricks up close and we will not see what a jumble the original openings were. The Mill re-invented From a functional and practical point of view, the access corridor ‘valve’ allows sensible and efficient vertical and lateral circulation. The double sided lift (necessarily located in the 5 storey main mill building) allowing all flats in both old and new to be accessed by wheelchair users, being especially important in a retirement block of flats, a tricky task when even the floor levels in the old building don’t match up.

Residents enter into a double height foyer in the main building, with the lower level stairs in the valve. The main stair then shifts back into the taller building to better allow the multiple floor levels to be negotiated. A fire escape at the other end of the valve corridor completes the vertical circulation.

The extension echoes the form of the 3 storey block, raised to provide undercroft parking which will inundate during a flood event. The Mill has a safe flood escape at the higher end of Hodsons Mill Road.

The extension is clad in dark timber and it’s balconies are inset to avoid detracting from the strong simple building form. Dormer windows give discrete modulation to the long elevation onto Hodsons Mill Road. Setting with the

Balconies on the Main Mill building are provided by a new stack on each side, resembling the timber loading oriel typical for loading up a gravity fed Victorian industrial building. The shorter 3 storey block of 1 bed flats do not have balconies as this would excessively detract from the simple building form. This is a reasonable compromise for flats located so close to an enormous variety of public outdoor amenity space.

Residents cycles are stored internally. The very large bin store accommodates refuse for residents and both commercial units.

The Oast House

The Oast House consists of two co-joined buildings. The listed western section is a timber clad timber framed largely original construction and was probably a stowage building for an oasthouse. The eastern half was originally a brick oast house with the familiar square oast roofs but is not listed due to having been substantially altered during the mid C20th.

Except for replacing the duo-pitched brick gabled roof on the non-listed building, it is intended to renovate and repair the remaining building as it stands, namely with the mid C20th century additions such as crittal windows to assist the buildings repurposing as a commercial building.

All brickwork will be repaired and made good to match existing brickwork, all timber cladding and structure in the listed section will be repaired or made good t match existing. Planning conditions requiring the agreement of the conservation officer in upgrading the envelope to improve it’s insulation values will be welcomed.

New building works comprise the following:  A second floor dormer link set in the valley between the listed building roof and the new oast roofs allowing connection between the second Existing today, viewed from Existing today, viewed the floor of both buildings. proposed Hodsons Mill Road Riverside Walk  New structure to support the new roofs will be installed in the brick building, this will allow the existing double height space at it’s northern end to be opened full height up to the underside of the new oast roof to expose it’s construction, much like the original oast house function.  2 new stairs are to be installed with minimum disruption to the existing structure as shown. Existing steps accommodating the difference in levels between the two buildings along their dividing wall will be upgraded to satisfy building regs.  The ground floor construction will be replaced with a new insulated heated ground floor slab with a ground source heat pump, the associated small plant being located in the bin store. The design of this will be carefully assessed on it’s impact to both timber and brick buildings. Again a planning condition is invited in this respect.  The open wings at the western end of the building will be enclosed with ‘frameless’ glass panels to allow the internal space to be used.

Disabled access is via a raised pavement access level with the road. The Oast House: Listed Building

The following text comes from the Historic England, listed entry and helps explain the buildings provenance.

Late C18th with a few later C20 modifications. Timberframed building clad in weatherboarding (part still tarred) with gabled pegtiled roof sweeping to ground floor to the south west. PLAN: Two storeys and attics building of five bays with outshot with cart access to south west. EXTERIOR: The south east gable has a large C20 attic casement window, two blocked openings to the first floor and a ground floor former outshot opening, probably accessible by cart, currently blocked in corrugated iron. The clockface and weathervane of traditional type were added in the 1930s. To the north west the gable has a small original attic opening and two blocked openings on the first floor divided by a loading door. The ground floor is mainly open on this side for storage, probably accessed by cart. To the north east it abuts a later brick eastern range, originally forming two hop kilns. not of special interest. INTERIOR: The ground floor has some earlier reused upright posts with bolted knees, a rear wall with diagonal braces and the roof of the outshot is of staggered purlins. The first floor has upright posts with curved jowls and splayed central posts. The attic has a roof with staggered purlins, ridgepiece and original rafters with some diagonal braces and old Putting the brick gabled roof to one side, the composition is still floorboards. The bolted knees were added to the principal rafters in the C19. strong and coherent as a historical and architectural presence. There are side boards with beaded moulding for storage, probably of early C19 date. HISTORY: This was the western range of an oasthouse to Mill Farm which adjoined Hodson's Mill. Old photographs of the mill taken after the mill fire of 1902 show the farmhouse with a Georgian exterior to the south of this building but it has since been demolished and this is the only farm building of Mill Farm surviving.

In many places the timber detailing in the listed C18th building is

of very high quality, from both a historical and workmanship view

Wealden House

The site analysis requires a focal point building for non-residential use on the Northbridge frontage which is a suitably prominent location, the design solution needs to be very sensitive due to it’s proximity to the Northbridge conservation area.

Researching the form and scope of medium to large building types in this part of the country soon revealed the importance of the "Wealden ".

Some examples of these exist in both Northbridge and Robertsbridge Conservation areas. Using this building type as inspiration provides the opportunity to investigate the ability to provide a medium sized floorplate for a modern office in a meaningful way.

The is a type of vernacular medieval timber-framed hall house traditional in the south east of England. Typically built for a yeoman, it is most common in (hence "Wealden" for the once densely forested Weald) and the east of but has also been built elsewhere. Kent has one of the highest concentrations of such surviving medieval timber framed buildings in Europe.

The original plan usually had four bays with the two central ones forming the main hall open to the roof with the in the middle and two doors to the outside at one end forming a cross passage. The open hearth was later moved towards the cross passage and became a fireplace with chimney, sometimes the chimney pile even blocking the cross passage, which had soon been screened off the main hall. Beyond the cross passage the outer at the "screens end" or "lower end" of the hall, usually contained two rooms commonly called buttery and pantry, while the rooms in the bay at the other end, the "upper end", were called parlours.

The end bays each had an upper floor containing solars, which did not communicate with each other, as the hall rose to the rafters between them. The upper stories on both ends typically extended beyond the lower outer wall being jettied on at least one side of the building. As the main hall had no upper floor the outer wall ran straight up without jettying, and thus the central bays appeared recessed. The early buildings had thatched roofs and walls of wattle and daub often whitewashed. Later buildings would have a brick infilling between timbers, sometimes leading to a complete replacement of the outer walls of the basement with solid stone walls.

Wealden Hall House

The proposed building provides 520sqm Gross Internal Floor area of flexible commercial space, with undercroft parking.

The main entrance and vertical circulation happens in the centre of the plan with a double height space echoing that of the traditional Wealden Hall type described on the previous pages.

Wheelchair users will have access to the ground floor via a ramp accessed directly off “The Stray” road. Some tenants may require wheelchair access throughout the building, in which case there is provision for a lift installation necessitating the conversion of 3 no. parking bays into 2 no. wheelchair parking bays in the basement.

In terms of materials, it was decided to finish the building in brick to echo the main material on the Mill. The strong shaped end gables are also a feature of the Mill extension, a natural product of a building set on legs for flood resilience.

The roof is slate with the double height centre section picked out in east and west facing pitched photovoltaic roof panels. The end gables are finished in a Aerial view of Wealden Hall House from the south-east timber grille.

This composition is set above the undecroft car park, itself hidden by digging into the ground. The height of the surrounding wall is visually reduced by a perimeter grassed low berm.

The open air parking is shielded from the building by large projecting terraces.
