Situation:
The two Lots are located in the vicinity of Gryllis Farm, Treskillard (near Four Lanes), Redruth, Cornwall, TR16 6JY in areas of the farm known as “Gryllis” and “Old Forest Farm” as shown on the attached Field and Location Plans.
Description:
The attached Schedule shows the acreage of the respective Lots, extending in all to approximately 141.17 acres (57.13 Ha).
The Lots will be available for grazing and/or mowing from the Commencement Date of Monday 30th March 2020, through to the Vacation Date of Sunday 29th November 2020. It is intended that the land will be available again in subsequent years, subject to the agreement of the parties, however the Licensors reserve the right to choose whether or not renew the agreement(s), or to offer by tender again, as appropriate.
The grass is subject to grazing with beef cattle until 8th December 2019 after which grazing will cease until 30th March 2020 and viewing is recommended.
We are informed that both Lots have water, either piped or natural, and there will be no additional charge for water.
We are further informed that the majority of the land is fenced with the Licensor’s electric fencing system and the Licensee will be able to utilise this system for no additional charge. The Licensee will need to monitor the system to ensure it is operational, and may enhance if required by connecting further temporary fencing to the existing installations.
Organic Status
The land previously had Organic Status but that ceased in April 2019.
Environmental Stewardship / Countryside Stewardship:
The land is NOT within any Environmental Stewardship or Countryside Stewardship Schemes.
Basic Payment Scheme:
The Licence(s) for Grazing and/or Mowing is/are on the basis that the Licensor will submit their own claim under the Basic Payment Scheme.
For the sake of complete clarity, the Licensee will not be entitled to any payment under the Basic Payment Scheme and will indemnify the owner for any breaches that may result in deductions to payments under the Scheme due to his actions.
Access:
Each of the Lots enjoy good access, either direct from the Council highway, or via private lanes. The land will be grazed with beef cattle until 8th December 2019 and so please leave gates as you find them and take due care when viewing.
Application and Tender Form:
The highest or any other tender will not necessarily be accepted, entirely at the Licensors’ discretion.
Tenders must be submitted to the Agents using the attached tender form only.

Licence(s):
Each Lot will be subject to a Licence for Grazing and/or Mowing with payment for the full Term due in full, in advance, plus Agent’s Commission of 5% + VAT.
The Term will be from Monday 30th March to Sunday 29th November 2020.
The Licensee will insure his own crops and animals and carry adequate third- party liability insurance.
Viewing:
Viewing may take place at any reasonable time.
Please take a copy of these Particulars with you, and respect the usual Countryside Code.
