GENERAL DESCRIPTION The ten woodlands lie within a 2 mile radius of Leeds Castle, the internationally renowned Grade 1 Listed castle. A castle has been on this site for c.1000 years and it is one of the most popular heritage sites in . The last private owner of the castle was the Hon. Olive, Lady Baillie, who died in 1974. The castle was left to the Leeds Castle Foundation whilst the balance of the estate remained in the Baillie family, who are now offering the 10 woods for sale.

The woods are mainly broadleaved in content although purchasers should note the late rotation conifer crops in Lots 9 and 10. This selection of properties offers traditional mixed age broadleaved woods, mixed woodlands, coppice woodlands and principally conifer blocks showing the area’s ability to grow good quality softwood species.

The coppice has been actively managed and its produce is recognised locally as being of high quality. Produce has customarily gone to traditional fencing makers including local specialists E J Holmes & Sons who have been actively coppicing the Sweet chestnut on the Estate for c.40 years. Some 20 – 25 acres are harvested each year on a 14 year rotation giving an annual income in recent years of around £13,500 / year with no restocking costs. Additional value could be added to the coppice if it was registered under FSC. In recent years there has been a growing demand from the biomass market even prior to the announcement of the new Biomass CHP plant at Discovery Park, near Sandwich in Kent. This new plant, reputed to be costing c.£130 million, is due to be running by the summer of 2018. The owner’s intention is to fire the plant primarily with virgin wood sourced locally in the UK. The plant will be able to produce power corresponding to the power consumption of 50,000 households. Kent woodlands will have the shortest haulage distance to the new mill and are ideally placed to supply timber.

All of the woodlands lie just to the south of the Kent Downs Area of Outstanding Natural Beauty. The woodlands, with the exception of Lot 3 and a small portion of Lot 1, are classified as Ancient Semi Natural Woodland (ASNW) (Lots 1,2,6, part 8 and part 10) or Ancient Replanted Woodland (PAWS) (Lots 4,5,7, part 8, 9 and part 10). Ancient Woodland is a designation indicating these are old woodland sites dating back to at least 1600 AD. Prior to this date planting of woodland was very uncommon; this suggests if a wood was present in 1600 AD it is likely to have been there for some time previously and may be a remnant of the original wild wood which once covered most of Britain.

Some of the lots are registered on the Rural Land Registry and Basic Payment Scheme (BPS) Entitlements for short rotation coppice and are available by separate negotiation. Where BPS has been claimed in the past these are noted under the individual lots where applicable. The 2016 value of BPS was £215 per hectare before modulation and financial discipline. BPS is excluded from the sales but may be available to the purchasers of the relevant lots by separate negotiation.

After two years ownership, commercially managed woods qualify for 100% relief from Inheritance Tax. Timber sales are free of all Income Tax and do not attract Capital Gains Tax. In certain circumstances it is possible to roll-over Capital Gains into the proportion of the purchase price attributable to the value of the land.
