IN BRIEF SL GREEN REALTY CORP. IS CONSIDERING RAISING RENTS FOR A SECOND TIME THIS year as leasing activity continues to improve. Steven Durels, director of leasing and property at Manhattan’s largest commercial landlord, says any hikes would likely come in the next 30 to 60 days, although it was too soon to discuss the precise amount. At the beginning of 2010, SL Green raised rents between 5% and 7% at its best locations. Now the company is considering an increase that would affect its entire 30-building portfolio, comprising roughly 22 million square feet. LAID-OFF WORKERS AT THE DEFUNCT STELLA D’ORO BISCUIT CO. BRONX BAKERY COULD get millions of dollars in back pay and benefits as a result of a decision by the National Labor Relations Board. The 2-1 ruling affirmed the June 2009 decision by an administrative law judge, which stated that Stella D’oro violated federal labor law when it refused to furnish financial statements to the union that substantiated its claims that concessions were needed to survive. The ruling orders Stella D’oro to fork over back pay plus interest, as well as benefits, for the two-month period after the workers offered to return to work in May 2009 and before the firm took them back in July. Beltrán slides into restaurant business ew york mets slugger Carlos Beltrán hasn’t been much help to the hapless club this season, but he’s hoping for a home run off the field in the restaurant industry. NThe ballplayer, who recently acquired a 25% stake in popular Puerto Rican eatery Sofrito, plans to take an even bigger bite of the business in the near future. “I believe Sofrito has big potential,” says the center fielder, who wants to bring the eatery to his homeland of Puerto Rico, as well as Miami and Chicago. Mr. Beltrán says he also plans to purchase a stake in Sofrito’s sister restaurant, Sazón. Restaurateurs JR (Genaro) Morales and Jimmy Rodriguez opened Sofrito in 2006. (Mr. Rodriguez is no longer a partner.) Mr. Morales is aggressively looking for real estate to accommodate the new team’s expansion plans. Mr. Beltrán, who quickly became a regular at Sofrito’s, “has had three birthday parties at the restaurants,” says Mr. Morales. He continued his party streak Sunday when he threw a bash there to celebrate his new role, inviting his teammates and other

Mr. Tilden recently gave $20 to a mobile food company with a bro- ken-down truck. “I knew it would help them out,” he says.

On the New York side, sandhogs will confront layers of granite and schist, which are easily flaked. However, the maze of existing infrastructure buried under Manhattan—subways, water mains, power lines and the like—will require deft handling as workers near Penn Station. More difficult will be excavating beneath the Hudson, where care must be taken to prevent the tunnels from collapsing due to the instability of the soft silt and clay there. The finished underwater tubes will be concrete-lined to keep them stable and dry. Trickiest of all, engineers say, will be digging nine perpendicular passageways under the Hudson to link the tubes; these will be used to evacuate the tunnels in case of an emergency. These passageways must be dug using a technique called ground freezing: Pipes are inserted into the area to be excavated, a refrigerant is piped in and, once the surrounding area is frozen, conventional mining and blasting methods are used.
