The legislation surrounding the renovation of property is extremely stringent, and all planning permission and permits must be in place before a property can qualify under the €350,000 Golden Visa programme. Renovation works must be carried out by a registered Portuguese construction company in strict accordance with the guidelines outlined by the local municipality. The €350,000 minimum investment requirement can include the cost of renovation. There are reported changes in legislation reported to be coming at the end of 2021 which will most likely exclude Lisbon from the Golden Visa for future applicants so investors need to move quickly while the opportunity exists. Both the location and style of the properties can result in very high rental returns and excellent potential for strong capital appreciation over the course of the investment. A passive investment, the renovation process will be taken care of, in its entirety, by the developers.
