As the first piece in the full redevelopment of the Tsawwassen Location: Tsawwasseen, BC Town Centre site, the six storey mixed use project included 81 Space: 100,000sf units of market housing targeting a mid-income clientele of families and downsizing empty-nesters. One and two bedroom units were developed on a rigorous structural bay that allowed the units to be additive – simplifying planning. In contrast to the housing stock being developed in Vancouver, the team incorporated large bedrooms, extensive balconies, significant in-suite storage and a shared communal roof garden – with opportunities to grow food.
Utilizing locally sourced mass timber within the project is an important aspect of its sustainability objectives, while also resonating with the materiality of the neighbourhood. Additional sustainability targets included reducing energy demand by optimizing the building envelope, utilizing the natural solar contribution for hot water, as well as utilizing natural ventilation to cool the suites. Durable and quality materials were desired by the developer, while still maintaining alliance with a modest budget. This reinforced the design agenda of simplicity and repetition – working with the dimensions and characteristics of different materials to minimize cutting and waste.
