Housing Need

Every council is required by the government to boost significantly the supply of housing and to make planning decisions in the light of a presumption in favour of sustainable development. The latest housing study identified a need in Wycombe District of between 480 – 720 dwellings per year.

Wycombe District Council have identified as a market town, having a good range of community facilities and available services.

It is clear that there is a need for houses to meet the present and unmet and future needs of the community within Princes Risborough and Wycombe District as a whole.

Monks Risborough and adjoining Princes Risborough provides a range of services and facilities which are used by both residents of the village and those in the surrounding area. The site is well located with good access to existing community facilities and the local public transport network. Visual Analysis The site lies on arable fields to the east of Monks Risborough. Existing residential development and rail infrastructure provide an established urban/rural fringe character.

Views to the north and west are constrained by a combination of existing 3 residential development and tall hedgerows at the site boundary while, to the east and south, the prominent landform of the (an Area 2 of Outstanding Natural Beauty) rises above the intervening settlement. 1 This indicates that views from within the AONB should be considered within the proposals.

What are the local facilities? The site is sustainably located with easy access to existing community amenities and the public transport network. Amenities include a nursery, primary school, doctor’s surgery and local shops. The no. 300 bus service between and operates 7 days a week with weekday services every 15 - 25 minutes. Other bus services offer connections to and Chinnor. Bus stops are located within walking distance of Mill Lane.
