This noble mission has been the beacon that guides The Hong Kong Management Association forward in advancing management excellence in Hong Kong and the Region since our establishment in 1960.

The goal of sustainability is becoming ever more prevalent in the business community, and a rapidly growing number of organizations throughout the world of all sizes and from different industries are committing themselves to finding innovative and profitable solutions. The winners of the Hong Kong Sustainability Award 2018/19 have demonstrated how to capture opportunities that bring not only business benefits but also positive social and environmental impacts by embracing sustainability. I must extend my heartfelt appreciation to Dr Delman Lee for his most capable leadership and the Award Organizing Committee Members, Examiners and Judges for making this award yet another great success.

I would also like to extend my sincere congratulations and welcome to the new Charter Members and Fellows, as well as to the winners of the Management Development Credit Unit Award. In recent years, a global trend of growing awareness and steady shift in consumer preferences towards sustainable products and services has been observed. More and more businesses are shifting towards a new direction that calls for doing good for society while making profits. Moreover, the increasing public emphasis on greater transparency and accountability has also turned stakeholders’ focuses to areas beyond the numbers.

The Hong Kong Management Association launched the Hong Kong Sustainability Award in 2016. Now in its second edition, this biennial award has become ever more relevant and gained wider recognition with an encouraging number of applications received from organizations of all sizes and industries.

While organizations are stepping up their efforts in sustainability, it could not have been materialized without the staunch support of business leaders and sustainability experts. The Award introduces a new Individual Award category to recognize visionary business leaders for their significant contribution to the sustainable development of their organization and the business community.

I would like to take this opportunity to thank my fellow members of the Award Organizing Committee, the Board of Examiners and the Panel of Judges for the selfless contribution of their precious time, insight, experience and efforts, without which the Award could not have been so successful.

My heartfelt gratitude also goes to our distinguished Guest of Honour, Ms Louisa Cheang, Vice-Chairman and Chief Executive of Hang Seng Bank Limited, for gracing us with her presence tonight.

Since its establishment in 1960, The Hong Kong Management Association has taken up a crucial role that supports individuals and organizations in meeting challenges and enhancing their competitiveness through management education and training at all levels. Together we have stood strong through good times and difficult times, through every historical moment, as well as every up and down that this city went through. I firmly believe that our dedication and devotion to serving and contributing to the city as well as the Region will guide us through and prevail over whatever challenges ahead of us.

At this important annual flagship event of the Association, I would also like to extend my most sincere welcome to our new Charter Members and new Fellows for their remarkable contribution to their respective industries and the community. The Hong Kong Management Association (HKMA) is a non-profit making organization established in 1960. Its vision, mission and values are as follows:

Services provided by the HKMA can be categorized into three major areas, namely education and training; management services and membership services.

With a commitment to nurturing human capital through management education and training at all levels, the HKMA offers over 2,000 training and education programmes covering a wide range of management disciplines for more than 50,000 executives every year. From distance learning courses, seminars and workshops, certificates, diplomas, all the way to bachelor, master and doctorate degree programmes jointly organized with prestigious overseas universities, these programmes are suitable for executives at different stages of development. The HKMA also provides specially designed corporate training which geared to the particular needs of different organizations. In 2009, the Association introduced the Corporate University Scheme, which helps companies retain quality staff and build a corporate culture of lifelong learning.

The Association believes learning while networking works best for achieving continuous development. Diversified management services are offered to provide platforms for business executives to exchange ideas, to network and to gain professional development. Annually, the Association organizes diverse functions such as Annual Conference, special topic seminars, dinners and workshops. Prominent business leaders are invited to share their invaluable insights and wisdom on the most updated trends and development of management.

Business award is another major area of HKMA’s management services. To promote best practices in management, each year, the Association organizes eight business awards in Hong Kong and the Mainland. These include the Best Annual Reports Awards, the HKMA Quality Award, the Award for Excellence in Training and Development, the HKMA/TVB Awards for Marketing Excellence, the Hong Kong Management Game, the Distinguished Salesperson Award, the Hong Kong Sustainability Award and the Award for China Marketing Excellence. These prestigious awards, which are now regarded as the highest accolades of the business community, provide an exemplary model for business professionals to follow and benchmark.

With a total of over 13,000 members including individuals and corporates, membership service has always been a priority for the Association. A comprehensive range of membership activities such as seminars, forums, luncheons, company visits, study tours and social gatherings are offered every year. Another distinctive feature of membership is the seven autonomous Specialist Clubs which provide opportunities for members with similar interests to meet and develop further their specialist knowledge. The highlight event of membership is the Annual Fellowship Dinner which provides an excellent platform for members to extend their network. About the Award

Award Background

Sustainable development is the new frontier of business and organizations. It has emerged over the past decades and gained wide acceptance after its appearance in Our Common Future, a report published by World Commission on Environment and Development in 1987. In the report, sustainable development was given a fundamental definition of “development that meets the needs of the present without compromising the ability of future generations to meet their own needs".

Sustainable development then gradually evolved into considering social equity, economic, and environmental factors simultaneously, which is also known as the triple bottom line for both social and private enterprises. Nowadays, sustainability development encompasses various aspects of life, ranging from economic advancement to gender equality, climate change to health and safety. The growing importance of sustainability is evident in view of the constant increase in global sustainable investments. Research has also indicated that sustainability initiatives can help an organization improve on financial performance by seizing new markets, managing risks and improving returns on capital. These are essential for an organization to survive in today’s drastically changing and increasingly complex global business environment.

It is beyond doubt that sustainable development delivers immediate as well as long-term benefits for businesses, people and the planet, which is especially important to an international centre like Hong Kong. In view of the growing importance of Sustainability among the business community, The Hong Kong Management Association launched the Hong Kong Sustainability Award in October 2016 as a long-term initiative to promote sustainability. The inaugural Award received an overwhelming response from more than 100 organizations, among which small and medium-sized enterprises accounted for half. It is positive proof that regardless of the company’s size, scale and nature of its business, sustainability can become a staple of its operation and culture. The first chapter of a comprehensive sustainability casebook has been built by the winning organizations of this Award, and is expected to exert substantial influence on other companies in taking a bigger step forward on their sustainability journey.

Highlights of the Award

• Through a holistic approach, the Award brings recognition to organizations, business leaders and sustainability experts that have demonstrated due consideration to the economic, social, and environmental aspects of sustainability while achieving good business and organizational performance.

• The Award is developed by a pool of business leaders and sustainability experts, and the approach of the Award is appropriate to Hong Kong’s business environment.

• The Award advocates cross-sector sharing of best practices of sustainability, inspires organizations to entrench sustainability into their operation and culture with the aim of achieving long-term business sustainability.

• The Organization Award category is open to all organizations registered in Hong Kong, from private to public sectors, regardless of their size and nature of business or service.

• This year, an Individual Awards Category has been launched to honour business leaders and sustainability experts for their contribution to the sustainable development of their organizations and the business community. Award Categories

There are two categories for the awards: • Individual Awards The Award is intended to recognize business leaders and sustainability experts for their significant contribution to the sustainable development of their organizations, as well as the business community.

• Organization Awards The participating organizations will be categorized according to the number of employees under the organizations’ span of control. The three Award Categories include:

• Large organization (organizations with more than 200 employees) • Medium-sized organization (organizations with 51 to 200 employees) • Small-sized organization (organizations with less than 50 employees)

Judging Process

Individual Awards All Award entrants were nominated by their organizations. They were required to submit a write-up explaining their achievements and contribution to the sustainable development of the organization and the business community. The Board of Examiners decided on the finalists of Distinguished Sustainability Leadership Award for the Final Judging. All finalists will be interviewed by the Panel of Judges. Winners of Distinguished Sustainability Leadership Award were selected by the Board of Examiners while the Sustainability Leader of the Year was selected by the Panel of Judges.

Organization Awards All participating organizations were required to fill in and submit the Application and Entry Forms. The Board of Examiners conducted initial screening and recommended recipients of Certificate of Excellence and Special Recognitions, as well as the finalists of the Hong Kong Sustainability Award for the Large, Medium and Small-Sized Organization Categories. All finalists of Hong Kong Sustainability Award were invited to attend the Final Judging. The Panel of Judges determined the winners of the Grand Award and Hong Kong Sustainability Award for each category.

Description: For our trophy, the tree in the middle means being mature as the tree is growing. The stars around the tree refer to targets or goals; we have different goals in our life, that’s why we add lots of stars on our tree. There are lots of wires as the tree’s leaf symbolizes the abundant ideas in our mind; it is rainbow in color because of creativity. The buttons under the tree are wheel gears that push forward and represent developments in our life. The green buttons are different from other buttons, because they represent the many teenagers in this society that are learning and improving.

Title: Protect our Earth

Description: Human hands made of plastic containers are holding around a tree that represents life and nature, branching out with fruit and cash leaves made out of plastic bottles, growing out of soil made of buttons. This symbolizes a system that facilitates balance and sustainability. Through this trophy, we also want to remind all citizens that we all have the social responsibility to take care our Earth. Description: In the current development, people have created a lot of plastic waste and brought multiple types of pollution to the environment. If people only focus on economic growth while neglecting the importance of environmental protection, irreversible harm will be done to the earth. Therefore, we should strike a balance between economic development and ecological conservation to achieve a sustainable future for Hong Kong to thrive like the small saplings.

MANAGEMENT COMMITMENT Sustainable Development (SD) is central to Swire Properties’ business philosophy and company culture. In 2016, the company introduced its SD vision:

“To be the leading sustainable development performer in the industry globally by 2030.”

In the same year, the company formulated the SD 2030 Strategy, which is built on five strategic pillars: Places, People, Partners, Performance (Environment) and Performance (Economic), and supports the United Nations Sustainable Development Goals (“SDGs”). ECONOMIC DIMENSION Green finance is a core component of the Performance (Economic) pillar under the SD 2030 Strategy.

Green Bond

In January 2018, Swire Properties launched the first-ever 10-year green bond, valued at US$500 million to fund or refinance new or existing projects relating to renewable energy, energy efficiency, green building development, sustainable water and wastewater management and climate change adaptation. The green bond is the first in Hong Kong to obtain Pre-issuance Stage Certification under the Green Finance Certification Scheme run by the Hong Kong Quality Assurance Agency.

Green Bond Report is issued annually to enable investors to understand proceeds allocation and the environmental performance of the green projects that have been funded by those proceeds. As of 30 September 2018, more than 80% of the proceeds had been allocated to different green projects, for example, energy efficiency projects in its Hong Kong portfolios. These projects have achieved an estimated annual total energy savings of 6,441,000 kWh and an annual total carbon emissions avoidance of 5,088 tonnes of CO2e.

The loan will be used for investments supporting the company’s targets set under the SD 2030 strategy, such as adoption of advanced energy-saving technologies, and to fund ongoing green building developments, including Two Taikoo Place – the triple Grade-A office building which is a key component of the company’s Taikoo Place redevelopment project.

SOCIAL DIMENSION The company believes that the contributions of people are critical to the success and implementation of the SD 2030 Strategy.

The company is committed to creating an inclusive and supportive working environment for the employees. It introduced a Diversity and Inclusion Policy in 2018, and a Flexible Working Policy in 2019 to create a workplace that fosters equity and inclusivity. In 2018, it has achieved a 1:1 gender pay ratio and 49% of management positions are held by women.

Swire Properties also invests in the development of the communities in which it operates. The company holds regular community events in and around the developments to help create and foster vibrant local communities. ENVIRONMENTAL DIMENSION As part of the SD 2030 Strategy, the company is continuing to strengthen the management approaches to environmental protection by expanding the focus of the initiatives beyond the direct impacts of the business to address important environmental concerns for the communities in which it operates, such as climate change, energy management, waste management, and water conservation.

The Science-based Targets initiative (SBTi) is a global action that encourages companies to set and adhere to ambitious carbon reduction targets which will help the world transition to a low-carbon economy. As part of the efforts to facilitate this transition in Hong Kong, Swire Properties has become the first developer in Hong Kong and Mainland China to commit to the SBTi.

Swire Properties’ largest source of carbon emissions arises from the purchased electricity. In the SD 2030 Strategy, the company sets a target of reducing the energy consumption by 64 million kWh/year by 2020 compared with the 2008 baseline for the HK portfolio (equivalent to 26%); and reducing the energy consumption by 23 million kWh/year, equivalent to 20% compared with the business-as-usual baseline, in the Mainland China portfolio. Numerous energy conservation measures are helping us work towards these aggressive targets while simultaneously allowing us to operate high-performance buildings. For example, the company has upgraded the heating, ventilation and air conditioning air handling units, and replaced with electronically-commutated motor plug fans to increase efficiency and reliability. The company is also developing a cloud-based smart energy management platform to conduct big data analysis to help facilitate strategic decision-making aimed at optimizing operations.

Since 2011, the company has collaborated with Tsinghua University (“Tsinghua”) through the Joint Research Centre for Building Energy Efficiency and Sustainability, developing and testing new methods to increase energy efficiency in the Hong Kong and Mainland China portfolio. This collaboration continues to generate substantial energy savings while helping us share new ideas and practices with industry peers and other researchers.

With the various energy reduction measures implemented in the portfolio, the company is on track to meet the 2020 reduction target. The energy use intensity has decreased by 25% between 2008 and 2018 in our Hong Kong portfolio, and decreased by nearly 35% between 2010 and 2018 in its Mainland China portfolio.

SUSTAINABILITY INTEGRATION SD lies at the heart of Swire Properties’ business philosophy and is embedded in every part of its day-to-day operations.

The company encourages its employees to be proactive on SD issues, both at work and in the community. Therefore, the company adopts a highly inclusive approach in its SD management structure.

To ensure that its SD 2030 Strategy is properly integrated across its operations, each strategic pillar is supported by a working group. The working groups are responsible for developing KPIs, and over 80 measurable KPIs have been established. These SD working groups comprise over 110 employees representing its different regions, and with various levels of expertise, seniority and work experience. They meet on a quarterly basis to review and report the progress of meeting the KPIs.

Airport Authority Hong Kong

Airport Authority Hong Kong (AAHK) is responsible for the operation and development of Hong Kong International Airport (HKIA). HKIA is one of the world’s busiest airports, handling 74.7 million passengers and 5.1 million tonnes of cargo in 2018.

MANAGEMENT COMMITMENT AAHK’s management commitment to sustainability is reflected in its sustainability vision, which is “to strengthen HKIA’s ability to operate and grow profitably in a changing and challenging economic, ecological, technological and social environment, while developing a robust culture of sustainability throughout the organization”. AAHK adopts a three- pronged approach in its sustainability management, which is to control, guide and influence over the different levels and aspects of airport operations. The Business Development Committee, a board-level committee, oversees AAHK’s sustainability.

ECONOMIC DIMENSION Maintaining Air Cargo Leadership HKIA has been named the world’s busiest cargo airport since 2010. To reinforce HKIA’s leading position, AAHK is strengthening the role of HKIA as a high-value cargo hub and expanding its capacity to capture the potential of rapidly growing air cargo segments, such as pharmaceuticals.

AAHK has supported and facilitated the three cargo terminal operators, three ramp handling operators, and one home- based carrier to achieve the International Air Transport Association (IATA)’s Centre of Excellence for Independent Validators in Pharmaceutical Logistics (CEIV Pharma) Certification. IATA CEIV Pharma is a globally assured standard for pharmaceutical transportation by air. HKIA was also named as CEIV Pharma Partner Airport. Moreover, AAHK is implementing various measures to strengthen its ability to handle pharmaceutical shipments, including the procurement of 21 cool dollies, construction of sheltered areas on the apron, and collaboration with other CEIV Pharma certified airports to establish airport-to-airport pharma corridors.

Collaboration amongst various stakeholders along the whole supply chain is key to achieving the certification, for example, the establishment of a cross-industry taskforce in 2016. The taskforce consisted of on-airport parties, pharmaceutical manufacturers and the distributors, and served as a platform for AAHK’s stakeholders to discuss how HKIA can best serve fast-growing segments of high-value cargo business. AAHK has also worked with government departments to streamline the licensing and declaration process for pharmaceutical products.

Logistics is one of the four pillar industries supporting Hong Kong’s economy. In particular, the market for pharmaceutical logistics has shown strong growth with a compound rate of 12% per annum at HKIA between 2014 and 2017. The airport- wide certification to CEIV Pharma gives pharmaceutical manufacturers and distributors the assurance that their products are being handled professionally within HKIA, in accordance with the stringent industrial standards, and without any temperature excursion.

SOCIAL DIMENSION EXTRA MILE Project The EXTRA MILE project was launched in 2018 based on AAHK’s Community Investment vision, which is “to contribute to the social and economic growth of Hong Kong, in particular Lantau and other neighboring communities, by nurturing talent, realizing the potential of individuals, and encouraging participation in aviation related industries”.

Under the Project, AAHK has developed three pilot programmes which focus on working youth, non-Chinese speakers (NCS) in Hong Kong, and working parents at HKIA respectively. a. Working Holiday@Lantau – A work placement programme encompassing accommodation, exploratory elements and support from social workers to motivate youth and facilitate their people skills development. b. The Pioneer – A work placement programme for NCS with leadership potential to nurture team leaders, who may act as a bridge between local supervisors, and both existing and potential NCS employees. c. EduCare – An after-school care programme for designated Tung Chung primary school students whose parents are working at HKIA, covering tutorial services, exposure programmes and family support.

The EXTRA MILE project is a platform for AAHK, its airport business partners (BPs) and Community Partners, including non- governmental organizations and social enterprises, to invest in the community while addressing labour challenges. The project is now supported by 27 BPs. AAHK has also engaged three Community Partners to leverage their expertise and knowledge of the neighboring communities as well as their connections with the three identified target groups.

The Project goes beyond corporate social responsibility and adopts the concept of “creating shared value (CSV)”. It is the first large scale industry-based CSV project in Hong Kong and offers a collaborative platform which helps AAHK and its BPs to attract and retain talent for the airport community while simultaneously generating social value through creating employment and upward mobility opportunities for the society.

ENVIRONMENTAL DIMENSION HKIA Airport-wide Carbon Reduction Programme The aviation industry is responsible for around 2% of global human carbon emissions. It is estimated that airport operations account for 2-3% of total aviation emissions. While the demand for air travel continues to grow, there is also a growing expectation that carbon emissions arising from air travel must be reduced. To this end, AAHK has initiated the HKIA Carbon Reduction Programme to accelerate carbon footprint reduction across the whole airport community.

The programme adopts a multi-stakeholder approach to work collaboratively with over 50 BPs to measure, reduce and report on their carbon emissions. The programme consists of four core components: two carbon reduction pledges, a proprietary carbon audit system, monitoring of carbon emissions, and regular engagement.

In addition to conducting annual carbon audits for BPs, AAHK has rolled out four key engagement strategies to support its BPs in meeting the carbon reduction target. These include an annual senior executive roundtable to facilitate a discussion on the high-level business case for carbon reduction; half-yearly technical working group meeting to provide information on the latest technologies and practices; a sector benchmarking scheme to encourage friendly competition; and an award scheme to recognize outstanding performance.

By end-2015, HKIA had achieved a 25.6% reduction in carbon intensity compared to the 2008 baseline, surpassing the original target of reducing carbon intensity by 25% set in 2010. In 2016, together with 53 BPs, AAHK announced a new airport-wide target of reducing a further 10% carbon intensity by 2020 compared to 2015 levels. In 2017, a 5.7% reduction in the company’s carbon intensity was achieved.

SUSTAINABILITY INTEGRATION Sustainability is one of the focus areas in AAHK’s business planning. Along with the business plans, AAHK also formulates a set of annual corporate goals and performance measures every year, including major objectives and targets set for various sustainability-related issues such as safety, environment, people development, and corporate sustainability.

Sustainability in AAHK is managed through entities in various levels within the organization: • Business Development Committee, a board-level committee, has the mandate to oversee AAHK’s sustainability. • The Executive Director, Engineering & Technology has overall responsibility for AAHK’s sustainability management and performance. • The Sustainability Department is responsible for developing and rolling out AAHK’s sustainability strategy, management and reporting systems. • The cross-functional Sustainability Working Group comprises representatives from all departments across AAHK who support the development of AAHK’s sustainability reporting and framework.

AAHK organizes different programmes and campaigns to raise staff awareness on sustainability. For example, the company has established the Green Office Programme, and implemented the ISO 14001 environmental management system and ISO 50001 energy management systems to enhance environmental awareness among staff and promote behavioural changes.

CLP Power Hong Kong Limited (CLP Power) is the Hong Kong utility subsidiary wholly owned by CLP Holdings Limited, a company listed on the Stock Exchange of Hong Kong and one of the largest investor-owned power businesses in Asia. CLP Power operates a vertically integrated electricity supply business in Hong Kong and provides a highly reliable supply of electricity and excellent customer services to 6 million people in its supply area.

MANAGEMENT COMMITMENT As stated in CLP’s Value Framework, the company vision is to be the leading responsible energy provider in the Asia-Pacific region, from one generation to the next. There is a dedicated department responsible for sustainability work in CLP. It also maintains regular communication and high transparency by disclosing its financial, environmental, social and governance (ESG) performance in its Sustainability and Annual Reports according to local regulatory guidelines and international reporting frameworks. The Chief Executive Officer and Chief Financial Officer hold management responsibilities for the assurance of its ESG data, including by jointly signing off the General Representation Letter connected with the assurance process.

ECONOMIC DIMENSION Climate Action Finance Framework CLP’s Climate Action Finance Framework (CAFF) aims to support the transition to a low-carbon economy by attracting socially responsible, sustainable financing to back CLP’s investments through the following types of bonds: • Energy Transition / Emission Reduction Bonds – the proceeds of which help develop gas-fired power plants to support the transition from coal-fired generation in markets with limited renewable energy resources; and • New Energy Bonds – the proceeds of which help develop renewable energy, energy efficiency and low emissions transportation infrastructure projects.

Under the CAFF, a US$500 million Energy Transition Bond was issued in 2017 to finance the construction of a new 550MW ­gas-fired combined cycle generation turbine (CCGT) unit at the Black Point Power Station in Hong Kong coupled with other loan facilities. The new unit will employ the latest gas turbine technology to achieve high thermal efficiency and a lower carbon emission intensity than the average of the generation units currently used in Hong Kong. It is an important step towards meeting the Government’s target of increasing local gas-fired generation to around 50% of the total fuel mix in 2020.

The introduction of CAFF is in line with CLP’s Climate Vision 2050 and has helped diversify CLP’s funding base to ESG-focused investors while reinforcing CLP as an environmentally responsible company. The initiative has also won recognition in the trade. The arrangement of the Castle Peak Power Company Limited’s HK$5.7 billion term loan facilities for funding the CCGT project was awarded the Hong Kong Power Deal of the Year at The Asset Triple A Asia Infrastructure Awards 2018, organized by The Asset magazine. This self-arranged financing comprised a HK$1.4 billion 15-year export credit facility, and a HK$4.3 billion five-year commercial loan facility which was partially refinanced by the US$500 million inaugural Energy Transition Bond.

Furthermore, the US$500 million bond was the first benchmark US dollar Energy Transition Bond issued globally and was more than 2.5 times oversubscribed, with over US$1.25 billion in orders from investors across different regions. Listing the bond in Hong Kong was a further move to support the city in developing into a regional hub for green financing.

SOCIAL DIMENSION Youth Engagement To facilitate the upward mobility of the younger generation and help create hope and confidence for their life journey ahead, CLP has enhanced its youth engagement strategy to inspire youngsters with a career path in power engineering.

In 2017, the company launched the CLP Power Academy to offer accredited vocational training programmes and established a dedicated Youth Programme Office to manage youth initiatives. The CLP Power Academy offers programmes from the certificate, diploma, professional diploma and bachelor’s degree level to the dual master’s degree (MPhil and MSc) level, catering for young people with diverse academic backgrounds and work experience. In partnership with the Vocational Training Council, the School of Professional Education and Executive Development of the Hong Kong Polytechnic University, the Hong Kong University of Science and Technology, and the University of Strathclyde, the CLP Power Academy’s programmes provide future professionals with extensive academic knowledge and practical skills about the industry. CLP also engages the government, trade associations, community groups and the education sector to garner support.

ENVIRONMENTAL DIMENSION Renewable Energy Feed-in Tariff Scheme To rise to the challenge of climate change in part by promoting renewable energy development, CLP Power launched a Feed-in Tariff (FiT) scheme in May 2018 to encourage customers to build solar and wind systems at their premises. When a customer’s renewable energy system is connected to its grid, CLP Power will purchase the electricity produced at a rate of HK$3 to HK$5 per kWh, depending on the system capacity. The rates of the approved projects will remain fixed until the end of the useful life of the system or December 2033, whichever is earlier. Currently, the rates are higher than the prevailing tariffs to incentivize renewable energy investment.

Up to the end of July 2019, CLP Power approved more than 80% of over 4,300 applications for the FiT scheme. On completion, these projects will represent a potential total of 62 GWh of green electricity a year – equivalent to the annual energy consumption of 15,000 households and a reduction in carbon emissions of around 30,000 tonnes a year, or the amount of carbon dioxide removed from the atmosphere by 1.3 million trees. With the rising numbers of FiT applications, the capacity of the newly connected systems has also grown steadily over the past months.

Participating customers come from a variety of sectors, including businesses, industries, schools, and residential customers, including urban households and village house owners. The total area of the solar panels of the approved projects is equivalent to the size of 47 football pitches, measuring more than 330,000 square metres.

Alongside the FiT scheme, CLP Power has been supporting Hong Kong people to embrace a low-carbon lifestyle through various means. For instance, businesses and individuals can buy Renewable Energy Certificates to support local renewable energy generation and fulfil their social responsibility commitments in a parallel initiative introduced for the first time in Hong Kong under the latest Scheme of Control Agreement with the Government.

The company has also been continuously improving in this aspect with the average power interruption dropping to less than one minute per customer per year for the last ten years. What is even more gratifying is to have maintained high reliability while keeping tariffs affordable to its customers. Through stringent cost control and enhancement of operating efficiency, the company has gone further than its promise made in 2013 to freeze tariffs for five years; its tariff in 2018 was 16.6% lower than that in 2013.

In support of the Government’s initiative to transform Hong Kong into a Smart City, HK Electric is investing in infrastructure that promotes the widespread adoption of information and communication technologies. The company plans to implement progressively by 2025 smart metering service for all its customers. This would facilitate demand-side energy management while improving its customer services and enhancing gird operation, making Hong Kong smarter in energy use.

One of the innovative programmes the company introduced in 2018 – Smart Power Ambassadors Training – successfully integrated corporate objectives with its long-standing community investment strategy.

As a power utility, HK Electric has a unique responsibility to help promote energy efficiency and conservation, which is an integral part of its green education and promotion initiatives. A total of 54 senior citizens who share their vision were trained as green champions through workshops and site visits. They were then given the task of spreading the green word to their own communities inspiring others to do the same. Between them, a total of 70 sharing sessions were conducted for 1,600 participants. Ten outstanding ambassadors who were most passionate and proactive were recognized at a ceremony in April 2018 and have been enlisted by HK Electric to help in its outreach efforts. As retirees, the ambassadors could offer readily available manpower resources and could reach out to diverse social circles with a level of penetration that the company could not otherwise achieve. Our green education programme also extends to the younger generation. Every year, the “Happy Green Campaign” would organize activities to promote energy-saving and low carbon lifestyle through exhibitions, school talks and visits. Students also have an opportunity to put their “green dreams” into reality on campus by joining the “Green Energy Comes True” competition where seed money will be provided to successful applicants for projects that promote energy efficiency, renewable energy and energy sustainability.

Environmental Dimension Decarbonizing Electricity Generation HK Electric’s commitment to safeguarding the environment is articulated in its Environmental Policy where there is a renewed emphasis on low-carbon power generation and support for the community in the wider application of renewable energy. Environmental considerations are fully integrated across all areas of its business in compliance with comprehensive environmental and energy management systems certified to ISO 14001 and ISO 50001, respectively.

It is HK Electric’s long-term strategy to decarbonize its electricity generation and help improve Hong Kong’s air quality by switching to gas-fired generation. Not only does gas-fired generation have much higher energy efficiency which reduces carbon emission when compared to coal-fired units, its nitrogen oxides emission is also lower whilst its sulphur dioxide and respirable suspended particulate emissions are close to zero. Currently, the company is building three new gas-fired units which will be commissioned progressively from 2020, boosting its gas-fired generation from over 30% now, to about 70% by 2023. By then, HK Electric’s absolute carbon emission could be reduced by more than 40% compared to 2005 levels.

As a power utility, HK Electric shares the vision of the Agreement to reduce carbon emissions. The company believes there will still be room for us to further increase its gas-fired generation after 2023 to achieve full “coal-to-gas transition” as it continues to phase out the remaining coal plants in the next decade. In fact, increasing the use of natural gas has resulted in significant emissions reductions of SO2, NOx, and RSP from Lamma Power Station, of around 57–90% compared with the 2005 levels before natural gas was introduced for power generation.

HK Electric has also been active in promoting the application of renewable energy. HK Electric operates one of the largest solar power systems in Hong Kong as well as the city’s first commercial-scale wind power stations, which generated a total of 1,786 MWh of green electricity in 2018. The company introduced Feed-in-tariff Scheme and Renewable Energy Certificates to customers in 2018 encouraging them to install their own RE installations.

In a smart and unique way, the project required no initial capital investment from HKBN, despite numerous energy efficiency upgrades implemented at the Group’s office and data centre operations. Investments for all incurred retrofitting were fully funded by the Group’s consultant, who shared a fraction of its energy cost savings as compensation.

Thanks to the higher efficiency of replaced equipment as well as new workflow enhancements, Something from Nothing’s performance has, to date, far exceeded the Group’s energy and cost-saving targets. The following highlights the considerable energy savings achieved:

For the LED lighting replacement at HKBN office (operating since 2016) & two data centres (operating since 2017) CRAC Unit Fan Retrofit, the accumulated energy savings is 2,054,404 kWh and 948,392 kWh respectively, which is roughly 80% and 22% reduction annually. The Chiller replacement at HKBN office’s (operating since 2018) accumulated energy savings also recorded 640,124 kWh (Roughly 28% reduction annually.

SUSTAINABILITY INTEGRATION In everything HKBN does, and in every decision, it makes, “Make our Hong Kong a Better Place to Live” is omnipresent at all times. Founded in 1862, Towngas was Hong Kong’s first public utility. Over the years, Towngas has transformed from a small gas company supplying fuel for street lamps in Hong Kong into a leading conglomerate in Hong Kong and mainland China’s energy industry.

MANAGEMENT COMMITMENT Towngas is committed to upholding practices that protect the environment and creating value for the communities in which we operate. We believe it is also critical to maintain strong relationships with stakeholders and deliver long-term sustainable growth. The vision and mission are part of this commitment and guide its evolving sustainability strategy for the benefit of future generations. A Sustainability Committee, headed by the Managing Director appointed by the Board, has been set up to oversee the Company’s strategies, policies and practices on sustainability matters.

ECONOMIC DIMENSION The development of Hong Kong's green bond market has accelerated as a result of its continuous promotion by the Hong Kong Government. Towngas keeps abreast of the latest development of green financial instruments to fund the Group’s environmental innovative technology projects. Such investments align with the Group’s long-term goals of promoting sustainable development and fighting climate change.

In November 2017, we issued the inaugural green bond — the first in Hong Kong’s energy industry — to diversify the funding sources for low-carbon technology projects. The Green Bond was issued through a HK$600 million and a JPY2 billion transaction. The proceeds from the bond are earmarked to invest in Towngas’ waste-to-energy projects including the landfill gas utilization project at South East New Territories Landfill in Hong Kong, and the kitchen waste processing plant in Suzhou, mainland China, to recycle food waste, greening waste and landfill leachate for conversion into natural gas, oil products, solid fuel and fertilizers.

After its launch, we obtained post-issuance stage certification from the HKQAA under its Green Finance Certification Scheme in 2019, which enhanced its credibility and investor confidence.

As the first energy utility company in Hong Kong to have issued a green bond, Towngas is delighted to help with the development of green finance in Hong Kong. The success of this bond, which was heavily oversubscribed, has prompted us to consider other green financing opportunities in the future.

SOCIAL DIMENSION Towngas is committed to its corporate social responsibility (CSR) efforts in caring for the community and promoting innovative community services. We have implemented a series of charity programmes as an extension of the warm and caring culture into the community to help people in need.

In response to the increasing number of elderly people suffering from Mild Cognitive Impairment (MCI), Towngas joined hands with the Hong Kong Sheng Kung Hui Welfare Council Limited to launch its innovative Chef Anchor programme in 2017, with the aims of alleviating the symptoms of MCI patients and supporting the Government’s home-based elderly care policy. Chef Anchor is Hong Kong’s first procedural cooking training programme with a focus on MCI patients. Towngas coupled its speciality — open-flame cooking — with innovative and systematic cognitive training to train participants in daily cooking skills. The collaborative cooking classes were co-designed by occupational therapists and Towngas cooking instructors. Survey revealed that 90% of MCI participants showed improvements on self-confidence, cooking skills and cognitive ability after completion of Chef Anchor.

To benefit more elderly people with MCI and their families, in 2018, we added a new feature to the programme — Hong Kong’s first cognitive training cookbook, I Can Cook, which members of the public are welcome to obtain free copies at four designated locations in Hong Kong. Additionally, we set up the first corporate volunteer team to visit elderlies with MCI with the aim of alleviating MCI symptoms and the pressure on their families and caregivers. Since its inception, Chef Anchor has earned a number of awards for Towngas, proving the programme’s wide recognition amongst the public. Going forward, Towngas will continue to implement and promote CSR, integrate principles of corporate citizenship into operational strategies and management measures, and strive to fulfil the Company's CSR vision.

ENVIRONMENTAL DIMENSION A carbon lifecycle assessment study on cooking appliance was conducted to investigate the carbon footprint of the cooking appliances with a cradle-to-grave approach. Results demonstrated that over 99% of the carbon emission is associated with the use phase (i.e. during cooking).

As a responsible supplier of energy, Towngas believe it is a corporate responsibility to contribute to a low carbon future not just by reducing their own emissions but also by helping customers reduce emissions in their operations. To show the company’s commitment, we pledged that by 2020 we would have reduced the carbon intensity of its Hong Kong gas production operations by 30% against that of 2005.

In addition to reducing carbon intensity, we have been developing green products to help its customers save costs and reduce energy consumption. We offer more than 200 residential energy-efficient appliance models. In 2018, we introduced a new two- burner hotplate with a Regenerative Electric Energy Module (REEM) that converts heat into electric energy for charging the battery. Since the hotplate does not require a battery replacement, customers can enjoy greater convenience while reducing the amount of e-waste in its landfills.

At Towngas, it believes that public engagement is essential for creating a sustainable environment. To encourage green cooking habits, the company commissioned universities to conduct a series of comprehensive research and laboratory tests, and published leaflets with tips on green and healthy cooking that can be downloaded on its Low Carbon Action! website. Low Carbon Cooking So Easy 2018 cooking competition was also organized to further engage students and their families on a healthy, low-carbon lifestyle.

SUSTAINABILITY INTEGRATION Towngas recognizes that a company’s long-term success is closely connected with how it acts on matters of social responsibility, environmental stewardship and ethical corporate behaviour. Ever since the founding of Towngas in Hong Kong in 1862 and its entry into mainland China, the company has placed the highest priority on sustainability and have incorporated social, environmental and economic considerations into its core strategy as well as day-to-day operations.

Overseen by the Sustainability Committee, the company has designated department and committees to implement sustainability initiatives and organize awareness enhancement activities. Employee engagement is the key – through an array of communication channels, including publications, promotional messages over email and screensavers, the company shares its sustainability performance with its employees to bolster the sustainable thinking, trainings are provided for capacities building, while incentive programmes are set up to encourage the development of sustainability initiatives.

Over the years, Towngas has been developing sustainable products and services. As a leading energy supplier, the company also acknowledges the importance of planning for the transition towards renewable energy by investing in research and development. One example is the new hydrotreated vegetable oil (HVO) plant in Zhangjiagang, Jiangsu province, where the company is converting low-grade inedible bio-oil into the latest generation of biofuel, which offers over 85% reduction in greenhouse gas emissions as compared with traditional petroleum-based diesel along the production chain.

MANAGEMENT COMMITMENT NWD’s senior management is committed to a long term vision of promoting a modern living culture that includes sustainability and creating shared values. The Board Sustainability Committee, chaired by NWD’s Executive Vice-chairman and General Manager, Mr Adrian Cheng, is the highest level of authority to oversee and advise on NWD’s sustainability strategy and performance targets. Mr Cheng also chairs the Group Sustainability Steering Committee, which comprises senior executives from Group functions and major business units and drives practical implementation of sustainability initiatives under New World Sustainability Vision 2030 (SV2030). SV2030 was developed with reference to United Nations Sustainable Development Goals and it steers the Group to curate business offerings and initiatives revolving around Green, Wellness, Smart and Caring.

ECONOMIC DIMENSION The needs to tackle climate change through achieving energy efficiency and carbon emission reductions urge for market- based solutions that drive actions with traceable impact. As a founding member of the Hong Kong Green Finance Association, NWD is an active player of green finance, supporting the HKSAR Government’s effort to position Hong Kong as the regional green finance hub.

Last year, NWD developed the “New World Development Green Finance Framework” based on Green Bond Principles 2018 and Green Loan Principles 2018. The Framework is the first of its kind in Hong Kong that enables the funding of sustainable building design and operational enhancements through green bonds and loans. NWD’s senior management oversees the implementation of the Framework by being part of the “Green Finance Review Panel” that approves the selection of eligible projects under the Framework.

The inaugural transaction under the Framework was Hong Kong’s first green loan (HKD 3.6 billion) for K11 ATELIER King’s Road, a commercial re-development project in Hong Kong that has achieved platinum pre-certification of HK BEAM Plus, U.S. LEED and WELL building standards.

In the same year, the “New World China First Green Bond” (USD 310 million) was issued to finance two large-scale mixed-use development projects in the Greater Bay Area that have achieved the second-highest grade or above under the U.S. LEED, China Green Building Evaluation Standard and WELL standards. This green bond received the “Best Green Bond – Real Estate (Asia-Pacific region)” award by The Asset, an international financial magazine. The pursuit of green financing opportunities has been an instrumental vehicle for driving internal synergy and investor engagement. NWD will continue to explore green and sustainable financing tools that would drive environmental, social and governance (ESG) advancements under NWD’s SV2030. SOCIAL DIMENSION In the recent annual results announcement, NWD announced the plan to offer up to 3 million square feet (sq ft) of its agricultural land to NGOs and/or the HKSAR Government for the provision of innovative social housing and community building to grass-root families. The first beneficiary of this new scheme is Light Be, a Hong Kong social enterprise, which will be granted three plots of agricultural land totalling 28,000 sq ft. This will enable Light Be to establish Hong Kong’s first Light Village, a social housing project that aims to improve housing affordability. The offer will allow Light Be to build local communities that will empower lives through vocational training, education programmes and cultural activities. This move epitomises NWD’s efforts to cultivate a brighter future in local neighbourhoods, especially for the next generation in Hong Kong.

NWD has strived to improve the social mobility of under-resourced youth by providing up to seven years of professional sports training, life coaching and employment opportunities under the New World Springboard Programme. Since the inception of the Programme in 2012, 960 under-resourced students have received more than 326,000 hours of professional training in swimming, basketball, golf and tennis. Staff members were invited to provide mentorships for the students, who are also encouraged to contribute to society through community services such as visiting elderly homes. In 2019, the Group started to provide part-time employment opportunities and summer internships for selected students to gain real-world work exposure. A total allowance of more than HKD 22,000 was provided for students.

The Group is also committed to promoting local social development by incubating projects that create shared value. For example, G For Good, a subsidiary under NWD, provides start-up seed funding and business referrals to local athletes with commercially-feasible ideas.

ENVIRONMENTAL DIMENSION NWD embeds sustainability in the property development lifecycle from project planning/design and construction to property management and leasing.

As regards project planning/design, the Group’s Sustainable Building Policy specifies that new projects should achieve Gold- level or above certification under HK BEAM Plus and/or U.S. LEED building standards, while considering other standards such as China Green Building Evaluation Standard, WELL and SITES, a sustainable landscape certification. At the construction stage, Building Information Modelling (BIM) is deployed to enhance the efficiency of project management and reduce energy consumption and construction waste by reducing abortive works. For example, the use of BIM for K11 ATELIER King’s Road prevented over 50% of abortive works compared with the traditional construction method.

NWD improves the energy efficiency of its existing buildings through real-time energy monitoring, regular energy audits, as well as by adopting energy-saving practices and conducting retro-commissioning. Where practicable, the Group will also obtain green certification for existing buildings. A climate scenario planning study has been undertaken to assess physical climate risks and identify corresponding measures for major assets in the Greater Bay Area.

On the leasing front, NWD launched Hong Kong’s first voluntary “Sustainable Tenancy Pledge” (the Pledge) for office tenants at K11 ATELIER Victoria Dockside this year. As part of the tenancy agreement, the Pledge offers guidelines for sustainable fitting- out and operations, free smart metering to optimize energy efficiency, and waste and recycling management services to help reduce waste. Wellness activities are provided for tenants through K11 ATELIER Academy. SUSTAINABILITY INTEGRATION To foster a culture of sustainability, the “New World Sustainability Academy” was established to provide training and site visits on sustainability-related topics to raise employee awareness. This year, close to 1,400 hours of training were delivered on topics ranging from ESG risks and waste management to sustainable events and climate risks. Sustainability e-newsletters are circulated regularly to demystify sustainability topics, the Group’s related efforts and how those relate to their operations. The Group regularly collect feedback from stakeholders such as employees, tenants and customers to gauge their sustainability awareness and identify improvement areas, allowing for an informed strategy that focuses on stakeholders’ areas of concern.

In its internal operations, the Group champion energy efficiency and waste reduction and recycling measures. NWD provide wellness activities and facilities such as gym facilities in one of its corporate offices. Through campaigns such as “A. Entrepreneur Adventure Programme”, NWD continues to cultivate an entrepreneurial culture by encouraging its staff to innovate new business processes and ideas so that they can grow with the Group sustainably in light of rapid business disruptions and the emergence of new business models.

By scientifically integrating aluminum and architecture, AluHouse's modular houses are versatile to use - easy to relocate, reuse and recycle, and energy-efficient. Thus, the total cost of ownership is greatly reduced thanks to its flexibility and low maintenance costs.

In 2018, AluHouse's MiC system was listed by the Building Department as the first batch of qualified MiC suppliers in Hong Kong. The same finding is also supported by the United Nation Environmental programme (UNEP) paper “District energy: a secret weapon for climate action and human health” published on 11 March 2019.

By moving the chillers to a centralized plant, DCS can offer economies of scale through the use of seawater to reduce heat. It can also reduce the urban heat island effect in the city.

Veolia/HKDC’s expertise and deep experience in managing district cooling systems won an international tender by the EMSD for a strategic partner in the city’s first-ever DCS in the Kai Tak Development. Design and construction began in 2011, and the plants have been in operation since Feb 2013.

Energy optimization is a crucial initiative for the sustainable energy-efficient operation of a DCS plant. HKDC has developed an innovative proprietary software tool, based on a system model for chillers, cooling towers and network demand, and is accessible through a web-based platform that predicts cooling demand and recommends settings on an hourly basis. Its performance exceeded expectations and achieved 8.1% and 5.0% annual energy savings in 2017 and 2018 respectively. As a result, HKDC won the Energy Saving Competition 2018 – Hanson I&T Merit Award from the EMSD.

To further promote the use of DCS and energy efficiency, HKDC and the EMSD jointly organized an Open Day at the North Plant of the Kai Tak DCS on 19 May 2018 with a view to raise public awareness of environmental protection to create a healthy, liveable and sustainable environment for Hong Kong. Three student District Cooling Ambassadors were appointed to promote environmental protection and energy efficiency in their schools. Around 850 citizens in the community attended the Open Day. Public guided tours were arranged to allow members of the public to visit the cooling facilities at the plant. Sustainability is integrated into the culture and operation of HKDC through:

1) Application of a DEAR model to engage staff at different levels • Direction – Key values such as the importance of safety, development of employees’ sustainability skills and their contribution to society while maintaining sustainable growth • Empower – Allow staff to own resources, deliver targets and take responsibilities • Awareness – Staff from all levels are engaged. Located in Lai King Estate, Kwai Chung, the school has a history dating back more than 40 years. Following the tradition and mission of Lingnan, students of Lingnan Dr Chung Wing Kwong Memorial Secondary School are nurtured in a holistic and ­all-rounded approach.

MANAGEMENT COMMITMENT The Principal and management team fully support healthy and green school development and has developed the ‘Green and Healthy School Policy’. The Health Education Committee oversees its implementation, which is amended every year upon agreement by all staff and stakeholders.

ECONOMIC DIMENSION Since 2016, the school publishes a ‘Sustainable School Annual Report’ and conducts an annual evaluation on the school’s treatment and management of energy, water, recyclable items and food waste, based on which the Committee makes recommendations improve the school’s performance and further enhance the policy. Examples of such improvements include the installation of a flow controller and of water dispensers with bottle counters. The objectives of these initiatives are not only to develop a Green School, but also to decrease costs. Funding for the Green and Healthy School initiatives are included in the school’s annual budget with the HK Government and the School Incorporated Management Committee as the primary contributors. These programmes have resulted in a school-wide awareness enhancement.

SOCIAL DIMENSION The Lingnan Green School initiative started in 2012 with a view of creating positive impacts on the wider community. The fundamental objective is to start with the student and expend the scope of engagement to their peers, their family, the community and ultimately, the world. Sponsored by the ‘Green Energy Dreams Come True Programme’ of HK Electric, students produced a booklet called ‘Low Carbon? I Can Make It’. The booklet contained tips by students on how to save energy and live a sustainable lifestyle at school and home. It was then distributed to all students at school and published in Hong Kong. After attending workshops sponsored by ‘Happy Green School Programme’, HK Electric and Media 21, students also produced dramas about sustainable living and a number of green movies, news and Campus TV programmes such as “Green School Introduction” and “Green News – Hong Kong Cleanup” were uploaded onto YouTube. These productions attracted press coverage from RTHK, Metro Radio and on TVB ‘s programme, ‘Care for the Environment’ where students and teachers were invited to discuss their experiences and thoughts on environmental issues. As a result, over 100 school principals and teachers visited the school to gain an understanding of the teacher’s and students’ experience and dedication. Students were also invited by the Singapore Government’s Health Promotion Board to present the Green Kitchen and Healthy Diet initiative to teachers in Singapore and by the Consulate General of France in Hong Kong and Macao to share their experience at the ‘Symposium on Health and Education Sectors Together for Children’s Health Today and Tomorrow: An International Dialogue’, through which the school created positive impacts not only in the local community, but also beyond Hong Kong.

Another goal of the Lingnan Green School initiative is to bring a positive impact on the environment. A whole-school approach is taken both within and outside of the school curriculum. Under the initiative, a theme is created each year, such as Energy Saving in 2015-2016, No Food Waste in 2016-2017, Sustainable Energy in 2017-2018 and No Plastic in 2018-2019. For the No Plastic initiative, students designed water bottles for use at the water dispensers located on most floors and are encouraged to bring their own cutlery and lunch box to cut down on single-use plastic and polystyrene waste. The overall objective of the environmental theme approach is to save electricity and water and reduce solid and food waste while increasing the amount of waste recycled. This initiative has been an outstanding success, for which the school received a large number of prizes and awards. These include five championships in seven years at the Smoke-free Teens Award; Gold, Silver and Bronze awards at the ‘Hong Kong Green School Awards’; Gold and Bronze Awards from the ‘Hong Kong Healthy School Scheme’; three Gold and one Silver award at the ‘Food For Good Awards’; an Excellent award at the ‘Green Lunch School Awards’ and the 2017 Gold Award at the ‘Hong Kong Awards for Environmental Excellence School (Secondary)’. The school’s dedication to maintaining its environmental initiatives has been a win not only for the environment, but also for the school. ENVIRONMENTAL DIMENSION The school is committed to integrating sustainability into its culture and operation. On the daily life level, students are to switch off electrical appliances after using them. They are also encouraged to finish all food on their plate and measure their own solid waste and food waste at the end of each lunch break. Recycling boxes are put in every classroom where students separate items for recycling such as papers, plastic and aluminium cans. On a school level, the school holds an annual ‘No Plastic’ Christmas parties as part of the ‘Green Festival’. Water dispensers are provided on most levels of the school for students to fill their reusable water bottles. Reusable cutlery is provided in the canteen. Educational programmes and workshops such as the ‘Assist Students to Acquire and Practise Health Knowledge and Skills Programme’ by CUHK are provided to educate students on green living. Selected students were also sent on Green Study Tours to Taiwan, Seoul and Singapore to learn how Green Living is incorporated into different cultures.

As a retail trendsetter, Langham Place Mall has introduced various first-in-Hong Kong stores that received overwhelming responses from shoppers. Besides, the Trust has strategically created new experiences leveraging experience-based promotions by bringing in technologies such as the Chatbot, virtual reality and facial recognition to engage customers as well as drive footfall and sales.

Nowadays, investors no longer barely look at the company’s financial analysis when making investment decisions, more investors adopt a responsible investment approach and take ESG factors into account for their investments. To enhance corporate governance practice, the Trust has adopted a series of effective risk management and internal control systems. The Trust ensures that sufficient and timely controls over key business processes are properly implemented with regular reviews and board oversight, taking a proactive approach in mitigating potential risks pertinent to sustainability.

SOCIAL DIMENSION Promoting wellness among Champion REIT’s stakeholders One of the vital elements of the Trust’s sustainability strategies is the promotion of an all-round and comprehensive “Champion Our Wellness” programme for its stakeholders. Promoting wellness is a key focus to highlight the Trust’s vision of not only managing premium commercial properties, but also creating a healthy and sustainable workplace and community.

To enhance wellness of Champion REIT’s community, the Trust has curated a series of wellness activities for the Trust’s tenants in order to promote work-life balance. For example, Champion REIT has been actively promoting art and culture by launching concert series at Three Garden Road. The concerts have inspired local music lovers and enabled Champion REIT’s tenants to enjoy leisure breaks every Friday evening. The Trust has also hosted Mindful Eating Experience, Trail Run Event and Chair Yoga at its properties. These wellness activities have drawn positive feedback from Champion REIT’s tenants, inspiring us to direct still greater efforts towards building a healthier community. At the staff level, Champion REIT has been promoting the well-being of the Trust’s employees by encouraging them to lead active and healthy lifestyles. During the year, the Trust has introduced a series of wellness initiatives for them, such as Aroma Yoga Flow Glass and Green Monday Cooking activities. In addition, Champion REIT’s volunteers visited the Sheltered Workshop of New Life Psychiatric Rehabilitation Association where they played games and shared joyfulness with the Association's beneficiaries. Through the volunteering activity, Champion REIT is committed to promoting better understanding and care for mental health illnesses. Overall, the Trust’s continuous efforts in advocating the importance of wellness have proven to be fruitful and rewarding.

ENVIRONMENTAL DIMENSION Optimizing environmental performance through enhanced use of resources Champion REIT understands the importance of maintaining an environmentally friendly setting, both at the workplace and the Trust’s properties. Enhanced use of resources has been a key initiative in optimizing environmental performance and facilitating sustainable practices. This is also indicated as a high priority issue at Champion REIT’s stakeholder engagement exercise.

One of the most sought-after measures is the adoption of Internet of Things ("IoT") technology at the carpark of Three Garden Road. This pioneering project has applied IoT sensors for demand and control ventilation, reducing more than 30% of carbon emissions annually.

Other measures aimed at conserving energy included the use of natural lighting and solar energy at the Trust’s properties, as well as the upgrade of more durable and energy-efficient LED luminaries. In addition, Champion REIT has installed daylight sensors that automatically dim or deactivate all non-essential interior lighting. The Trust has also fully supported the Energy Saving Charter on Indoor Temperature Scheme, organized by Environment Bureau. The combined energy consumption of Champion REIT’s properties dropped by 4.5% in 2018.

To optimize water usage, Langham Place equipped with low-flow water faucets. At Three Garden Road, water collected in an underground tank is reused for irrigating its landscaped gardens. Driven by Champion REIT’s relentless efforts, the combined water usage at the two properties dropped by 5.7% in 2018.

In recognition of the Trust’s continuous efforts to optimize energy and water resources, Three Garden Road was presented with the Energywi$e Certificate of Good Level from Hong Kong Green Organisation Certification; Langham Place achieved a Certificate of Merit - Property Management (Commercial & Industrial) at the Hong Kong Awards for Environmental Excellence, organized by the Environmental Campaign Committee. With regard to optimizing water usage, Gold Certificates under the Quality Water Supply Scheme were awarded to both the Trust’s properties by Water Supplies Department.

SUSTAINABILITY INTEGRATION Champion REIT integrates sustainable development into every facet of the Trust’s business and strives to engage stakeholders such as tenants and customers, employees and partners. Champion REIT’s ultimate aim is to create long-term value not only for Champion REIT’s business but also for the Trust’s stakeholders and the community in which Champion REIT operates.

Champion REIT’s ESG strategies fall into four core aspects: cohesive workforce, green environment, community wellness and customer experience. ECONOMIC DIMENSION In 2017, the company invested RMB 950,000 to build an intelligent building management system (BMS) at the Huizhou factory. The objective of the BMS system is to fully and effectively monitor and manage all equipment at the factory with modern technology to ensure that the factory is working in an efficient, energy-saving and optimal operation, providing a safe & comfortable environment.

Since 2015, due to the continuous growth of the company's business and the utilization of the facilities, the company's total energy consumption has been on the rise by more than 20% annually. The implementation of the building management system effectively integrated security, fire protection, electro-mechanical equipment, public lighting, landscape lighting, hot water system, air compressor, exhaust fan, power distribution, condenser, air conditioning panel and energy management, etc. into the BMS central management system at the factory buildings.

Major functions of the BMS system : • Real-time remote monitoring and networking; • Early warning of unusual or suspicious situations; • Remote intelligent control; • Calculate & analyze the collected data to improve electricity consumption efficiency; and • Control, statistical analysis and refine management.

Through the system's energy-saving control and management, it has achieved a total power saving of 102.8 million degrees in 2018.

SOCIAL DIMENSION In 2017, the company launched an internal core value framework named “Concentric Culture” campaign to promote the core values of “Motivation, Determination, Care & Happiness” to enhance staff cohesiveness, encourage positive thinking and express gratitude. This has strengthened employees' sense of belonging and reduced turnover rate.

Campaign posters were displayed at prime locations at office and factories to promote a positive attitude towards the company. This was also supported by fringe benefits like birthday gifts and after-work social activities.

The Company has organized different regular staff-based, community-based corporate social responsibilities activities and philanthropic engagement throughout the years of 2017 and 2018 to improve staff wellbeing and motivation and the quality of life in the local community. The company has a high staff retention rate. Among 15 staff members, the average year of service is more than 8 years.

ENVIRONMENTAL DIMENSION In response to the rising operating costs caused by energy consumption, the company has adopted different measures. One of the significant achievements was the implementation of two air compressors system to recycle and reuse waste heat in the factory and provide domestic hot water to be used at the dormitories.

The factory dormitories consume 1610 cubic meters of hot water per month, and with the above measure the same water capacity could be provided with only 16 degrees of electricity, saving 310,000 degrees of electricity annually.

SUSTAINABILITY INTEGRATION The company emphasizes long-term goal-setting and planning, strong employees’ relationship and stability to facilitate the integration of sustainability. The positive influence of long-term goals stems from the Internal Sustainable Policy which providing clear missions and objectives for the company to strive toward.

A strong high focus on planning contributed to the integration of sustainability through the “Green Factory and Green Production” initiatives, bringing a reform from the design and production level on environmentally friendly green products.

Integrating sustainability practices require a supportive organizational culture that emphasizes employee empowerment. The internal core values framework is implemented as a model based on different organizational culture values as a base for employees to focus on and is concluded to aid the success of sustainability integration.
