OVERVIEW

Embarcadero Center is the premier multi-use complex in San Francisco as well as one of the foremost real estate developments in the United States. Located in San Francisco’s Financial District, Embarcadero Cen- ter is comprised of four office towers. The development consists of approximately 3.0 million square feet of office space, 300,000 square feet of retail space and 200,000 square feet of landscaped public areas. Four levels of underground parking with approximately 2,200 spaces. Architect/Master planner: John Portman, Jr., FAIA. Developer: David Rockefeller & Associates. Embarcadero Center was acquired by Boston Proper- ties, November 1998.

SECURITY Security for Embarcadero Center is provided through a security program comprised of a fully staffed security “command center” that operates 24 hours a day. Uniformed security officers continuously monitor security systems and procedures. Lobby guards are posted in each main lobby entry, also 24 hours a day, to monitor traffic in and out of the building. Closed circuit cameras and radio/intercom communication systems are positioned throughout the complex and monitored by additional security staff. Supplementing the uniformed security team are armed, plain clothed and off-duty San Francisco Police Officers.

TRANSPORTATION & PUBLIC ACCESS Embarcadero Center is easily accessed by all modes of public transportation. Rapid transit (BART), Muni buses and underground, cable car and ferryboat (Marin, East Bay destinations) are within 1-2 blocks from the complex. Convenient underground garages with 2,200 spaces provide ample tenant and visitor parking. Round-the-clock taxi lineup at Hyatt Regency Hotel is also available.

After Hours & Extra Use of HVAC: • All HVAC systems capable of independent overtime operation on a floor-by-floor or half-floor basis at Tenant’s expense. Base building system condenser water is available for supplemental HVAC to computer and server type rooms with 24/7 requirements.
