DESCRIPTION

Cullina is thought to have been built about 20 years ago and has been very well maintained and updated and should be considered a large and very smart family home in an excellent, high regarded location. The house sits some way along Heather Lane which extends out into the countryside between Canonstown and Lelant Downs and is a no-through cul-de-sac. It is well away from the main road which obviously adds convenience but does not detract from this house, which conversely enjoys a tranquil position with a beautiful view to the rear over a valley floor to woodland beyond. 3 Ref: LCAA5579

The frontage is of an attractive low stone wall topped by lavenders and bedding plants with a shallow lawn and patio which is given privacy by mature shrubs. There are accesses around either side of the house, one side being particularly broad and at the rear is a large elevated deck with patios below to enjoy the views. Two terraced lawns split by a low stone wall reach down to the wild ground in the valley and the rear garden is edged by trees on one side.

Inside the house displays a neutrally decorated modern interior with a central hall having a wc to one side and stairs rising up to the galleried landing above. Further doors open to a cloaks hall with fitted cupboards, which then opens into the integral double garage and there is also driveway parking for several cars. To one side of the hall is a full depth of the house sitting room with a dual aspect and a contemporary fireplace. A broad opening leads through to the dining room which has patio doors onto the raised deck and a further door returning to the hall. The kitchen overlooks the rear garden and woodland and has a door into a conservatory which also enjoys the outlook and has external doors to both the deck and patio as well as a door into the rear of the garage where there is a utility room.

On the first floor are four bedrooms off the galleried landing, all of a good size, and three of these have the use of a modern white fitted bath/shower room with fully tiled walls, whilst the master bedroom has its own contemporary en-suite shower room.

LOCATION

Canonstown is very conveniently located south of St Ives, Carbis Bay and Hayle with near immediate access onto the A30 dual carriageway and is also convenient for Penzance to the south and to the east. There is further private schooling and the county’s main hospital at which is about half an hour’s drive away and is the county capital and administrative centre. The main Penzance to Paddington line has a stop at St Erth about 1 mile away.

The near equidistant location at the narrowest point in Cornwall between the north and south coasts is obviously a huge draw to this area, with superb surfing beaches around St Ives Bay and to the south is a further long sandy beach at . Both of these coastlines are well known for windsurfing and kite surfing and there are sailing dinghy racing clubs at St Ives and Marazion, with larger yachts finding shelter at Penzance. There are golf 4 Ref: LCAA5579 courses nearby at Lelant and St Ives and Lelant Saltings is considered one of the best places in the south west for bird spotting.
