Lineholt Grange Lineholt | | | WR9 0LG LINEHOLT GRANGE

Lineholt Grange is a five bedroom detached barn conversion located in the sought-after location of Lineholt near Ombersley. The barn was converted in 1991 and boasts character features throughout such as oak beams and a log burner. The property has electric gates opening up onto a private driveway which leads through to a detached double garage located in the garden. Lineholt Grange is positioned along a quiet country lane, surrounded by picturesque Worcestershire countryside.

Ground Floor Lineholt Grange is entered through double oak doors leading into an entrance hallway. Directly off this hallway is a downstairs W/C and a study. The kitchen is full of character, has space for a breakfast table and features an Aga. There is a conservatory off the kitchen, creating a great space for entertainment, and two utility rooms with an outdoor access point. There is a spacious formal dining room which then leads into a large sitting room with a beautiful log burner. Doors flow on from the sitting room into the wing which was converted in 1998. The wing has a living area with double doors opening onto the patio and two bedrooms, both with en-suites.

Seller Insight

Beautifully converted in 1991, this utterly charming and very spacious barn conversion occupies an enviable location, tucked away on a quiet lane in the glorious Worcestershire countryside. “My wife, Ali, and I bought the property twenty five years ago and it has been the most wonderful place to call home,” says Peter. “It was the house that we escaped to, just the two of us, and it also provided a magical home for our five grown-up children, who we’ve seen come and go with partners, then spouses and now six adorable grandsons. It’s been the hub of family life, and as such it’s filled with so many happy memories. It’s a very special place and I’ve absolutely no doubt that it’s going to be a real wrench to leave.”

“The house was lovely in every way when we bought it, and it’s always had a feeling of such warmth and comfort. However, over time we’ve managed to enhance it further. The biggest change came with the conversion of an old tumbledown wing of the building into a collection of rooms, including the music room, which is a part of the house in which many happy hours have been spent. The dining room has also provided an elegant backdrop to a plethora of wonderful formal occasions. During my time here I became the High Sheriff of the and it was my job to entertain visiting High Court Judges – in one year alone we had thirty three black tie dinners – and we couldn’t have wished for a more perfect venue than right here at Lineholt Grange. It’s definitely a house that comes alive when it’s filled with family and friends, but I think I’ve loved it most when it was just the two of us here, cooking in the kitchen, relaxing in the conservatory, or spending cosy evenings in front of the fire in our gorgeous sitting room.”

“The garden is yet another lovely feature; it’s not too big and not too small, and I’d say it’s been designed with ease of maintenance in mind. We’ve had wonderful summer BBQs out there, it’s been an idyllic place for our grandsons to explore and enjoy and, during the warmer months, Ali and I loved to spend afternoons lying out on the sunbeds just soaking in the sheer beauty of our surroundings.”

“The music room and the dining room are both very special but one of my other favourites would probably be the conservatory. We added it in 2013 and it’s been a joy to spend time in. It leads out from the kitchen and so, with the doors onto the garden flung open, we’ve been able to create a superb sense of connection between inside and out.”

“This has been such an idyllic place to live. We’re surrounded by a stunning patchwork of open farmland and just under a couple of hundred yards down the gently sloping hill is the River Severn where it’s possible to connect to the Severn Way, a long cycle route that will eventually take you all the way to the River Thames in Reading – if you’re feeling particularly energetic! There are a number of well-served towns and villages within easy reach but it’s the rural aspect of this amazing setting that I’ve relished.”

“I’m a real petrolhead and so I had a huge double garage built both to house and as a place to work on my classic cars. In fact, this is a superb location for car enthusiasts because we’re only half an hour from The Shelsley Walsh Speed Hill Climb, one of the oldest motorsport events in the world, and the oldest to have been staged continuously on its original course. That’s a day out that I thoroughly enjoy!”

“I’ve spent the happiest years of my life in this house,” says Peter. “It’s a real family home, one that exudes warmth and friendliness, and it’s a place to which all of our children, and indeed our friends, have wanted to come back to time after time. Things are a little quieter now and I think the time has come to downsize. I’d like to think that a new family will experience all the joy and happiness that living here has given us, and I’ve absolutely no doubt that they will.”*
