The land is gently undulating sloping downwards to the north. To the south and east the land is primarily open countryside and to the west there is a tree lined access road to the farm before a further dense area of trees. The farm managers dwelling is located to the south. The surrounding countryside is characterised by undulating land with individual farmhouses sited within the area. The closest dwellings are “The Grange” on Gulham Road which is approximately 490 metres to the south west of the site (beyond plantation woodland). There are two recently completed detached dwellings (Top Farm Cottages) located approximately 530 metres to south east of the site with densely planted trees running along its western boundary. South Gulham farmhouse is approximately 590 metres to the south beyond existing farm buildings. The site is within close proximity to Kingerby Beck Meadows Site of Special Scientific Interest. This application seeks full planning permission for the erection of 2 more poultry buildings with attached control rooms, door canopies and stores. -

The magnificent city of Lincoln is embedded within our beautiful landscape and is surrounded by a network of picturesque towns and villages: these places, along with the social and economic opportunities in the area, make Central Lincolnshire a fantastic place to live, work and visit. But there is so much potential to make Central Lincolnshire an even better place. An even better place to live, with quality homes people can afford, easier access to shops, services and facilities, and new thriving communities, which are welcoming and safe. An even better place to work, where new facilities and infrastructure mean that businesses choose to expand or relocate here, bringing jobs and stimulating investment. An even better place to visit, a place where people choose to come to enjoy our nature, our history, our shops, our eateries and attractions, while at the same time significantly contributing to our rural and urban economies. A new Local Plan for Central Lincolnshire can do this. This is the adopted Local Plan for Central Lincolnshire. It was prepared with the benefit of your very helpful comments we received at various draft stages. Inside this adopted Local Plan are policies for the growth and regeneration of Central Lincolnshire over the next 20 years and beyond, including sites allocated for development and other areas designated for protection. The policies within the Local Plan will make sure that our settlements grow in the right way, ensure we have homes and employment where we need them, and ensure our new communities are sustainable, accessible and inclusive. -

Central Lincolnshire Five Year Land Supply Report 1 April 2018 to 31 March 2023 (Published January 2018) Page 1 of 31 1. INTRODUCTION 1.1. The National Planning Policy Framework (NPPF)1 requires local planning authorities to identify and update annually a supply of specific deliverable sites sufficient to provide five years’ worth of housing against their housing requirements. 1.2. This report sets out the five year land supply position for Central Lincolnshire for the period 2018 to 2023. The ‘current year’ (2017/18) is not used in the calculation of the five year supply. This is to ensure that at any point during the current year the Five Year Land Supply Report will include a full five year supply of land. 1.3. Appendix 1 provides a summary of all sites and the predicted delivery rates during the five year period. This is based on monitoring data as at 31 March 2017 and as provided by each district (North Kesteven, West Lindsey and City of Lincoln) which make up Central Lincolnshire. 2. FIVE YEAR REQUIREMENT 2.1. The Central Lincolnshire Local Plan, which was adopted on 28 April 2017, identifies a housing requirement for 36,960 dwellings between 2012 and 2036 (or 1,540 dwellings per year over the 24 year plan period). This is based on evidence in the Strategic Housing Market Assessment (SHMA) July 2015. 2.2. The basic five year land supply requirement between 2012 and 2036 is therefore 7,700 dwellings, as summarised in Table 1.
