MERRIOTT | We would wish to thank you for your time, interest and consideration in showing us around Moorlands Farm Redevelopment. Obviously nostalgia means that we would have preferred it “to have remained in its original condition, as a working farm. However, realistically, given the dereliction it had fallen into and the changes in farming, the present redevelopment, to my mind, is a considerable achievement. It maintains the historical layout and has been done with full consideration of the background - even to the extent of keeping the lean-tos behind what were the corn/hay barns and stables. I even felt it had the ambience of the old farm. The whole project, for me, has been carried out to enhance the buildings and layout and the quality of the work speaks for itself. I am sure that in the circumstances, my aunt and uncle, who were the last farmers, would have been pleased to endorse my view of the successful preservation of Moorlands Farm. It has made what were derelict buildings, an asset to the village. Again My thanks and appreciation regards Richard Rumsby.” THE HISTORY Moorlands Farm has played an important part in the history of the popular village of Merriott... A date stone discovered on one of the buildings puts the earliest construction in 1708. Over the years the farm was extended and circa 1850 the owner, William Fitchett Cuff, created a model farm. Moorlands Farm became a new age, self sufficient farm, nothing was wasted and all aspects of farm production came together with ‘modern’ efficiency. In the 1871 census CUFF, William Fitchett is listed as 'Head W 66 Landowner 250 acres, employing 15 men 2 women and 5 boys'. He died on 2nd April 1876 and is buried in the Merriott church yard where the Cuff family have a prominent tomb stone.

The farm was last sold as a going concern in 1970 by the Rumsby family and had been in steady decline over the following 50 years. The last use of the buildings was as a storage area for one of the large Market Gardening companies in Merriott with the land used for growing sapling trees and bushes before they were moved to the nurseries on the other side of the village.

Moorlands Farm is a rare surviving example of South Somerset agricultural buildings, with its narrow “street” between the barns and cottages. This part of the development has been beautifully and sensitively restored to form the core of the scheme, whilst the courtyard and lane of new and remodelled homes, have each been individually planned and considered, to compliment their unique setting with extensive use of local materials. THE LOCATION

The picturesque village of Merriott lies deep in the heart of rural Somerset, yet is conveniently located just four miles south of the A303 trunk road from London to Exeter and 16 miles east of the M5 at Taunton.

There is an excellent range of local services including a petrol station, butcher, two general stores, farm shop, post office, pharmacy (which will collect prescriptions and deliver medicines), 2 pubs, squash court, bowling club, plant nursery and pottery.

There is a first school and pre-school, a church, a chapel, and a village hall, tithe barn and social club which are all host to a wide range of local activities. The village also boasts a recreation ground with a new pavilion building and both junior and senior play areas, cricket and football pitches, tennis courts and a bowling green. There is also a separate squash club and court.

The village is set in rich farming country and is about 14 miles from the south coast at Bridport and Lyme Regis. , with its main line station, Waitrose, sports centre, aqua centre/swimming pool and local shopping is just 2 miles distant, whilst the pretty small market towns of Illminster (3 miles) and (5 miles) are also nearby.

A major source of employment, especially with Leonardo (formerly Westland) Helicopters, is to be found in 7 miles to the east, where there is also a thriving Further Education College. Sherborne, and Street (Millfield) are also renowned for excellent schooling and educational facilities.

MOMENTS AWAY...

Crewkerne, Sherborne, Axminster and Honiton provide a wonderful and eclectic range of local facilities, including independent shops and boutiques, art galleries and the River Cottage Cookery School, Canteen and Deli.

The South Dorset coastline (known as the Jurassic Coast with UNESCO World Heritage Site status) is also within easy reach, with Lyme Regis being just c. 12 miles distant. The picturesque harbour at Lyme Regis is overlooked by the renowned Hix Oyster and Fish House. Mark Hix was born locally at Bridport.

The larger towns of Yeovil and Taunton provide a vibrant array of shopping and leisure facilities with theatres, fine dining restaurants serving international cuisine and a myriad of nightlife. The A30, A303 and M5 motorway provide convenient routes to the north and south coasts, Exmoor and Dartmoor, whilst mainline rail links at Taunton (direct to Paddington) and Crewkerne (direct to Waterloo) and international airports at Exeter and Bristol give access to destinations further afield. THE DEVELOPMENT

Moorlands Farm is a high specification, sustainable, low energy development set within the grounds of a nineteenth century model farm in the heart of the popular village of Merriott. Moorlands Farm combines an attractive selection of conservation architect designed barn conversions with sensitively planned new homes, incorporating local materials and character features typical of the area, all set within landscape designed grounds and gardens. Built with local Ham stone, vernacular brick, clay tiles and natural slates; new and old beautifully integrate to create a mature rural setting for these stunning, high specification homes. Traditional materials used in a contemporary way, combined with a commitment to sustainable development make Moorlands Farm an exemplar of low energy living. The new build stone faced properties have been constructed with salvaged Ham stone from the demolition of the South Barn. Similarly, the garden walls in the courtyard and the roofs of the car port and bin store have been constructed using original clay bricks and Bridgwater Coulthurst pan tiles from the old barns. As little material as possible has been removed from the site with the dual aim of minimizing the carbon footprint of the development and retaining the 300 year history of Moorlands Farm. THE PROPERTIES

Each of the properties at Moorlands Farm has an open plan kitchen/dining area, some with the added benefit of a family room or sun room. Staircases are finished with Oak handrails and newel posts. A selection of the properties have feature fireplaces or stone fire surrounds designed for a wood burning stove and all properties are finished internally with high quality, traditional plasterwork. The high specification kitchens and bathrooms have been designed in Somerset by Mayflower and include a range of shaker style floor and wall units with integrated appliances, finished with Silestone or granite work surfaces. Bathrooms, en suites, cloakrooms and utility rooms feature Porcelanosa tiles and are furnished with Duravit white sanitary ware and Hansgrohe or VADO chrome fittings. All properties feature high efficiency glazing, high levels of insulation and highly efficient combination boilers with underfloor heating and LED downlights. The new properties each have photovoltaic solar panels to the roof to generate electricity. Externally the properties are all set within landscape architect designed gardens and grounds and all benefit from off road parking. Each home has the comfort & security of a 10 year BLP warranty.

Clipper Development Partners is a small company that was set up to create high quality, low energy homes and associated community, employment, leisure and retail facilities as part of sustainable develop- ments. Moorlands Farm has been developed to produce some of the lowest energy homes in the country.

The Partners have worked for major construction and development companies over the past 37 years and have extensive experience of building mixed-use communities. We set up our bespoke company in order to be able to create places that enhance their surroundings, establishing an area’s most sought after address.

New homes are about the people who live in them and that is why we ensure every individual home, its surroundings, links to local amenities and public transport, not only meet but also exceed our customers lifestyle expectations.

We strive to ensure that our developments are environmentally, socially and economically sustainable. We do this through a commitment to continuously raise the bar by using new and ground breaking technologies and skills when we build our homes.

Your home has been thoughtfully designed to provide spacious and light filled interiors while using highly individual external features. Our approach to creative design seamlessly combines classic and contemporary architecture with reclaimed and modern materials and construction techniques. This has helped us develop homes of all types and sizes, that are both attractive and provide exemplary levels of comfort and energy efficiency.

Our last development in Bath was multi award winning and achieved levels of sustainability almost unheard of in housebuilding. It was so rare for properties to achieve what they did, that the government has since withdrawn the scheme due to a lack of companies striving to achieve such levels.

Moorlands Farm is being constructed using the most important lessons learned from our last scheme and the key technologies used to achieve such high, award winning, levels of sustainability are also within your home. O R C H A R D D R I SITE PLAN V E
