Situation Woodland View is situated in the picturesque and quiet village of Caudle Green, which lies to the north west of Cirencester and south of Cheltenham. It is surrounded by some of the most stunning countryside in the Cotswolds in an area designated as being of outstanding natural beauty and a conservation area. The nearby villages of , Duntisbournes and Sapperton have between them a village shop and award-winning pubs including The Bell at Sapperton, The Five Mile House at Duntisbourne Abbots and the Green Dragon near Cowley and Cowley Manor. Within a couple of miles is a garage selling newspapers, fuel and basic supplies. There are local schools in Miserden, Sapperton, Birdlip as well as Beaudesert Park, Rencomb College, Cheltenham College, Cheltenham Ladies to name a few. Cheltenham, Kemble and Swindon stations are an easy drive with regular trains for London Paddington. There are many sporting opportunities in the area with rugby at Gloucester, golf at Cirencester and Cheltenham, hunting with the Cotswold and VWH Hunts as well as polo at Longdole and Cirencester Park. There are also many exceptional walks and rides over a network of paths that cross the surrounding countryside.

Woodland View Woodland View is a charming period cottage situated in the heart of the unspoilt village of Caudle Green. We believe the property is about 200 years old and is built of natural Cotswold stone under a tiled roof. Many of the property’s original features are still in place such as an inglenook fireplace and exposed timber beams. The accommodation is arranged over two floors with on the Nature Reserve Garden ground floor a kitchen with fitted oak units with integrated appliances and a sitting room which is a good size with inglenook fireplace inset with wood burning stove. The current owners added a conservatory to the rear of the property with doors that open out on to the garden. On the first floor there are two double bedrooms and a bathroom.

Gardens and grounds The property is approached off the village lane with parking for one car in front of the property. Access to the garden is via a pedestrian gate to the side of the property with a path that leads round the garden to the rear of the property. The garden is mainly laid to lawn and has wonderful views over open countryside. In one corner there is a useful range of garden stores. Nature reserve The nature reserve is situated on the edge of the village which is a short walk from the property and has vehicular access from the village lane. The nature reserve is set in 1.08 acres and surrounded by a new stock proof fence. There is a mature woodland area with a number of different species including Oak, Rowan and Beech. In the middle of the nature reserves there is a large pond surrounded by wild flowers. There is also an orchard area with many fruit trees, a vegetable garden and 2 garden stores. The nature reserve also has consent to be used as a market garden

Directions (GL53 9PR) From Cirencester take the A417 dual carriageway north towards Cheltenham and after about six miles take the exit by the Woodland Highwayman pub signposted to Winstone. In the village of View Winstone turn right and follow this lane out of the village taking the next turning right signposted to Caudle Green, then at the T junction turn right. Drop down the hill and take the first turning signed to Caudle Green, follow the road up the hill and Woodland View will be found on the left hand side.
