The District Council of Cleve is releasing a unique opportunity to manage, lease or purchase a group of newly constructed accommodation units situated on a superb site within the town site of Cleve. 4 THE OPPORTUNITY

The District Council of Cleve, in conjunction with RDAWEP, is seeking proposals for the future use of the Cleve Accommodation Units located at 12 Main St, Cleve.

Expressions of Interest are sought from businesses or entrepreneurial individuals with the necessary skills, experience and financial resources to operate a sustainable and functional tourist accommodation service in one of ’s most iconic tourism regions. Council is open to negotiating terms that will drive long term economic benefit for their local community under either a leasehold or freehold arrangement and a long term tenure will be negotiated with the successful proponent for the operation of the accommodation units.

The District Council of Cleve is one of eleven Local Government Areas in the region.

The District Council of Cleve extends from the coast at Arno Bay to the mountain ranges of and is characterised by panoramic rural views, cereal crops, sandy beaches and some of the best recreational fishing in Australia. Cleve is eastern Eyre Peninsula's largest business town and has a good range of shops, community, health, and education facilities. These include a hotel/motel, basic caravan park, service stations, bakery, butcher, banks, hospital, medical facilities, supermarket, rural supplies and speciality shops. Sporting facilities include an 18-hole all season golf course, skate park, bowling greens, netball/tennis/basketball courts with lighting, and a town oval and playgrounds. The nearby coastal towns of Arno Bay and Cowell have safe swimming beaches, along with a jetty and excellent boat launching facilities. Both towns have arguably some of the best recreational fishing in South Australia. The district prosperity is largely based on agriculture with quality opportunities for growth in tourism, aquaculture, mining and education.

6 POSITIONING

Tourism is a fast growing regional industry with considerable development potential, due to the region’s attributes of a pristine natural environment, unique nature-based visitor experiences, and a diversity of premium food product.

The coastal attractions on the Eyre Peninsula provide opportunities for further fostering tourism development. In 2013-14, it was estimated that tourism expenditure across the District Council of Cleve totalled $13 million, with approximately $4 million (31.4%) spent in the Council’s retail trade, accommodation, and food and beverage services sectors. A growing tourism sector and major events, such as sporting competitions and the Eyre Peninsula Field Days, raised concerns within the community about the limited availability and suitability of accommodation for leisure and work-related visitors. Council consequently commissioned a feasibility study in 2016 to investigate the viability of establishing more suitable short term accommodation in Cleve and based on this study construction of the Cleve Accommodation Units began in January 2018 and is due for completion in August 2018. The existing accommodation in Cleve includes: • The Cleve Hotel Motel, which provides 4 hotel rooms & 17 motel rooms, • Cleve Boutique Accommodation, providing two high quality self- contained apartments, • Birdseye Roadhouse, providing powered and unpowered caravan sites, and • RV sites at the Cleve Showgrounds, with basic ablution facilities.
