Site

PURPOSE

This is an urban design report for an 83 unit medium density residential development. This document is to be read in conjunction with the Resource Consent Application managed by Campbell Brown Planning Ltd.

The purpose of this report is to explain the proposal in respect to urban design principles and to illustrate that it has been designed with consideration to the site and context.

SITE OVERVIEW Saint Johns Beachlands Ellerslie Panmure Howick The site is located at 118 Manuroa Road, 1061. The property is Mount Roskill contained within one legal parcel (Lot 2 DP 346037) and has a total site Onehunga area of approximately 2.27ha with a street frontage approximately 100m.

East Tamaki Whitford LOCATION SH20 Mangere The site is located within the Auckland suburb of Takanini, which is 28km south-east of the central city. The Southern Motorway is in close proximity Takanini and accessible through Manuroa Rd then Great South Road, only five Site minutes drive from the site. Manurewa Takanini Figure 2. Takanini is well known as a gateway suburb for first home buyers. It is well known as the location of the Addison housing development, which is a masterplanned medium density residential community that has been designed for liveability and affordability. Takanini is ideal for medium density housing due to the range of amenities that it offers. These include: • Takanini Village, • Southgate Shopping Centre, • Bruce Pulman Park, and • Takanini Train Station.

NEIGHBOURING LAND USES Legend Rainbows End The immediate area comprises a variety of different land uses, including Public Open Space retail, commercial, community, residential, and open space. Southern MotorwayCountdown Southgate shopping centre • There are pockets of medium density housing in the surrounding area.

Open space Inlet • The site is close in proximity to recreational parks and reserves such PAPAKURA as Takanini Reserve (9 mins walk), Saint Aidan’s Reserve, Randwick Skate-park, Auckland Botanic Gardens, Pullman Park, and Papakura Papakura High School Netball Centre. PAK’N Save T Papakura Train Station • Major event centres such as Vector Wero Whitewater park and Rainbows End are also very close to the site (10 minutes drive away).

A site visit was undertaken to understand the site in its current state and the potential for future development.

Site summary:

• It is a greenfield site

• New medium density development west of the site

• Large trees on site.
