CBRE Hotels is pleased to represent the developer in the offering to HOTEL DEVELOPMENT SITE acquire this two-acre Hotel Development Site (Parcel E in the conceptual site plan to the right) located adjacent to the Holiday Inn Toledo South Perrysburg (Parcel D), which will be repurposed into a proposed retail development.

The site is roughly two acres, but that approximate parcel size is subject to the lot split by the master developer. Cross easements and a development agreement will be required for development of this site, and the hotel’s brand must be complimentary to the proposed retail development.

MAUMEE/PERRYSBURG

Situated along the in Lucas County, Maumee is approximately 10 miles southwest of downtown Toledo. Maumee is one of the state’s oldest permanent settlements. The town of Maumee has an incredibly rich history, most commonly recognized for military clashes between British and American forces.

Perrysburg, situated along the south side of the Maumee River, lies in Wood County. While Perrysburg boasts a rich history like Maumee, it is also known for its modern amenities, including one-of-a-kind boutique stores, exceptional restaurants and nationally recognized retailers. Perrysburg also features a scenic historic downtown main street that hosts an open-air farmers market with local vendors and artists every Thursday from summer to fall.

Maumee and Perrysburg are located within the , which is comprised of Fulton, Lucas, Ottawa and Wood Counties. The MSA is made up of a population of approximately 600,000, and makes up approximately 5% of the state’s total population. Similar to Maumee and Perrysburg, the Toledo Metropolitan Area’s major industry is manufacturing, following by trade, transportation and utilities; professional and business services; education and health; and leisure sectors for employment.

The Maumee and Perrysburg area is fortunate to possess beautiful landscapes that can be enjoyed from various open spaces and parks by visitors and locals alike. Fort Meigs, one of the most amazing structures in North America, is located less than three miles from the Hotel Development Site. It is Ohio’s Battlefield, and is also the largest reconstructed fortifications in the country. Maumee and Perrysburg are also within proximity to Toledo Zoo, one of the finest zoos in the United States.

Also located in nearby Toledo, the is a world-class internationally recognized art museum with a collection of over 30,000 pieces. The museum experienced an attendance of 457,003 in 2016, accounting for a year-over-year increase in annual attendance of 12.3%. One of the museum’s most popular components is the Glass Pavilion, Courtesy of Destination Toledo which is home to some of the principal collections in the field of glass, including objects of exceptional quality and historical importance.

CORPORATE

Maumee, Perrysburg and nearby Toledo are home to a healthy variety of corporate and leisure demand generators. The area is known for its high concentration of advanced manufacturing and auto manufacturing facilities, as well as a growing presence in the alternative energy, biosciences and healthcare sectors. The area is also proximate to Detroit – less than 80 miles – and its abundance of auto manufacturing facilities.

St. Luke’s Hospital, situated approximately five and a half miles from the Hotel Development Site, is a 314-bed health care facility providing a wide- range of critical care to patients.

Toledo Assembly Complex, which is responsible for the manufacturing of Jeep automobiles, is located in nearby Toledo – approximately 15 miles from the Hotel Development Site. The manufacturing facility employs nearly 6,000 workers and is over 3.5 million square feet in size. In early 2017, the company announced that it will invest $1 billion to renovate Toledo Assembly Complex’s South plant for production of an all-new Jeep pickup truck. As part of the $1 billion invested, The Warren Truck Assembly Plant – situated in nearby Detroit – will also be outfitted to produce the all-new Jeep Wagoneer and Grand Wagoneer. These renovations and improvements are expected for completion in 2020, and will result in over 4,500 additional jobs for both assembly complexes combined.

Arrowhead Park, a 700-acre business park – home to a variety of corporate offices for manufacturing and bioscience institutions, including Dana Incorporated and ProMedica’s laboratory facility – is within seven miles from the site.

The area is also home to the corporate headquarters of several companies, such as The Andersons (Maumee), an agricultural manufacturing company with facilities across the country; Manor Care (Toledo), a healthcare institution specializing in assisted living facilities, home care and hospice, as well as rehabilitation; Libbey Glassware (Toledo), the No. 1 glassware company in the Americas and one of the largest tableware suppliers in the world; Owens-Illinois (Perrysburg), one of the leading glass bottle manufacturers in the world; and Owens Corning (Toledo), which specializes in the manufacturing of insulation, roofing and composites materials.

The Toledo-Lucas County Port Authority, or the Port of Toledo, is dedicated to transportation and development to move people and cargo through the region while incorporating innovative programs. The Port of Toledo is a detrimental component in the transportation of cargo for the Great Lakes shipping industry.

University of Toledo, located less than 13 miles north of the Hotel Development Site, ranks 11th among the 50 best Graduate Nursing Schools in America, and its College of Medicine and Life Sciences ranks 14th for surgical residency programs in the U.S. The university is home to over 23,000 students and offers more than 300 undergraduate, graduate and professional programs.
