AMENITIES Choller House Farm is situated on the western edge of Walberton next to a working farm. Within the centre of the village there are a number of shops and services catering for most everyday needs including a Post Office, hairdressers, dental surgery, general store and art gallery. DESCRIPTION Choller House Farm is a beautiful detached Georgian farmhouse believed to have been built in 1768. The house has oak framed elevations of flint and brick which are almost totally rendered, beneath a clay tiled roof. Some of the single storey areas are roofed in slate which has been mirrored in the construction of the annexe, built in 2004. This building has two elevations of flint and brick, whilst the other two are rendered. Over the years, the current owners have maintained the house sympathetically using traditional materials and methods. The house, however, would now benefit from some further works in certain areas. Within the house, many period features have been retained including some Purbeck flagstone floors (1 of which is dated 1826), probably brought in via the Portsmouth to Arundel canal. The staircase and other joinery including doors, along with several fireplaces are still in situ. In the pantry there is an old spring fed well which would have, in the past, been accessed from both inside and outside the house.

The accommodation offers a degree of flexibility as some prospective purchasers may look to utilise the saddlery, workshop and studio for other purposes. In addition, on the first floor one of the bedrooms has already been plumbed ready to be used as a bathroom, should one wish to do so.

In 2003, Planning Permission was obtained to build a two bedroom detached annexe, the construction of which was completed in 2004. It has been built to a high standard, in consultation with the County Conservation Architect, with features including under-floor heating to the ground floor and a whole- house ventilation system. The large reception room has a high vaulted ceiling and substantial Minstrel’s Gallery to one end which could be utilised as a study or sitting area. OUTSIDE Choller House Farm is approached via a long driveway which also serves the neighbouring working farm. At the end of the driveway there is a field-gate that leads through to the private driveway which is flanked on either side by areas of lawn. After a short distance the driveway divides into two with one spur leading to an enclosed parking area in front of the house, whilst the other terminates at a terrace adjacent to the annexe. To the south of the house bordered on one side by a flint wall, there is a well stocked kitchen garden which had a number of cane fruits including raspberry, gooseberry and tayberry as well as espaliered fruit trees, including peach, apple and pear. Adjacent to the flint wall there is a Brown Turkey Fig and a garden tool shed. Beyond the kitchen garden there is a greenhouse and composting area. Both the greenhouse and tool shed have electricity. From this area, there is a mixed hedgerow of Beech and Holly which leads through to the garden on the western side, in the north-west corner of which is a large garden store with top and side lights.

The gardens are a particular feature having been created with conservation in mind. There is a clay lined garden pond and mixed hedgerow which on the southern and western boundaries has been laid in the traditional manner. In addition there are a number of specimen trees, many of which are rare or unusual, including a Sussex Black Poplar, White and Black Mulberries, Walnut and a Bramley Pippin apple tree, believed to be about 200 years old. The present owners have also re-planted many local and traditional fruit trees lost in the great storm. There is a pretty courtyard garden between the house and the annexe and a further terrace to the east, enjoying views across the farmland to the South Downs beyond. Within the garden, there is also a detached plant room which houses the rainwater harvesting system and other services for the annexe.

The whole is well enclosed by stock proof fencing.

Follow this road down to a mini-roundabout before turning right into The Street. Follow this road all the way through Walberton village, past the duck pond and continue onto Barnham Lane. As the lane bears hard left, continue straight on over a cattle grid and up the driveway where Choller House Farm will be found at the end. From Chichester take the A27 in an easterly direction towards Arundel and at Fontwell racecourse roundabout, turn right down Fontwell Avenue. Shortly before the War Memorial mini-roundabout in , turn left into Eastergate Lane and follow it all the way to the end. At the ‘T’ junction turn right into Barnham Lane and as the road bears hard left, continue straight on into the driveway for Choller House Farm.
