NTPC LIMITED is coming with a “Patratu Vidyut Utpadan Nigam Ltd Main Township” Residential Project over Plot No. 914, 916, 917, 918, 924, 925, 926, 927, 928, 929, 930, 931, 933, 934, 947, 948, 949, 950, 951, 952, 953, 954, 959, 960, 1042, 1043, 1044, 1045, 1890, 2272, 2273, 2274, 2275, 2276, 2277, 2278, 2279, 2280, 2281, 2282, 2283, 2284, 2285, 2286, 2288, 2289, 2290,2291 at village - Katia , Thana--Patratu, in of .The present project of the company shall provide world-class infrastructure and encourage further development. The project will be developed on the land measuring101175 sqm or 25Acres at Village Katia, Tehsil-/Thana: - Patratu, District-Ramgarh, Jharkhand. The nearest airport is Birsa Munda Airport, , which is 43 km away from the project site towards S direction. Patratu railway junction is 3.5 km away from the project site towards NE direction. The Geographical coordinates of the project site is 23°37'47.55"N 85°16'43.86"E.

Land has been acquired for township - development at village Patratu. There will be permanent change in land use pattern as mostly Raiyat / GM land will be used for construction of township. Total land acquired for this project is = 101175 sqm or 25 Acres. The proposed project will have a total building footprint of 12343.35 sq. m. (12.2%) and plantation area of about 37030.05 sq.m. (36.6 %). Plot area of project is estimated to be 101175 sqm or 25 Acre. & the Built up Area is estimated to be 59300 sqm. Maximum height of above ground building will be approx. 30m (Stilt+7+including machine heights). The total water requirement is approx. 388KLD(domestic + flushing ), out of which total domestic water requirement is 233 KLD & Treated waste water reuse =293 KLD. So the total fresh water requirement is 233 KLD (daily basis for residential blocks for domestic requirement). The daily fresh water requirement for total will be approximately 233KLD, which will be met through water supply from water treatment plant of PVUNL. the project will generate approx. 326 KLD. The waste water will be treated up to tertiary level in one STP of 400 KLD capacity provided within the complex generating 293 KLD of recoverable treated waste water from STP which will be recycled within the project. As per calculation designing the STP it is considered that 80 % of domestic water and Flushing Water consumed gets converted in to sewage. Based on this fundamental the capacity of STP shall be 400 m3/day. The entire treated sewage will be recycled / re-used for horticulture, flushing and General washing and DG Set cooling. STP based on MBBR technology with capacity of 400 KLD will be installed for waste water treatment.

The power supply shall be supplied by PVUNL Plant of 11 KV source. The maximum demand load is estimated at approx. 3.5 MW. There is provision of Power backup for the residential project will be through DG sets of 3x 250 KVA & 1x125 KVA silent DG Set. Total 710 ECS has been provided. Total green area measures 37030 m2(approx. 36.6% of the Net plot area). Trees like Azadirachta indica, Cassia fistula, Terminalia arjuna, Butea monosperma etc. and flowering and ornamental plants have been proposed to be planted inside the premises. The purpose of environmental monitoring is to evaluate the effectiveness of implementation of Environmental Management Plan (EMP) by periodic monitoring. The important environmental parameters within the impact area are selected so that any adverse effects are detected and time action can be taken. During the operational stage, operation of Standby DG Sets and Vehicular Movements are main source for air pollution. Low sulfur diesel oil (LDO or HSD) will be used in DG sets. Water will be sprinkled to suppress dust, while cleaning and sweeping the roads and pavements. Proper traffic management and provision of acoustic enclosure for silent type DG sets will control noise level. Plantation along the peripheral boundary walls will also act as acoustic screen or vegetative barrier against the propagation of noise and pollutants.
