2 POULTON MANOR Three Directions From Cirencester proceed on the A417 towards Fairford and continue through the villages of Ampney Crucis and Ampney St. Peter. On reaching Poulton, bear round to the left and the front gates will be found immediately on the left hand side.

Description Poulton Manor is a much admired Grade I Listed Cotswold house, situated in the heart of the village and understood to date back to the late 17th Century.

It is a wonderful village house with beautiful gardens and grounds, cottages for letting, guests or staff and a Coach House with workshop and home working. Described by Marcus Binney as ‘a perfect William and Mary doll’s house’, the house is variously attributed to John Paget and Peter Mills, one of the surveyors appointed to supervise the rebuilding of London after the Great Fire. Having been virtually unaltered in over 70 years the house retains all of its inherent character together with original features. The house has been in the same family ownership since the 1960’s.

Steps rise up to the central front door which has a moulded architrave, cornice and segmental pediment. The door opens into a flagstone hallway off which are the principal reception rooms. Overlooking the garden is the panelled Drawing Room with an impressive fireplace flanked by Doric pilasters window seats, shutters and polished oak floor boards. On the opposite side of the hall is the dining room with a mid 18th Century fireplace which is understood to have come from the former Clutton House in Kingston–on-Thames. Also on the ground floor is a sitting room, kitchen and utility room. From the hall there is access down to the lower ground floor play room and boiler room.

The original oak, cantilevered staircase provides a dramatic centrepiece to the house, with sturdy balusters and thick square newels, and leads to first and second floors. Here there are three bedrooms all of which retain wide oak and elm floorboards as well as being dual aspect. There is also a family bathroom and a separate wc. The staircase rises to the second floor and a landing dominated by a massive stone arch which carries the weight of the central chimney stack. There are two doubles and one single bedroom on this floor and a further bathroom.

The gardens and well tended grounds truly complement the house and are laid out in a number of distinct areas. To the front of the house is a sunken lawn bordered by ground covering plants and separated from the parking area by dwarf Cotswold stone walling. Beyond The Hermitage is the productive kitchen garden with high brick walls and laid out in structured vegetable plots.

The formal gardens have been created over the years to provide colour and interest throughout the seasons. An enclosed expanse of lawn extends from the house and is divided by a central stone pathway which continues down to the wood. On the wall side there is a south facing herbaceous border with a wide variety of perennials. A flagstone terrace adjacent to the house is interspersed with plants providing a mass of summer colour. There are also mature shrubs intertwined with climbing roses.

Beyond the kitchen garden and the yew hedging is a delightful spinney which adjoins open countryside and is bordered by a brook. There is a further spring fed stream over which there is a stone bridge. The wood is a haven for wildlife and unusual for a property that is in the centre of a village.

A secondary vehicular access gives access to the Coach House which provides workshop, garden and machinery space, The drive continues past a herb garden to the woodland beyond. Before the coach house is a topiary garden and flagstone terracing. A sunken sitting out terrace with an old stone well is surrounded by lavender borders and climbing roses, a perfect space for summer entertaining. On showery days a stone pillared veranda provides shelter.

4 POULTON MANOR Five Situation Poulton is located about five miles to the east of Cirencester between and Fairford and is a traditional Cotswold village with many fine old buildings. Unlike some rural communities, Poulton retains a real sense of identity with an active community life, supporting its pub, village hall, Church and cricket ground. There is also a boutique café on the outskirts of the village

The A417 dual carriageway is about three and a half miles away and gives direct access to Swindon, the M4 (Junction 15), as well as Cheltenham, Gloucester and the M5 (Junction 11A). There are train services to London Paddington from both Kemble and Swindon whilst Heathrow airport is about 80 miles away.

There are a wide range of local sporting opportunities including various golf courses, polo at Cirencester Park and the Cotswold Leisure Centre in Cirencester. The Cotswold Water Park at South Cerney provides a wide range of water based activities with boating on the at Lechlade. In the village there is an active cricket club with rugby and tennis clubs found in Cirencester.

A good selection of primary schools are found in the area including Meysey Hampton, Down Ampney and Ampney Crucis with secondary schools in Fairford and Cirencester.

Within the private sector there are the preparatory schools of Hatherop Castle, Rendcomb College, Prior Park, Beaudesert Park and St Hugh’s, with Rendcomb, Westonbirt and the Cheltenham Colleges for the later years.
