Q1 2020 I-88 CORRIDOR // FOX VALLEY SPECULATIVE DEVELOPMENT REPORT

This quarter’s market report is to update our “Special Edition” report that we released back in the 3rd Quarter NEW CONSTRUCTION & of 2018. At the time, there was historic developments taking place in the Chicagoland submarkets of Fox LAND SITES Valley and the I-88 corridor. How would the over 2 million square feet that was expected to be delivered actually play out? Would it be developed? And, above all, who would occupy these new development projects?

Well, as it turns out, the risk for the developers to UPDATE! bet on these submarkets is paying off and some projects have developers actually being able to wipe their hands entirely clean of their efforts. In fact, 3 buildings introduced in the report back in 2018 have been fully leased; amounting to over 300,000 SF of new absorption. However, the method in which these projects were completed was entirely unique to each building. With one project going to a single tenant, another project leasing to 2-tenants with the other taking 3-tenants to fully stabilize the project.

In addition to leasing up 3 buildings completely, 4 of the other projects have experienced new deals as well. From developments in West to Aurora and from Batavia to Naperville, many municipalities that make up the Fox Valley and I-88 corridors are benefiting from the new construction projects.
