Within a year-round community with schools, shops and more, there’s something for all ages here. Just a five-minute stroll from a glorious sandy beach, the appeal of the setting is abundantly clear!”

• An impressive Family Residence, circa 1911, situated in the Coastal Village of Mundesley • Four Bedrooms; Three Bathrooms • Two Receptions • Spacious Open Plan Breakfast Kitchen with Separate Utility • Original Character can be found throughout including both Feature and Working Fireplaces, Archways, Parquet Flooring and Lead Light Windows • Single Garage; Additional Parking • Enclosed Gardens; Elevated Position affords Wonderful Views • The Accommodation extends to 2,007sq.ft • Energy Rating: E A stone’s throw from one of the best beaches in the area, but on the outskirts of the village well away from the tourists, this home offers the best of coastal living. Mundesley is a well-served and active village and is also well positioned from which to explore the coast, the Broads and the countryside across this beautiful area. Getting It Right This has been home to the owners for over 25 years and they have raised their three children here. “We always loved the village and when we found this, we knew it was perfect. You’re part of the community and have so much to enjoy right on the doorstep being so close to the beach, but you’re also just down the road from the school,” they confirm. The house is raised up from the road to make the most of the position and surrounded by its own gardens. Thought to date back to 1911, the property has the excellent proportions and large windows of the Edwardian era, as well as other features such as beautiful fireplaces, parquet flooring and feature arches. Sunny And Sociable As a family home, this has been large enough to accommodate five with ease and the layout has worked brilliantly. There are two main reception rooms, which the owners have found to be a real boon: “As the children grew older, they wanted to have their own space, so we would have one sitting room and they could be in the other,” they explain. The larger of the two is perfect for big gatherings and social occasions, while the second one leads off the kitchen and could also be used for formal dining. The owners have chosen to use the lovely conservatory as their dining room so they can enjoy views over the garden while they eat. There’s a second conservatory to the front of the house and the owners often sit out there in winter – even when it’s very cold outside, this gets lovely and warm as soon as the sun comes out. Another suntrap is the balcony to one side of the house on the first floor: “You can’t beat relaxing out here on a summer’s day!” Everything On Hand Being up a small incline, you have a nice outlook from here and the garden is a good size too. It’s completely enclosed and very safe if you have young children or dogs. The little loke to one side means it’s easy to get out and about on foot – from the house you can walk to the school in just a minute and over to the village centre or to the beach in five minutes. The sands here are beautiful – it was named the Best Blue Flag Beach in Britain in 2016. The village also benefits from a golf club which is on the up, with a driving range close to the house. Older children can hop on a bus for high school or college, while there are also regular buses into for the shops, station and more. One of the things the owners most love about Mundesley is the fact that while it is popular in summer, it also has a strong, year-round community, so it definitely feels like home. In winter, you can have the beach to yourself, while all year you can enjoy excellent walking and cycling in the surrounding countryside. The Accommodation You take in the wonderful front elevation of the property, before moving through into the enclosed front porch, with its paved flooring. Directly in front of you is the original front door with the lead light insert and adjoining window. Main Reception Hall You immediately note the parquet flooring underfoot, along with the archway above, beyond which stairs rise to the first floor. A door to your left takes you through to the… Sitting Room A fantastic amount of space and natural light in here, due mainly to its bay style window and additional twin windows to the front elevation. Additional character includes a fireplace with tiled inserts, a picture rail which can be found to the rooms perimeter and another original archway. Numerous appliances can be found integrated within including an electric wall oven, a convection microwave, a dishwasher and a large fridge and freezer, a gas hob and a stainless steel sink unit. An island unit can be found to the centre of the room, which provides further storage and a breakfast bar. Found leading off the rear of the kitchen, you have access into a… Conservatory With two sets of French doors affording access out to the rear gardens. Set just off the breakfast room, steps lead down to the former garage, which has now been converted to provide a study/hobby area. To the rear of which is a separate utility.

Returning to the main reception hall, you move past the stairs, where you discover the ground floor WC, beyond which a further door takes you through into a… Ground Floor Double Bedroom With a window to the side elevation providing plenty of natural light. You move up the stairs to the first floor, pausing mid staircase to note the lead light windows to the rear elevation, before arriving on the landing where you discover… Three Double Bedrooms The largest of which, being the master, has access out to its own private balcony. Also within the master bedroom, a door conceals access to a room containing a bath. Each of the bedrooms affords large south facing windows which provide plenty of natural light, as well as wonderful views over the surrounding area. Two of the three bedrooms also offer feature fireplaces. The two remaining bedrooms are serviced by both a… Main Bathroom and a Separate Shower The main bathroom features a roll top bath with hand held shower mixer tap and a wash hand basin. The shower room consists of a shower cubicle, wash hand basin and a WC. You also note a large storage cabinet found off the landing. The Gardens Enjoying an elevated setting, the property is approached from the road via a paved drive, which leads directly to a single garage. The front garden is laid to lawn, either side of the drive, whilst there are deep garden beds found along the front of the home along with a paved pathway which leads directly to the front door. Access to the rear gardens can be found on the western side of the home and are once again laid to lawn, although this time slightly tiered. Close boarded fencing and mature hedging afford privacy from the neighbouring properties, whilst you have direct access through the conservatory into the home. Set just off the conservatory is a wooden trellis draped in climbing vine, whilst you also notice a summerhouse complete with adjoining cherry tree. In all, the plot extends to approximately 0.25 of an acre.
