Highfield House High Street | Apperknowle | | S18 4BD HIGHFIELD HOUSE

“The original attraction to the property was its private position,” says the current owner of Highfield House, “sitting back from the road in a quiet rural village, tucked behind the neighbouring houses with breathtaking views across the Derbyshire countryside.”

Exquisite Equestrian property in 4.5 acres with a four-bedroom farmhouse, six stables two paddocks and ménage. Distant views from Southwest facing gardens across the valley towards The Derbyshire Peak District and quietly situated off a private lane. The old farmhouse has been significantly enlarged with modern spacious rooms around a two-story galleried reception hall.

Beautifully presented modern family home with adjoining paddocks and recently laid ménage and modern stables, tack room and barn. Extended from a smaller house it retains period character. Now spacious rooms enjoy lovely views over the grazing land and rolling countryside.

Ground floor A two-story gallery reception hall with natural oak staircase is flooded with light through Velux windows, Karndean floor continues through to an open dining room also with a gallery above while the Dunsley multi-fuel stove offers a cozy dining atmosphere. A large study has a recessed stove and views to the front, a W/C adjacent and access to the utility room leading to the rear gardens. The sitting room has a dual aspect and connects through to both the conservatory and kitchen via French doors and a Minstral natural stone fireplace has a livingflame fire. The conservatory in woodgrain upvc extends the summer and views to the delightful gardens, french doors lead out onto the barbeque terrace. An excellent family dining kitchen in pippy oak and granite is an ideal space to gather, with spacious seating and french doors to the terrace and gardens. There are lovely views over the paddock and ménage so one can keep a close eye on one thoroughbred.

Seller Insight

“Since we moved to Highfield House over 15 years ago, the place has been transformed from its old self,” the owner continues. “When we purchased the property, it consisted of a small red brick two-up two- down house with land attached and an old air raid shelter used for stables. What you see today is a substantial 4 bedroom stone built family home with impressive equestrian facilities comprising 6 stables, a barn and a recently laid 40m x 20m menage.”

“We were keen to maintain some of the original features of the Victorian house when it was extended 13 years ago,” says the owner, “so you will find high ceilings throughout, dotted with original picture/dado rails, and original fireplaces upstairs. A lot of thought was given to the layout so that the old part of the house flows seamlessly into the new. We added many interesting features, such as the round stained glass window in the bathroom, galleried landing overlooking the dining room, and arched picture windows in the new bedrooms, taking in the views.”

The garden too is a desirable feature of the property. “The garden is long so it has the sun on the pergola at the bottom in the morning and on the patio by the house in the afternoon,” says the owner. “The middle of the garden has the benefit of the sun all day. Sitting at the top of a hill, the land has to be the best feature of the property. The top field is my favourite place because of the outstanding views and I can guarantee that a walk up there will melt away the troubles of the day.”

The local area too has much to offer. “The house sits in a lovely quiet village with a couple of great pubs serving food and real ale,” says the owner. “A ride or walk along the many surrounding bridleways and footpaths typically ends with a beer outside one of these, or watching the local cricket team at Apperknowle cricket pitch. A quick trip down the hill takes you to where there is a small shop/ post office or 5 minutes drive will take you to , which has everything you could need in terms of amenities including supermarkets and a leisure centre. The local schools are excellent; Dronfield Henry Fanshawe High School was awarded outstanding by Ofsted recently and is rated in the top 10% of secondary schools in the country.”

“As you can imagine there are lots of ‘horsey people’ around to interact with, and you can join Eckington Pony Club if you’re interested in competing locally, or Barlow Hunt if you’re more adventurous. Alternatively you have everything you need at home to work and train your horses if you would prefer. My interest is in natural horsemanship and I have enjoyed hosting many training clinics at home because I have the room and the facilities.”*

The dining kitchen is the heart of the house with ample room to chat while preparing food. It has views of the land and paddocks and also the garden.”

My favourite room is the master bedroom because of the vaulted ceiling with feature oak beams. It is very light with windows on two sides so you can see the horses grazing in the paddocks and also the garden.” In a nutshell, Highfield House is the perfect escape if you’re looking for a quiet life in the country with your family and your horses, and I hope the next owner will create as many happy memories here as we have.” First floor The stairs rise from the open hall to a minstral gallery over the dining room and entrance hall, Character is retained with a period fireplace and doors lead onto four bedrooms and the house bathroom. The rooms are spacious and well proportioned, three have a duel aspect offering stunning views over the gardens and paddocks and distant views towards the Peak District. Both the master and the second bedrooms have luxurious modern shower rooms. The house bathroom is modern with a period touch featuring a spa bath within the white suite.

Gardens Distant views are to the West from these lovely enclosed gardens, large in size but manageable laid mainly to lawn. A good-sized terrace adjoins the house and is ideal for summer dining with barbeque while there are spectacular views all around from the stone pave patio which is sheltered by its pergola. The paddocks adjoin the gardens and there is a field gate for easy access.

Equestrian Ideal facilities located adjacent and privately the rear of the house and garden, good access via the private drive to the paddocks, stables and ménage.

Paddock 4.5 acres of grazing in two enclosed fields, sheltered but with fine views and with water and power.

Me’nage 40m x 30m with a superior quality recently laid surface.

Stables and outbuildings. Two detached equestrian buildings for six in total. The more modern has four stables, barn and tack room. The second unit has a further two stables, a store room and a tack room.
