Two staircases give access to the lower ground floor. A pantry adjacent to the kitchen offers ample shelving. External doors either side of the kitchen provide access to the terrace. The spacious family room with classical Corinthian columns and under floor heating adjoins the kitchen, and previously was an indoor swimming pool which could easily be reinstated. An adjacent Jacuzzi room is entered through a columned opening with changing rooms, showers and steam room. The laundry room and pump room lead into the integral garage. There is a further utility room, numerous storage areas and an extensive basement area below, accessed by a further staircase into the cellar. 11 12 Gardens & Grounds The main south facing elevation of the house leads onto a manicured lawn. This is separated from the House with a wide gravel path, formal Yew domes, box hedging and a stepped herbaceous boarder. At the end of the walk, there is a 360 degree formal raised viewing area. Steps lead down a tier onto the terrace below, with open views across the parkland and the countryside beyond. The parkland itself forms the Lincolnshire Ridge and gradually falls away from the Hall until it is almost level with the wooded plantations of mature trees and individual specimens. The garden includes many long walks, including shady lime plantation, snow drops, aconites, daffodils and blue bells. Yew hedging surrounds almost the entire boundary with secure fencing. The central water fountain can be found hidden inside the huge yew hedging, with access to the stunningly set tennis court. Past the main lawn is a paved courtyard and garaging area which boasts many separate, practical and functional outbuildings. To the front of the house, an ash post and rail fence separates the paddock below the house, maintained by Jock & Ginger the pet highland cows, with a walk down to the bridge which spans a section of the 700 ft long pond, fed by the natural spring and rain waters. A mature arboretum surrounds the area with a further paddock below, leading back into the parkland below that. 13 Directions Harmston Hall is 10 minutes drive from the A1, which can be left either via Marsdon or Newark junctions, following the A17 or A46 and passing through either Brant Broughton or Aubourn. The Hall can be seen from miles around on the Ridge Top. Situation Harmston village lies six miles south of the historic Cathedral City of Lincoln, which can be glimpsed through the trees from the Hall’s vantage points. Lincoln itself provides amenities including a comprehensive range of shops, restaurants, theatre, cinema and highly regarded independent schools. Similar facility’s are Harmston Hall available in nearby Newark, Sleaford, and Grantham with more extensive shopping available in Nottingham and London (70 minutes by high speed train).
