Viewing Instructions: Strictly By Appointment Only General Description
Pengawsai is a 22 acre holding featuring a 3/4 bed house plus a further 3 bed house, in need of some modernisation. There is an old stone range across the yard offering scope for conversion for a number of uses (subject to consent). There is a more modern shed plus a small wooden stable block. The land is largely pasture but there is a pond surrounded by some amenity wetland which is excellent habitat. The whole is in a quiet, off-road location under the Preseli Hills. There is good outriding in the immediate vicinity with several bridleways, including one which starts right at the beginning of the lane to the property - so no roadwork needed!

Externally
The property is approached via a hardcore track leading from a country lane. The track leads into a yard to the front of the agricultural sheds and also gives access to the yard to the front of the two houses. This is now mainly grassed over.
The annexe has a fenced courtyard to the front which is laid to flagstones. There is also a large garden running round the side and rear of the annexe. This is laid to grass.
The main house has a separate, sheltered garden to the side. This has been used as a vegetable garden and is surrounded by a mature beech hedge.
The Outbuildings
Attached to the side of the main house is a stone outbuilding currently used as a potting shed. This is divided into two sections on two levels. These measure 4.4m x 2.3m and 4.55m x 1.55m respectively (14'5 x 7'6 and 15' x 5'). Power and light are connected.
Standing across the old yard from the two houses is a Stone Range. This comprises: Cow shed 11.8m x 4.4m (38'10 x 14'6) Attached barn 8.8m x 4.9m (28'10 x 16') Lean-to dairy to front 5.15m x 2m (16'10 x 6'6) Lean-to store on rear 3.65m x 2.35m (12' x 7'9)
To the rear of the range there is a small timber range containing 2 pony boxes and a number of open fronted pens now used for poultry.
To the left of the lane, just before you reach the houses there are two large modern agricultural sheds of block construction: Hay Barn 13.45m x 8.15m (44' x 26'9) internally Livestock Barn 13.45m x 5.85m (44' x 19') internally. Both barns have opening into paddocks as well as to hard standing to the front.
The Land
The land surrounds the two houses. It is divided into 6 main enclosures of pasture and hay fields, making up the bulk of the land. One enclosure contains a full sized riding school enclosed by post and rail fencing and has access to the modern barns.
The pasture is, on the whole, flat and there is a good ring fence to the perimeter of the property. Two of the enclosures have road frontage.
In addition there are perhaps 4 small enclosures of wet land / amenity land, one of which includes a pond.
In all, the smallholding extends to a total of 22.4 acres which comprises approx 21 acres of land.
The property lies in a quiet, unspoilt part of North Pembrokeshire, nestling under the Preseli Hills. There are several bridle paths in the immediate area as well as a number of marked cycle routes. There is common land adjacent to the property and in fact all over the area. This is therefore also very good walking country and includes several sights of pre- history. For those keen on astronomy, there is very little light pollution.

Directions
From the A40 (Carmarthen to Haverfordwest) turn onto the A478 towards Crymych and Cardigan. Pass through Clynderwen and Llandisillio. As you come into the village of Efailwen, take the left had turning signed for Llangolman. Follow this road for about 1 1/2 miles, you will drop down a steep hill with a couple of big bends. The road then flattens out in the bottom of the valley and you will cross a bridge and pass The Slate Workshop immediately after it. As the road starts to climb, fork right. Follow this road passing one turning to the right and then a crossroads. Just after the crossroads there is a white cottage on the left and just after this is the entrance to the property, also on the left (there is a bridle path sign on the right hand side of the road, pointing towards the entrance to the property - but the path forks off almost immediately). Follow the track down, round to the right to the property.
