We are pleased to enclose our brochure for the retirement sale of the 233.48 acre commercial dairy unit at Lee Farm, which we are offering as a whole or in two lots by Private Treaty, although the Vendor will consider offers for the farmstead with less land.

Lot 1 – 194.37 acres – Please see attached brochure. Please note Lee Farmhouse is Council Tax band F and not D as stated in the brochure and has a payment of £2,461.84 for 2017/18.

Lot 2 – 39.11 acres – Lot 2 is a useful block of 18.55 acres of arable land and 17.63 of permanent pasture with good road access and a small spinney of deciduous woodland with a pond adjoining the southern boundary of Lot 1, which then could be easily run within a ring fence having created a stream crossing. (Please note that the track shown on the plan has been partly ploughed out in OS no. 7032.) This block of bare land is mainly free draining with the same loamy Neath soil over carboniferous sandstone and shale as in Lot 1. There are a few single drains where the ground lies wetter. The 2.5 acres of deciduous woodland is of a similar type to Lot 1. The freehold is offered with vacant possession although the sporting rights will be retained for 15 years. There is three-phase electricity running over the land but no mains water. The land has not been registered with the RPA and therefore no entitlements are available with the sale of this lot. The land is not in any stewardship scheme but is in an NVZ. The same comments apply for Lot 2 as for Lot 1 in respect to boundary ownership, ingoing valuation, waste and disposal, fixtures and fittings, sale plans, easements and misrepresentation.
