During the first three years of operations ownership has invested over a million dollars in capital expenditures including new carts, energy efficient maintenance equipment and replacement of irrigation pumps. Attached is a list of the physical improvements we have made at Sterling in the past three years.

Marketing Strategy A new marketing strategy was introduced for the golf course. A major change was mirroring the hotel business by including a cart, meal and practice balls with all green fees. In 2020, we changed to not including carts in our package. This improved the price value perception. We remained priced below most of our competitors while offering a complimentary meal and range balls. Third party bookers were employed to supplement the tee sheet. The results

Other spots that would not affect current homeowners are also being considered. These will be finalized after meeting with the residents in the coming months. The homes as currently envisioned will be about half and half single and two story single family homes. These homes will be the most energy efficient homes in California and will be priced comparable to the existing Sterling Hills homes. Traffic ImpactThe La Vida residential site will be have two two-lane collector roads exiting to Beardsley Road. The general traffic volumes on Beardsley Road has trended downward since 2013 according to Ventura County Transportation Department. The expected moderate overall traffic loads (200-240 Vehicles Per Day, estimated) would be less than a 10% impact on Beardsley Road. This is well within an acceptable level for the existing circulation system. A traffic study will be required during the planning process. Input from the neighborhood will be welcomed for this review.

COURSE RENEWAL

I hope you have recognized the many improvements we have made to Sterling Hills Golf Club over the last three years. Our family has invested heavily into returning the Sterling Hills golf experience to its opening luster.

Sterling Hills is over twenty years old. We have to address turf challenges, infrastructure systems such as irrigation and water restrictions. The best option to deal with these long term issues is to develop a small part of the golf course and renovate the remaining course. We have engaged Forrest Richardson, who was the architect at Buenaventura and Olivas Links, to re-engineer our course with the requirement that it remains championship length and is a playable course for all skill levels. Forrest’s design is posted on our website and illustrated in the golf shop. It achieves these objectives.
