Description Wester Buthill is a productive arable farm, which extends to about 415 acres in total, with a traditional farmhouse, former dairyman’s cottage and farm buildings situated to the west of the holding. The outlying fields at and Cummingston are located about 1 mile to the north of Wester Buthill, on the coast.

The land at Wester Buthill is classified as Class 3(2) and 4 by the James Hutton Institute, with the land at Burghead and Cummingston being classified as Class 3(2). It lies between 10m and 50m above sea level. The soils at Wester Buthill, Burghead and Cummingston are derived from the Boyndie and Elgin series and are predominantly freely draining. The arable fields are of a good workable size with good access to all of them via either the public road or an excellent network of internal tracks.

The owners have predominantly farmed the land in hand as part of a larger farming enterprise. Over the past three years the arable land has been in spring barley with some land let to a local contractor for potatoes and carrots.

Throughout Wester Buthill there are plantations of Scots Pine which provide shelter and additional amenity to the farm.

A number of planning permissions have been granted for residential dwellings and are included in the sale. On the site of the former farm steading there is potential to create a cluster of houses with the remainder of the sites situated to the east of the farm.
