DESCRIPTION

Coombe Hill is found in a beautiful, quiet rural area of Cornwall that is also incredibly convenient for access to both coasts, Truro, Falmouth and . The house stands within just under 4 acres of grounds that are found at the end of a lane which turns into a bridle path beyond Coombe Hill. To the south of and overlooked by the property is a very picturesque lawned garden surrounded by beautiful mature specimen trees and planted up with many shrubs and beds. Further gardens are found to the rear and beyond these are five Cornish hedged paddocks with interlinking gates and stunning countryside views. 3 Ref: LCAA7684 Within the fields is a stables and a two roomed art studio. There is also a workshop and detached double garage closer to the house as well as plentiful parking.

Owned by our client since the early 1980’s, it is thought that the house was originally two or even three cottages which were amalgamated and enlarged in 1983/1984 creating a wide mostly stone faced country home. The double glazed accommodation comprises a dining room with stone fireplace in the heart of the building with a kitchen/breakfast room, side hall and large utility room to the east side and a sizable ground floor bedroom to the west. A wet shower room and stair hall are found to the rear rising up to the part galleried landing which has space for a small study. The main sitting room is found at first floor level with a triple aspect outlook over the grounds. Two further bedrooms look down across the garden with one of these having a store room off which backs onto the well proportioned first floor shower room and certainly appears to have potential to be turned into an en-suite bath or shower room.

4 Ref: LCAA7684 Coombe Hill offers the rare but extremely desirable combination of a very private house, long established gardens and manageable grounds in rural tranquillity yet within short driving distance of facilities and the coastline.

LOCATION

Coombe is a small hamlet between the pretty small villages of Bissoe and Cusgarne in a quiet rural area between Truro and Falmouth. This blissful and unspoilt setting is the home of the Bissoe Cycle Trail which extends from on the south coast to on the north coast providing excellent walking, riding and cycling. There are many spur footpaths and bridleways off the trail that lead throughout the historic mining landscape nearby. A very short distance to the south are the sailing waters of the Carrick Roads which provide safe and beautiful sailing opportunities for all levels with dinghy sailing facilities available at Loe Beach and Restronguet Sailing Club, with larger yachts catered for my Mylor and Falmouth harbours.

The property is ideally located for access to both Truro and Falmouth, Cornwall’s two best served settlements. Falmouth is Cornwall’s largest port town with sandy beaches overlooking Falmouth bay and an excellent mix of shops, restaurants and galleries by the 5 Ref: LCAA7684 harbour.
