What is a Community Land Trust? What is a Community Land Trust?

Community-led projects run by ordinary people. This may involve developing and managing homes as well as other assets.

CLTs act as long-term stewards of housing, ensuring that it remains genuinely affordable. Not just for now but in perpetuity. What is a Community Land Trust?

• Not-for-profit organisation • Independently run by volunteers • Set up to benefit a specific community • Registered with the Financial Conduct Authority as a Community Benefit Society • Colyton & Colyford Community Land Trust Ltd was registered in June 2018. The big picture

• Over 200 Community Land Trusts in and Wales • Six-fold growth in the sector in six years. • Some have over 1,000 members • In total, over 700 permanently affordable homes to date • A further 3,000 homes planned by 2020. What does a CLT do?

• Can own land and other assets important to a community • Like most CLTs, our first project aims to provide affordable housing for people and families with a local connection to the parish • The role is to ensure that local people remain in control of local assets and use them for the benefit of local people • CLTs develop and manage assets in partnership with delivery organisations to ensure their long-term sustainability • Other assets might include open space and renewable energy. • Housing needs survey in 2017 revealed need for 36 affordable homes in the parish over the next five years o Of those, 31 needed rented property and 5 could consider shared ownership o 20 sought one or two beds for single people / couples o 8 sought two beds for families o 7 sought three beds for families o 1 sought four beds. • The cheapest house on sale in the local market at that time cost £220,000 • There were only five homes for sale at less than £300,000. But this isn’t just about homes for young people ... it’s about maintaining a diverse and vibrant community for people of all ages Finding suitable sites

• We are looking for one or more sites in the parish Who will the houses be for? • To be eligible, applicants must be registered on Devon Home Choice, the county housing register. This verifies their legitimate need for affordable housing • Typical criteria for allocating homes will be agreed at a later date. Those typically used elsewhere are: o Has lived in the parish for the previous five years or o Has worked in the parish for the previous two years o Has family who have lived in the parish for five years. How do I get involved?

• Join us and support us • Membership is open to anyone living and working in the community who supports CLT aims • The CLT is managed by a board of management elected by its members • All members are eligible to stand and vote for the board • Membership is by purchase of shares at £1 each.
